Lovely self-contained annex with outdoor space

A lovely self-contained annex furnished to a high standard in a quiet rural location on the Berkshire/Hampshire border, close to Newbury and Oxford and walking distance to Highclere Castle, where Downton Abbey was filmed. Secluded garden area with seating and BBQ for outdoor dining. The annex is completely separate from our house with its own entrance and there's an allocated parking space. Well behaved dogs are always welcome and there are some lovely walks on our doorstep. The space The annex has two bedrooms, the smaller twin room is accessed through the master bedroom making it perfect for families with children. There is a kingsize bed in the master bedroom and the twin bedroom has two standard single beds. The kitchen is compact but has everything you'll need including a fridge freezer, microwave, oven, hob, dishwasher and Nespresso coffee machine. We have chickens, ducks, a cat and two dogs and encourage wildlife into our garden. Depending on the time of year you're likely to see lots of wild birds including woodpeckers, blue tits, house sparrows, goldfinches, greenfinches and robins. We also regular visits from squirrels, birds of prey, deer, hedgehogs, frogs, newts, pheasants and at dusk you may spot bats or hear an owl screech. Please be aware that we have a swimming pool at the property and in the autumn/winter we get a seasonal stream at the end of the garden so guests must take responsibility for their own safety and that of their whole party. Please note that the annex is a single-story chalet with lower than normal door heights. Anyone over 6ft may need to duck to avoid banging their head! Guest access Guests have private access to the whole of the Annex and the gravelled area with outdoor seating to the front of the Annex. Guests are welcome to visit the chickens and ducks but should not go into their run or the chicken house. Guests with dogs must keep them on leads when walking to and from the Annex or within the garden. Guests are welcome to walk their dogs in the garden area for toilet breaks but must keep them on a lead at all times and must pick up their dog mess and put it in the grey wheelie bin behind the main house in a tied bag. Guests are kindly asked not to sun bathe or play games etc. within the garden as it is our family garden. Guests are of course welcome to do this within the Annex's outdoor area. Guests are not allowed into the fenced pool area or the area behind the woven willow fencing to the right of the Annex. Other things to note We are happy to welcome dogs at the property as long as they are well behaved and kept on a lead whilst on the property. They aren't allowed on the furniture and must not be to be left in the annex unattended.
