Lovely bedroom in my quiet 2 level home

My home is a lovely split level house with all 4 bedrooms on the 2nd level, so there are stairs. There are 2 Queen bed bedrooms available for guests and this listing is for the smaller room and includes a continental breakfast. The other room is listed as "Welcoming Stay in my Peaceful 2 Level Home". My place is good for couples, solo adventurers, and business travellers. No children due to stairs. No pets. Strictly quiet indoors and outdoors after 11pm. This is a non smoking property. The space Lovingly kept home that I enjoy sharing with guests. It's not all perfect, I need new carpet one day but it's lovely and welcoming and my beds are very comfortable with quality bed linens, duvets and electric blankets to keep you cosy. There is a separate toilet and a bathroom with new shower and vanity upstairs for guest use, and a shower and toilet downstairs for my use. The shower upstairs has great mains water pressure and a large shower head so is lovely but please be mindful of keeping water use to a level that ensures there is enough hot water for everyone. Please remember the house rule of quiet after 11pm therefore no using the shower after 11pm thank you. This ensures all my guests are well rested and happy. I will do my very best to make your stay perfect. Guest access The open plan lounge and dining room, living room and kitchen are shared areas for your use and mine. I also have a lovely back garden that is nice to sit out in or to wander around. You're very welcome to spend time in this peaceful space where you can relax and listen to the birdsong. My home has fast WiFi internet which you have the use of, the password will be in your room. I have Sky TV in the lounge and I have board games, scrabble, cards, books etc that you are very welcome to use. If you need your clothes washed there is a $10 fee to use the washing machine. I do not have a clothes drier but there is an outdoor clothes line for drying them on or a clothes airing rack to use indoors. During your stay I can give you information about the area and will help you with any queries you have throughout your stay. I will be happy to chat in the evenings if you want company and I will be equally happy if you just want peace, quiet and solitude. Other things to note Breakfast is muesli, fruit and yoghurt, toast with jams and spreads as well as tea, coffee and fruit juice. There is a French Press to use with local ground coffee beans. The kitchen is available for cooking a light and quick evening meal on request between 5.30 and 8.30pm and you can use a section of the fridge for your own food. The usual rules of keeping the kitchen clean and tidy after use apply. Tea and coffee are available anytime. There are also very good cafes and restaurants and takeaway shops nearby in the town centre.
