We rent a room to newly graduated professionals or students in a flat only for guys consisting of 4 renovated rooms and designed with a modern and fresh atmosphere to make your stay in Madrid very comfortable, includes one hour of weekly cleaning of the common areas, PLEASE READ EVERYTHING BY CLICKING ON "Show more" ↓ ↓ ↓ The space -The owner does not live in the apartment. -Possibility of registering -It's a 1st floor without an elevator. - Does not include towels, bottom sheet, countertop or pillowcase (90x190) - Does not include toilet paper, napkins, soap, or cleaning products. - Does not include oil, salt, sugar, coffee or any other food. -There is no hairdryer. -If the room is left dirty, 12.50 euros per hour of cleaning will be charged -You must sign a contract with rules of coexistence and provide an identity document (Madrid community regulations) A) OBLIGATIONS OF THE APARTMENT OWNER 1. Guarantee the guest the use of a bedroom with: a) A bed, a pillow and a duvet. b) A chair and study table with a study lamp. c) Window with curtains, and blind. d) A lamp or ceiling light that illuminates the entire room. e) A closet with hangers, a mirror, and reasonable space for the guest to store their belongings. f) Plugs available for the guest's discretionary use. g) Heating by electric radiator and fan with remote control. 2. Availability of a full bathroom, shared with the other guests of the apartment. 3. Availability of a living room with: a) Sofa b) A dining table with at least as many chairs as guests. c) A fan. d) Decoration, such as paintings or plants, etc. 4. Use of kitchen with: a) Refrigerator b) Microwave. c) Toaster. d) Stovetop. e) Dolce Gusto coffee maker. f) Washing machine and clothesline g) Iron. h) Essential kitchen utensils, such as pots, pans, rags, kitchen knives, scissors, ladles, trash cans, etc. i) Enough dishes for the number of guests. j) Instruments necessary for cleaning the house: broom, dustpan, bucket with drainer, mop and cloths (cleaning and washing products are at the expense of the tenants) 5. A small bulletin board in the common area. 6. The apartment owner guarantees the proper functioning of the apartment facilities (electricity, plumbing, TV and internet) and movable property including appliances (washing machine, refrigerator, iron, etc.), the owner undertakes to repair such property during the term of this contract. It is understood that such a commitment does not exist when the damage is caused by the fault or negligence of the guests. 7. A one-hour cleaning service is provided for the common areas, which does not exempt guests from washing their dishes and cutlery, keeping their rooms clean and taking turns cleaning during the week to keep it clean. If cleaning shifts are not carried out and the apartment is in unsanitary conditions, the cleaning hours will be extended at the expense of the guests at a price of 12.50 euros per hour. Except for this maintenance and cleaning service, the owner is not obliged to provide the guest with any other additional service, such as laundry, periodic cleaning of the rooms, food service, dishwashing or any other service typical of the hotel industry. 8. The guest, when he begins to live in the apartment, will have a set of keys (one from the street, another from the apartment door and another from the room) for his personal use, which he will return when he leaves. 9. In order to promote a youthful and healthy atmosphere in the apartment, the owner agrees with the guest that during their stay they will only offer the other rooms to university students or recent graduates in internships, or who are taking exams, or postgraduate studies. 10. Electricity, water, internet, community and insurance costs are included B) GUEST OBLIGATIONS 1. At the time of booking, a deposit of 100 euros is established through Airbnb without applying a withholding to the payment method, but which will be charged if the obligations of this contract are not met 2. The guest will give the owner a copy of the identity card or passport and signed contract 3. The guest will use the room exclusively as their seasonal, individual and personal home, so they may not sublet to other people, or share with other people, or use them for commercial use. 4. Extraordinarily, the money necessary to repair for the disappearance of objects or for the damage caused to the home or its belongings will be deducted from the deposit, provided that such damage is not due to normal and reasonable use. If the cause of the damage is not identified, all guests will be jointly and severally liable with their respective deposits, without prejudice to the fact that they may then exercise the relevant actions against the person responsible for the damage. The amount necessary to pay for cleaning will also be deducted from the deposit, in the event that the apartment is not in adequate hygienic conditions. 5. Visits from friends or family will be received in the apartment with the consent of the other guests and they will not be able to spend the night in any case since the rooms are for individual use, otherwise the guest will lose the deposit and the contract will be terminated. 6. No smoking, vaping, lighting candles, incense, or burning anything in general on the floor, or throughout the building. 7. Guests will respect the rules of the neighborhood community as one more, and will take special care with noise. In no case are parties allowed in the apartment. 8. The apartment's schedule is the one set by common agreement of the guests, if there is no agreement it will be 10:00 pm to 9:00 am total silence. The schedule will be respected as a rule of the contract, especially the rest time and the night. The criteria for reasonable coexistence that guests decide by majority, such as the distribution of household chores (taking out the trash, cleaning the kitchen, etc.) are also considered rules of the contract. 9. As a general rule of coexistence, things must be left as they were found, that is, clean and tidy. 10. The guest must keep the apartment free of moisture, for which they must follow these instructions: -Open the windows of your room once a day for at least an hour to oxygenate and avoid humidity. -Turn on the extractor and open the window when using the vitro, oven or microwave. - Do not dry clothes inside the apartment and especially not on top of the radiators, only the dryer can be used. 11. If the above instructions are not followed and the walls and furniture are stained with mold, or the wood of furniture and doors swell or anything related to moisture, the repair will be deducted from the deposit and the remaining amount will be claimed if the damages are greater than the deposit. 12. The guest must make good use of the apartment, for which they must follow these rules: -Do not cut directly on the countertop without a cutting board as it is made of wood -Do not stick or glue things on the walls -Lift the furniture if you are going to move it so as not to scratch the floor. -Do not wash shoes in the washing machine -Cover food in the microwave with the plastic lid so it does not splash inside. -Only flush toilet paper down the toilet. Do not flush wet wipes, condoms, pads, tampons, cotton swabs, masks, or anything other than toilet paper. -Use only garbage bags for the trash can, you cannot use shopping bags, as they stain. -Do not sleep without a bottom sheet as it stains the mattress cover -Do not use the Nordic duvet cover without a cover. 13. The owner of the apartment is not liable for theft and damage to property deposited in the apartment by guests, it is your responsibility to lock your room. 14. Guests will respect the decor of the house and, unless expressly authorized by the owner, will not bring other furniture into the home. It is not allowed to nail or stick objects on the walls (nails, hooks, studs, adhesives...). 15. Animals may not be brought into the apartment. 16. The possession of weapons, explosives, or the use of any type of drugs is not allowed, except for the moderate consumption of alcoholic beverages. The display of pornographic material or any other material that violates the dignity, equality and common sensitivity of people (magazines, posters, music, video games, films, etc.) is also not allowed. 17. If the guest seriously or repeatedly fails to comply with the obligations contained in this contract, or incurs criminal liability for a criminal offense or crime, either in the apartment or outside it, this contract will be terminated, and, therefore, the guest must leave the apartment. 18. In the event of termination of this contract due to breach by the guest, or due to unjustified departure before the expiration of the contracted period, the deposit or the remaining amount paid in advance will not be returned. 19. There is no right to renew this agreement. 20. The guest undertakes to return the apartment keys. 21. The guest must allow the owner and operators arranged by him to access the common areas of the apartment and the room to control compliance with the rules described in this contract and for maintenance, repairs, replacements and installation of any kind. 22.
