Farm House with Pool near Fantasy World

Just a short drive away from Twin Lakes and a couple of minutes from Fantasy World, our house is on a family-owned leisure farm, with a pool and a firepit that your family and friends can enjoy. Take joy on the peace and quiet, cool breeze, and fresh air that you will experience. Perfect staycation for you and your loved ones. The space The farmhouse is a 3-storey structure with the living area and pool on the ground floor, sleeping area on the upper floor, and a shower area in the lower ground, where you can enjoy, for a small fee, the use of our jacuzzi and sauna. The living area has a spacious, fully-equipped kitchen, a huge dining table, perfect for a large group, and an outside patio with a pool. On the upper floor, there is one bedroom with a full-sized bed. The common area has plenty of sleeping spaces. The green house is part of this listing with it's own bathroom, a king bed on the ground floor and a mini-kitchen. It's attic room has two single bed and a couple of floor mattresses. This house is adjacent to the fire pit area where your group can hang-out on chilly evenings or have barbeques. Caretakers and owners also live in the lower part of the property, separated from the guests. You will be sharing a driveway. Guest access You may access the rest of the farm - the playground, shower area, and the lower lawn as well as the gazebo (under construction) and the flower garden are all common areas to all the units in the farm Other things to note Hi. We are inside Barangay Niogan, in Lemery Batangas, just a couple of minutes drive from Fantasy World entrance. We are outside the 8 km Danger zone high up the mountain. I will send you a pinned map link after your reservation is confirmed. Medical certificate? We don't require med certs or swab results. But please be responsible and make sure you are healthy before leaving your house. We will also be conducting temperature checks upon arrival. We clean, sanitize, change sheets after every guests. We will take no responsibility if you contract any illness between leaving your home, our place, and coming back. It is also your responsibility to advise us if one of your party has tested Covid positive after your stay. Travel Restrictions As of now, children and adults til 64 yo you can travel point to point as long as fully vaccinted. But restrictions changes during these times. It's up to the guests to be updated and obtain required papers if needed. Children and seniors are allowed. No of guests? Our listing is up til 16 pax. But we also accept until 18 pax but we charge 300 pesos per head per night in excess of 15. Change Dates We can accept a reschedule as long as you do it 2 weeks in advance and in line with airbnb's accepted extenuating circumstances. You can only reschedule once. Early Check-in/ Late Check-out? We do usually accommodate this request and extend for a couple of hours for no charge if there are no other guests booked before/after. Check in and check out of more than 2 hours of assigned time, we charge 1,000 per hour. Earliest possible check in is 9 am and latest check-out is 5pm. But again, it all depends on the availability. If there are guests before or/and after you, we'll be strict on in and out times of 3pm and 11am. Pool Area 3 feet on the shallow side and 5 feet is the deepest. The pool is unheated. We will not be liable for any accidents that may occur on the property, including the pool area. Please wear proper swimming attire - no street wear and clothing with buttons or zippers. Avoid going to the sleeping area and the living room area while dripping wet. We have showers and restrooms below the pool area for your use. Pets? Only small sized pets are allowed. Maximum of 2 per group. Guests are expected to clean up after their pets inside and on the outside area. They are not allowed inside the sleeping areas. Do not wash/bathe your pets on the bathroom. Any incident that were not properly taken care of, we will penalize guests a fee of not less than 500 pesos or more depending on how grave the incident is. Wifi? We are using Globe Fiber up to 50mbps only on the main house. This service is extra and not stated on the listing as a given because there are times that Globe may be unreliable. :) Enjoy each other and be present with one another. Videoke? Rental is PHP 800/day. Let us know beforehand of renting so we can secure the machine. Limit videoke activities inside the house with the doors closed as not to disturb our hardworking farming neighbors. Quiet time is strictly 10pm - 7 am. You can still enjoy your music but please temper the volume levels. Amenities? The main house + pool area and the green house are exclusive to your group. There is another house in the property that is used by the owners and guests but it has a separate parking and is located at the lower part of the property so you are still separated. There is only one entrance and driveway though so you will be sharing that. Anything beyond the gated area is common and non-exclusive to guests. There may be workers also in the farm. Please bring your own towels and toiletries. Bring also inside slippers or remove your shoes and leave them outside when entering the sleeping areas. We have a full kitchen you can use, and propane gas in included. For sanitary reasons, especially on these times, bring your own eating utensils and plates. Please make sure that things you take out of the kitchen/dining to other parts of the property, you bring back to avoid misplacements. We provide a starter gallon of water. Beyond that, you can buy your own or onsite from us at 50 pesos / gallon. You can also buy charcoal -Php 50/pack on-site. Housekeeping? Guests are expected to clean as they go. You can use our things, especially in the kitchen but clean them and put in proper order. Do not leave unclean dishes. When checking out, blankets used should all be put on top of the white bunk bed/ and not returned with the fresh unused blankets. We know that accidents can happen especially when it involves children and pets. Soiled/stained bedclothes, upholstery (stains/blood/fecal matters) will be charged Php 500/item. Avoid penalty by washing the items yourself. If an item is beyond repair, we'll charge you the appropriate amount. We have caretakers living in the hut by the parking area that would be happy to assist you. Our cleaning people lives outside. You can hire the cleaners as a helper with a rate of 800 per day (not per stay) maximum of 8 hours and only until 9pm. Beyond that, you can negotiate with them. Let me know until the day before if you want to hire them so I can check their availability. If you have any more questions, please don't hesitate to ask and I'll get back to you when I can. These are our additional HOUSE RULES to the ones stated above. You may be fined if you break them. 1. All indoor areas are non-smoking. 2. Bring your own inside slippers. Outside footwear not allowed inside. 3. Clean as you go especially dishes. We will charge 1,500 pesos from your deposit if you leave your dishes unwashed. 4. Upon check-out, advise our care-takers and leave the keys with them. We might charge you for every set of key missing. 5. Quiet hours between 10 pm to 7 am. No excessive noise allowed. You can still enjoy your music but keep it in low volume. 6. When swimming dry yourself first before venturing inside. 7. Our care-takers are not runners. They can assist you if you have questions about the property but Do not ask them to buy things outside for you or clean for you. 8. Illegal activities within the property is strictly prohibited. Be advised that we have installed cameras on the common areas and the grounds. 9. You can venture beyond the gated area of the farm but there is a creek with deep crevice in there. We will not be liable for any accidents that may happen within the property. Children should be accompanied by adults at all time. 10. Bring your own garbage bags, you can put your trash bags out by the side door near the rest room. Or at the back of the house before you leave.
