Quiet room, own bath + entrance, 20 min to center

Quiet basement room with large windows, private bathroom, independent entrance, 20 minutes to city center. So almost a studio however without kitchen, but with water kettle and microwave. Public transport from Airport. Search for stops "Machtlfinger Strasse", "Marienstern" or "Spindlerplatz" in google maps The space The very quit room is cosily equipped with double bed, wardrobe, sofa bed, small fridge, microwave, Plasma TV 47" with SAT/Netflix and a dining table. Full privacy in your own separate bathroom with shower and a separate independent house entrance. Bed: 180x200cm. Please note: The room has no kitchen and no access to a kitchen. But there is a mini fridge, a microwave and a water cooker with free tee bags in the room to be able to prepare breakfast yourself. No pets allowed. This is a non-smoker room (please smoke at the street if required) The landlord speaks German, English and Spanish. Guest access The internet connection is included in the rent. Coffee, tee bags, cups and water cooker are free to use. If available you can use a bike for FREE (!). However this is not always available. You need to pay 100€ if a bike gets lost. You need to repair flat tires yourself or have them repaired in a bike shop at your expense (doesn't happen too often). Please book late arrival in advance. We might not be able to offer this option for every booking. Please check this before booking. Foreign visitors ---------------------- The room is only rented to paying guests. Meetings with other people in our house are not welcome. Therefore, no parties, meetings with friends, meetings with business partners or similar are permitted in our house. In such a case, we reserve the right to terminate the tenancy ad hoc. Fine for unregistered additional over night guests ----------------------------------------------------------- We charge a minimum of 100€ per day for additional unregistered guests who stay in our guest room without permission and we reserve the right to terminate the stay prematurely. We reserve the right to claim further compensation for damage caused by sleeping on the sofa without bed linen.
