Description

Set in large private grounds, with lovely garden and extensive private shore to Coniston Water, this traditional oak-beamed farmhouse is perfect for an extended family getaway, a country retreat with a group of friends, or a base for special interest groups (walking, boating, painting, cycling or mountain-biking). Whether you're the outdoors type or prefer to relax in warmth and comfort, enjoying beautiful views and an occasional stroll down to the lake, this makes a perfect holiday destination. The space Everything you need for a perfect holiday is right here on site. No need to get in the car - just enjoy the lovely garden, the lake access for boating, and fantastic views all around. The house is perfect for groups of up to 12 people. The kitchen has everything you need for catering for large groups and the large dining table makes for very sociable extended dining. There are 2 separate lounges for relaxation, both with comfy sofas. One lounge has an open fire and a great view out over the garden; the other has a Smart TV and a variety of books and games. The utility room has 2 washing machines and 2 tumble dryers, and plenty of space for coats and boots. There is a single bedroom on the ground floor, with access to a ground floor shower room. Upstairs are 5 bedrooms off a wide landing. Three bedrooms have en-suite shower rooms; two further bedrooms share a shower room between them. The house is warm and cosy (double-glazed throughout) and there's always plenty of hot water. Guest access The house, garden, extensive grounds and 400 yards of lake shore are all included. It's a 5-minute walk across the fields down to the lake - plenty of room to run around and explore. Dogs are very welcome (and the garden is secure), but please keep them on a lead as the fields are often grazed by sheep. The lovely lawned garden with seating and barbecue is great for outdoors holiday living. It is well-shielded from the road, completely enclosed and private, and safe for children and dogs. The fields and lake shore are shared with Sunny Bank Chapel guests (max 2) - a small (rather lovely) building tucked away up the hill behind the Farm - but with so much space you may never even notice anyone is there. Bordered by Common land and the lake, It's exceptionally peaceful. There are loads of superb walks to suit all abilities right from the doorstep. A short climb up onto the nearest part of the Common affords fantastic views of the lake and Coniston Old Man, and a very pretty tarn. Further on, and up onto the Common across the road, there are more amazing views and several lovely tarns. If you fancy getting out on the lake and over to the island, bring your own water-craft, or hire our 3 Canadian canoes and rowing boat (£140). The shore is stony but shallow for quite a distance, so it's great for children to paddle (wearing water shoes). There is also a games barn available to hire, including table-tennis, pool, table football and darts. There is space to park at least 6 vehicles in the car park (accessed from the top gate), and an EV charge point is available in a nearby parking area (flat rate per vehicle - price on application). If you are bringing a boat you are welcome to tow it across the fields from the lower field gate (please let us know in advance). We allow a local Christian outdoor-activity Centre (Kepplewray) to use the southernmost field (only) for their water-based activities for small groups of young people. You may occasionally see their minibus(es) parked in the field or at the lake shore. They don't spend long on land - they soon head off canoeing or paddle boarding, then back to the Centre. It gives the young people a wonderful experience of the outdoors, and there is so much space, you will hardly notice when they come and go. Other things to note If your group extends to more than 12 people, we also have Sunny Bank Chapel (sleeps 2, just up the hill), and there are other small Cottages around which can sleep 2-4 people each - please ask for details. Your well-behaved dogs are welcome, with no extra charge, on the understanding that they are not allowed on the beds or the sofas, and that no sign of the dog is evident in the property or grounds on departure. They must not be left alone in the property unless caged and must be kept on a lead in the fields and at the lake shore if there are sheep in the fields. They must be fully treated for fleas before arrival. Thank you for your understanding!
