Cozy Waterfront Home on Chazy River&Lake Champlain
Relax with the whole family at this peaceful home on the mouth of the Chazy River into Lake Champlain, on the boat launching ramp! Visit local farms and wineries or enjoy a fishing tournament. Bring your boat/fishing gear to the adjoining boat launch, or use our kayaks! Year-round, enjoy the view of the lake! Watch boats go onto the lake from the comfort of our screened-in porch, & watch the birds from the wildlife lookout next door! Please read all descriptions, my place is a little rustic! :) The space PLEASE READ ALL NOTES BELOW. Comfortable 3-bedroom, 2-bathroom modular home, built around 2013 (by my father who had the property since the 60's). Master bedroom has a double bed, an exercise bike, a small desk, a large walk-in closet, and a private bathroom. Middle bedroom has two twin beds, a closet, and small nightstands. Smallest bedroom has a queen size bed, closet, and nightstand. Middle and Small bedrooms share the second bathroom. Living room has a TV but no Cable (bring an HDMI cable to use your laptop for streaming; I've bought ones to leave there in the past, but they always seem to grow legs and walk away!). PLEASE NOTE: Water is groundwater and fully safe to drink, but for taste you will want bottled water. - Hot water can be limited so you may want to stagger showers and dishwasher usage if more than 2 guests. - There is no mail service to the property. - I have a local trash pickup service that comes once a week. - You may want to bring a few extra towels if you have more than 3-4 guests. - Please close the doors behind you quickly to avoid letting the moths follow you in during summer months. (At night, it helps if you turn the lights off before going out and in, or kindly just enter through the porch door.) - My cleaner will do the sheets before your arrival. Extra towels and sheets are kept in plastic boxes in the closets between guests, to protect from any passing moth or mouse when guests aren't here. *PLEASE ESPECIALLY NOTE*: Please do not leave food out on the counter! My cleaner and I work hard to keep mice and bugs out and keep it all clean between guests, BUT my place is in a heavily wooded area next to a wildlife sanctuary, so unfortunately I just really can't 100% guarantee critters won't have left an old calling card hidden for you or chew some new hole to find a new way in during the winter! (and I can't address anything if I'm not notified promptly.) I work with local pest control to keep baits out in winter, am having foundation repairs done in March 2025, and in summer keep extra baits in cabinets and above the fridge; I do my best but PLEASE be aware of the presence of baits if you are bringing pets or children! - Basic cleaning supplies (Windex, cleanser spray, dishwasher powder detergent) as well as some sunscreen and bug spray are in the cabinets under the sinks. However, if a prior guest doesn't notify me something has run out and the cleaner misses the need for a refill, there are stores 10 mins drive away. I hope you'll enjoy my Dad's old favorite spot! Folks up here call their summer house a "camp," so that's what I call it, but it's been lovely to have a nice new building instead of the ramshackle cabin without running water that stood on this spot back in the day! My parents and friends and I (and now, many a guest group of fisherman or traveling nurses) have loved staying here with all the comforts of home, plus a lake and river view, much as I hope you will enjoy it. Guest access You'll want a car to get around. Park 1-2 cars right on our property by driving up to the door, in the "driveway" between the house on the right and the old boathouse on the left. Otherwise we're right off the boat launching ramp with plenty of parking. Other things to note I've traveled using Airbnb myself for years and always leave spaces clean and tidy. I would love to make sure your stay will be comfortable! So please just let me know if you have any questions. Again, key notes to recap: * Groundwater is safe to drink, but for taste you'll want some bottled water. * There is trash pickup but no postal mail. * Please don't leave food out and do notify me promptly of any issues!
