With only a 5 minute drive to the closest winery at the start of the Hunter Valley and in an idyllic mountain view setting, this acreage property will be sure to please families and groups. Set on 1 acre of beautiful landscaped gardens with sparkling in ground swimming pool for those warmer months, stunning fire-pit for those cooler evenings and conveniently on the doorstep of the world-famous Hunter Valley Vineyards and award winning restaurants. We are pet friendly!!! See rules below. The space Master built home with top quality fixtures, fittings and furniture, Jasmine House accommodates up to a max of 10 people offering spacious open plan living areas and 4 large bright and airy bedrooms. Bedroom configurations: Bedroom 1 - Main bedroom has a King size bed with luxury hotel quality mattress, pillows and bedding. Spacious walk in wardrobe and ensuite bathroom with full bath and shower. (sleeps 2) Bedroom 2 - Queen size bed with luxury hotel quality mattress, pillows and bedding and built in wardrobes. (sleeps 2) Bedroom 3 - Queen size bed with luxury hotel quality mattress, pillows and bedding. this room has a TV, wardrobe and private terrace. (sleeps 2) Bedroom 4 - 2 x King single beds with luxury hotel quality mattress, pillows and bedding. TV with Sonos soundbar. (sleeps 2) 9th and 10th Guests - There is also a single pull out bed with luxury gel mattress on wheels that can be moved into any of the bedrooms . In the study there is a small sofa bed. Note: this room does not have a door on it. Linen for these beds are left by our cleaners for you to make up the additional beds. Additional family bathroom with bath and shower. A travel cot is also available (please bring own bedding for this). All our bed linen and pillows are luxury hotel standard and soft large bath towels, hand towels and facecloths are also provided. Note: we do not provide pool towels so please bring one if you intend to use the pool. To add to your comfort there is ducted reverse cycle air conditioning/heating throughout the house and in all bedrooms. This can be zoned to suit. The modern kitchen is well equipped and opens up to the spacious living and dining areas so you can always be part of the conversation! The large dining table can accommodate 10 people and is a perfect space to enjoy a home cooked meal or to sit and indulge in your wine and food purchases from the wonderful Hunter Valley. There's also additional seating for 4 people at the large kitchen bench and a 3 seater sofa to one side. The kitchen contains modern appliances such as stainless steel oven and gas cooktop, microwave and dishwasher. Supplies including tea, coffee and espresso machine, salt, pepper, olive oil etc. For longer stays the large laundry has a washing machine and condenser dryer should you need it. Off of the kitchen out to the garden there is a large light and airy sunroom with sliding door, remote control blinds which opens out onto the beautiful gardens and view of the mountains, choose to close out the cold in winter with cafe style clear blinds that seal up the room or open the clear blinds and have the choice of fly screens or full open for that alfresco experience. Here there is an additional 8 seater table and chairs plus a lounge for 6-8 people. Just outside the sunroom there is a BBQ area and lovely extra seating area with 2 wooden picnic benches. This area has beautiful views and has the last of the days sun so a lovely spot to cook on the BBQ and sit outside. Between the kitchen and the lounge room there is a double sided wood burning fireplace which is beautiful on colder nights. Please bring your own firewood for the internal fire and all we ask is that you clean it and leave it as you found it before you depart. In the lounge room there is a Smart TV extra large comfy sofa, swivel armchair and additional recliner and footstool looking out to the gardens. There is an Amazon Echo to control lighting and for your safety, smoke and carbon monoxide detectors are throughout the house. There is also an alarm and video doorbell all accessible from the tablet supplied. A portable Bluetooth speaker is provided for if you would like some music by the pool or the fire-pit. Enjoy your breakfast in the sunroom or by the pool, capture the evening sun over the mountains by the firepit a glass or two of wine. Jasmine House is truly amazing and is a beautiful place to relax as your home from home and get away to the Hunter Valley with friends or family. NOTE: STRICTLY NO PARTIES. Guest access Entire home with 4000sqm of manicured lawns to relax, sit in the enclosed sunroom and watch the sunset over the Mount View Range whilst drinking your favourite wine from the Hunter at the fire pit. Or cook in the gourmet kitchen with the open plan living area. Relax in the mineral pool when it's hot (Note: pool towels not provided) Please note, this is a two-year-old house, and two out of the last three people have damaged the property. Please check the home as soon as you go in and verify if there is anything wrong and report it straight away to us. Otherwise, you may be liable and lose your damage deposit. If you choose to smoke please do so away from the house and discard of your cigarette ends in the bin and not on the grass/gardens/paths.
