Please check the 'Guest Access' section for what amenities we provide. JIZO-AN. Jizo is the guardian of travellers and An means cottage or 'quiet retreat', hence travellers cottage. Jizo-An is located in an alleyway of only 5 houses ensuring that the house is completely quiet yet allowing immediate access to the middle of Kyoto’s historical Higashiyama district. Guests can return, relax, have a rest, shower, sleep, change clothes or have a cup of tea while still remaining in the historical area. The house is small, one bedroom upstairs, kitchen/lounge downstairs. It has been lovingly restored in the traditional style of an old Kyoto Teahouse. Jizo-An is a Non-Smoking house. No daily cleaning is offered. Guest access Access Jizo-An is located in the temple district of Kyoto adjacent to Kyoto’s Higashiyama tourist area. Kyoto's famous gardens, temples, antique shops& restaurants are all within a few minites walk. The area around the house has many interesting shops and is steeped in Kyoto history. Also, very importantly, everything you may need, from grocery stores, drugstore, cafes, post office, English speaking medical cnt, pizza, liquor store, fruit and vegetable market is less than one minutes walk. The highlights of Kyoto; Heian Shrine, Kyoto Museum, Nanzenji, Kodaiji and Chion-in Temples, Maruyama Park, Philosophers Path and many more are an easy stroll from Jizo-An. There are many interesting cafes, antique shops and specialty shops that make sweets, incense and bags from old kimonos. Fifteen minutes away are the Higashiyama mountains that have superb hiking. Also the upmarket restaurant area of Pontocho along the banks of the Kamagawa River is an easy stroll. This whole area is flat and an easy walk and as with all Kyoto is quiet and perfectly safe. Basic Amenities Provided: We provide: * 1 x face towel and 1 x body towel for each guest. Unfortunately, due to health and safety reasons we no longer provide salt, pepper, oil or seasonings in the room. Please purchase these separately at a supermarket or convenience store. We appreciate your understanding. 2. We are required by law to collect JPY 200 accommodation tax PER GUEST PER NIGHT as part of the Japanese short-term accommodation rental law created in 2019. This will be a separate fee added on top of your reservation by the Airbnb system. We apologise for any inconvenience caused and appreciate your kind understanding in helping us to continue to provide accommodation to other travellers. 3. Parties and loud gatherings are prohibited in our property as this is a residential area. We must respond seriously to any noise or disturbance complaints from neighbouring residents due to parties being held and penalties may be imposed upon guests found to be in violation. We kindly ask that guests agree to this and refrain from using the property as a party space and to respect the neighborhood before making the reservation. Thank you. Important points about staying in a Machiya house. By staying in a Machiya home, we offer you a rare and unique glimpse into the traditional way of life in Kyoto. As such, there are some things which are different from staying in a modern home: i). Please note that such as wall insulation for winter and cooling ventilation in summer are not equipped in the house, so the property may get colder than many guests are used to in winter and hot and humid in summer. While we do provide air conditioning, the space may not be perfectly conditioned as it would it a more modern property. Our air-conditioning units take about 10 minutes to start producing hot or cool air respectively and may not work as quickly as units in other countries. We ask for our guests’ patience when using the air-conditioning in the property. ii). We ask all our guests to check the floor plan and size of the property in the photos of this listing carefully before placing the reservation. Machiya houses are townhouses and so they are smaller inside than average homes. Additionally, stairs may be narrow and are unsuitable for the elderly or for carrying large luggage. Please also note that some machiya houses are darker inside than usual due to being very close to each other. Our listing photos are as accurate as possible, however the acceptability of the size of the property varies depending on the guests staying, so please keep this in mind. For Japanese people living in Kyoto, these sizes are standard.
 iii). Our guests will be staying in a close-knit Japanese neighborhood as machiya houses tend to be very close to each other due to the original design of Kyoto city. This creates a strong community among the neighbors that look out for each other. Occasionally noises and smells of cooking may be noticed in the neighborhood - we ask for our guests’ cooperation in understanding that this is part of the Japanese way of life by keeping the noise down to a minimum, such as not rolling suitcases or talking late at night in the alleyways, and to refrain from cooking using strong-smelling ingredients that may cause discomfort for others. iv). The plumbing in the property is old and there may be times when issues may occur, however infrequent. We conduct regular check of the pipes and maintain them as best as we can. We will do our best to assist you if there are any problems, however please note this in advance. Please note that by placing a reservation with us, we assume our guests have checked the above details carefully. If there are any frustrations felt by the change in living conditions at the machiya, we will do our our best to accommodate our guests’s needs, however we ask that those wishing to stay with us are aware of the above conditions so that they can enjoy the stay at our property and that expectations are met.
