After stepping away from short-term reservations during the Covid-19 pandemic, we are now entering our 9th year on Airbnb, offering medium - long term reservations in 2024-2025*** The space Built in 2005 at the true edge of downtown. Greenspace all around. Walk less than 1 mile to Sanford Stadium and 4 blocks to the core Historic District! The UGA arch on north campus is 1/2 mile away. The house offers the best of both worlds: as close as possible to downtown/north campus AND a neighborhood setting with more public parks and green space than any other in-town neighborhood. Our home is as special as the locale: lovely natural light, comfy, and lovingly maintained by experienced hosts. Perfect for duos and families. The house is even equipped with many items for babies and toddlers. *** Before sending a booking inquiry, please take the time to review our full, detailed listing to get familiar with our home. Our list of customized HOUSE RULES numbered 1 - 10 will especially help Airbnb guests know that our house is a great fit for your visit. Since Airbnb makes the rules tricky to find, we have also copied them below at the end of our listing description. Thank you for taking the time to read these rules carefully. When you message us with your booking request, please introduce yourself and state affirmatively that you have reviewed our 10 House Rules so that we can approve your booking. Also please note before inquiring that our zoning prevents us from long-term rentals to groups of more than two unrelated renters. *** Lila's dad designed the floor plan of this house just for us: 1300 square feet of open layout design that feels clean, comfortable, simple, naturally bright. We love the blonde bamboo floors! Nine foot ceilings lend a classic bungalow feel and an abundance of large windows bring the outdoors into every room. The well-equipped KITCHEN opens to the DINING ROOM and is the heart of this home. Stainless appliances including beautiful designer-grade vent hood. Microwave, toaster, coffee maker and coffee press, immersion blender, hot water kettle, hand mixer, cookware...we've stocked the kitchen with all the basics and lots of extras so you can cook and bake just like you are at home. All three BEDROOMS (2 with Queens and 1 with a Full-size) feature 100% cotton sheets. We use perfume/dye-free detergent to launder all house linens. The extra available twin-size floor mattress is a real, comfy 8" foam mattress (not an air mattress), which is available upon request and can be set up in any room. There is a Pack-n-Play at the house; photos of the primary bedroom show one idea for where a full-size crib has been placed in the past. Please inquire about other possible room configurations for the Pack-n-Play if you are interested in setting it up during your stay. We are able to make slight modifications to any room in order to make space for the Pack-n-Play. Our bright LIVING ROOM features over-sized windows and is semi-open to the kitchen/dining area. Comfy Crate & Barrel couch and leather ottoman, a 40-inch flat screen television along with Roku and DVD player. The Roku is logged into our Amazon Prime Video account as a courtesy for you to enjoy content that is included with Prime along with Roku's free channels, movies, and shows. You can also login to your own subscription services through Roku (SlingTV, Netflix, Disney/Hulu, DirecTVNow, Comcast, etc.). The house is NOT otherwise equipped with regular local TV/cable channels. We provide one HDMI cable if guests wish to connect their laptop/tablet/ mobile device to the TV in order to stream content through our WIFI. In addition to the HDMI input, there is also one USB input and one HDMI/MHL (Mobile High Definition Link). Our LAUNDRY closet with side-by-side washer/dryer has a starter supply of detergent and is also equipped with ironing essentials for you. Two wonderful PORCHES with ceiling fans draw you outside. Sitting on the porch swing on our deep covered front porch is a favorite place to take in long views down the front yard to the banks of the North Oconee River, with downtown just beyond. French doors in the dining room open out to our back screened porch where you can read or sip coffee while listening for hawks and owls calling from the woodland surroundings. We have a small terraced back yard that is fenced and semi-private. The landing off the back porch features a stacked recycled concrete sitting-wall. Stone steps lead to the upper yard which transitions to woodland surroundings and a small fallow vegetable garden. ••••••••••••••••• Here is our list of TEN rules for our short-term Airbnb guests: We thank our wonderful Airbnb guests for reviewing these items carefully before booking. This helps you know that our house is a good match for your Athens visit, and has allowed us in turn as hosts to provide consistently terrific experiences since we started hosting in 2016! **In your initial Airbnb booking message that you send to us, please introduce yourself and state that you have reviewed and are in agreement with this numbered list of house rules. This additional confirmation from Airbnb guests is a requirement for booking our house.** Additional considerations will be sent separately to prospective guests for review before finalizing a medium-long term booking. 1) PARKING: off-street parking is included for THREE passenger vehicles. A fourth car MIGHT fit depending on size of vehicles, but you must check with us first about a 4th vehicle. FOUR is the MAXIMUM number of vehicles allowed on the property at any time. Additional parking is available down the street. We share our driveway with one other home so our guests must be mindful to park in our designated area AT ALL TIMES. Our place cannot accommodate trailers, RV's, campers larger than van-size, large delivery trucks, buses, etc. 2) OCCUPANCY: The maximum number of guests is SIX adults/children PLUS infants. Please include your actual guest count in your reservation. Our house has three bedrooms: 2 with Queen beds, 1 with a Full. An optional twin floor mattress may also be available (please inquire). The couch is not a bed and may NOT be used for sleeping. Airbnb requires reservations to be booked by a person who will be staying at the listing. Booking for another user/guest is not permitted on the Airbnb platform unless you are following Airbnb’s third-party booking flow for business trips. Subletting is not permitted. Also please note before inquiring that our zoning prevents us from long-term rentals to groups of more than two unrelated renters. 3) NO PARTIES OR EVENTS*: We uphold this rule as a courtesy to our neighbors and to preserve our home. It is a breach of our 'No Parties or Events' rule to have visits to the property by any extra, non-booked people UNLESS discussed with hosts in advance and we offer a written exception. We are happy to accommodate when possible, but there are considerations to review, so please openly discuss any visitors or gathering you have in mind. In order to accommodate, an additional meeting/event fee may apply depending on nature and size of gathering(s). Please note that our parking rules (above) apply at ALL times regardless of approved extra visitors; cars in excess of 3 or 4 must park off-site. *Before booking, we will share our modified visitor’s policy along with the additional considerations for prospective longer term guests. 4) This house is for guests 21 years of age and older unless accompanied by a parent/guardian. 5) This is a SMOKE-FREE PROPERTY. Absolutely no smoking inside or outside, including on porches. Evidence of smoking on the property is subject to additional charges. 6) PETS: Please message us before booking to inquire about bringing a dog to the property. Well-behaved dogs may be considered with advance notice and are subject to a pet fee and a separate dog-agreement that must be reviewed before booking. We are not able to accommodate cats. 7) CHECK-OUT: Between reservations, hosts do all house cleaning, strip bed linens and do all laundry. Guests are responsible for following an easy check-out list that includes locking up, placing kitchen trash/recycling in an outdoor bin, and letting us know that you've checked-out. Guests can plan on devoting about 5-10 minutes to the check-out list before leaving the property on check-out day. Please inquire if you’d like to review the check-out list before booking. 8) Be a kind neighbor to the families and professionals who live here; this includes parking on our side of the shared driveway at ALL times and keeping noise at appropriate levels. 9) PROBLEMS or DAMAGES: Notify us right away with any requests or issues during your stay! Your hosts are on-call 24/7 to make sure you have what you need. Also, please inform us about accidents, damages, spills, etc. WHEN THEY HAPPEN or in an otherwise timely manner (no later than check-out, for short-term/weekend guests). In the very rare instances when this comes up, we may need the heads-up in order to ready the property in time for the next guest, and some things need to be addressed right away so they don't become a big deal over time (e.g., spills on upholstery or carpet, plumbing, etc.) 10) Separate contract is required for commercial/artistic purposes, filming, photo shoots, etc. At least two to 3 weeks lead time is recommended. Guest access The house and entire property are arranged for your exclusive use. Help yourself and enjoy! There's nothing but clutter-free space in the closets and drawers for you to move your belongings into. We reserve one closet for host supplies, and this is not accessible to guests. The unfinished attic and crawlspace are also private and not accessible to guests. ••••••••••••••••• Other things to note • We aim to be flexible hosts and we enjoy setting our guests up for the best possible stay. Please contact us with questions or special requests. We are sometimes able to flex on minimum stays and pricing. • Parents, we've got your back if you need baby/toddler amenities: this house is uniquely prepared to be KID-FRIENDLY! We have thoughtfully incorporated safety recommendations according to Airbnb’s partnership with Safe Kids Worldwide and there are also young children's items throughout the house that go beyond the basic needs so you can leave some of your own gear at home. High chair, booster seat, safety gate, baby monitor, stepping stool, diaper changing table, beautiful wooden toys, and so much more. Please inquire for a full list of on-site kid's items and an overview of safety features so you can better plan your visit. There are a few configurations that work well for a crib to be set up at the house, but we currently do not have a crib in the space.
