The space ABOUT THE APARTMENT Spacious and comfortable apartment, designed to accommodate up to 4 guests in utmost comfort. The apartment features a fully equipped kitchen, a cozy dining area, a comfortable living room, one bedrooms, a modern bathroom and two terraces with sea and city view. The bedroom is furnished with two single beds that can be combined into a king-sized bed upon request, ensuring flexibility and comfort. The living area is furnished with a pull-out sofa that can accommodate two additional guests, , ensuring a restful night's sleep. The apartment is thoughtfully designed and equipped with all essential amenities, ensuring a seamless and enjoyable stay. Whether you're here for business or leisure, this apartment provides everything you need for a relaxing and memorable experience. APARTMENT’S FLOOR The apartment 401 is located on the forth (4th) floor. Please note that the building does not have an elevator, and all floors are accessible by stairs only. LAUNDRY ROOM A shared laundry room is available on the ground floor of the building and is open 24/7 for your convenience. It is equipped with washing machines of varying capacities (6 kg, 11 kg, and 14 kg). Free detergent is provided for all guests. THE POOL The outdoor swimming pool is located on the first floor of the property and is shared by all our guests . It is open daily from May through October, from 10:00 AM to 8:00 PM. The pool features an irregular quadrilateral shape with two sides of 6.5m length and other two being 3m and 5m width. It has a sloping bottom, ranging from a shallow depth of 70 cm to a deep end of 110 cm. Access is made easy with two steps at the entrance. The pool area is equipped with sun lounger chairs, sun umbrellas, a shower, and a toilet for your comfort. Complimentary towels are available at the pool area. PARKING Private outdoor parking is available in front of the building. Reservations are required in advance, and parking is free of charge. Please note that one vehicle per apartment is permitted. ADDRESS Presenova 4, Budva THE NEIGHBORHOOD The apartment is situated in a peaceful neighborhood, offering a tranquil environment at night, while being just a short distance from all major attractions in Budva. The Old Town of Budva is only a 10-minute walk away, and there are several nearby beaches, including Mogren, Slovenska, Richardova, and Town Beach. A convenience store is located just 20 meters from the apartment, offering a variety of essentials, including fresh vegetables and fruits. The local bus station is 300-400 meters away, and the international bus station is approximately 1 km from the apartment. ***IMPORTANT for guests with limited mobility! The stretch of Prvomajska Street from Praska to Presernova has a gentle 150-meter uphill. ( See photo in the gallery/Exterior) It’s a short walk to the apartments, but guests with mobility limitations should take this into consideration. OTHER THINGS TO NOTE • Flexible check-in and check-out times are subject of availability. Flexible check-in and check-out times are available only with prior approval from the host, at least one day in advance, and if there are no guests before or after your stay. • Transportation: If you require transportation to or from the airport, we can arrange this for you. Guest access Guests will have full access to the entire apartment, the laundry room, the pool area (available from May to October), and the lobby located on the ground floor. Other things to note HOUSE RULES: To make sure that you will have a pleasant stay and to prevent any misunderstanding, PLEASE read the house rules in our private accommodation. 1. Quiet Hours: Keep noise and music down between 10:00 PM - 8:00 AM. 2. No Parties: Parties are not allowed; visit local bars and clubs instead. 3. No Unregistered Guests: Only registered guests may stay in the apartment. 4. No Smoking: Smoking is prohibited indoors but allowed on the balcony or pool area. 5. No Pets: Pets are not permitted on the property. 6. Care for the Property: 6.1 Report any damages; costs may apply for irreparable damage. 6.2 Turn off lights, appliances, and AC when leaving the apartment. 6.3 Avoid moving furniture or transferring items between units. 7. White Towels: Avoid staining towels; replacement fees apply for damaged items. 7.1 Bath towel: €12, Hand towel: €7, Foot towel: €5. 8. Key Card: Lost key card replacement fee is €5. 9. Trash Disposal: Take out trash before leaving the apartment; bins are by the garage door. 10. Cleanliness: Guests are responsible for keeping the apartment clean. 10.1 Clean linens/towels provided every 3-5 days with standard cleaning by the owner. 11. Valuables: Secure personal belongings in the safe; the owner is not liable for theft. 12. Laundry Room: Open 24/7; do not overload or underload machines to avoid damage. 13. No Illegal Items: No illegal substances, weapons, or hazardous items allowed. 14. Rule Violations: Violations may result in reservation termination without refund. 15. Owner Access: The owner will only enter to change linens, repair, or prevent damage. 16. Pool Area: Open- 10:00 AM - 8:00 PM (May–October). Follow rules: Shower before swimming, supervise children, no jumping, no glass, no pets, no running, no food.
