A patio door leads from the living room directly into the 160 m2 garden. 5 min.walk to the tram (38), which takes you to the city centre in 20 minutes, as well as to the bus station to the local mountains of Vienna, and to the underground (U4). The traffic-calmed dead-end street leads to the village Grinzing. The market, the boutiques and l Viennese coffee houses are within walking distance and invite you to stroll around. The space The STUDIO is surrounded on all sides by the garden, whose luxuriant planting is widely visible. All rooms can also be completely darkened by means of electrically operated blinds. The surroundings are quiet, as the villa is located in a dead end street......diagonally opposite there is a very nice playground. Guest access The STUDIO belongs to the guests alone. The reception office is also on the ground floor. A staircase leads to the 1st floor to another Airbnb accommodation ...the "LOFT", as well as to the apartment of the House owners. The left half of the house has a separate entrance , that leads to two other apartments. Other things to note Guests can leave their empty suitcases in the staircase at the cellar exit during their stay at their own risk.
