The main living area is open plan with a charming dining table and chairs, modern fitted kitchen well equipped for home cooking. The living area has smart tv and two comfy sofas. For your convenience there is a quirky understairs WC. The spacious master bedroom boasts a fabulous four poster and separate seating area, lots of wardrobe and drawer space. Smart tv and bedside USB charging points. The en-suite shower room has underfloor heating. Laze in bed and watch the river drift by. Look out for the resident heron or the deers grazing on the nearby bankside. The second bedroom is smaller but also has a king bed, a small hanging rail, and drawer space, USB charging and smart tv. Each bedroom has an ensuite wet room with beautiful tiles and heated designer towel rail and underfloor heating. Naturally there are lots of fluffy towels and organic soap. There are razor points and hairdryers provided for each shower room. There is a utility cupboard with a super washer/dryer, iron and drying rack. We welcome you to bring up to two well behaved dogs (please don’t allow them upstairs or on furniture). We provide a welcome pack for your dogs (towels and treats). Coldstream is a historic Border town with connections to the famous Coldstream Guards. It has a traditional High Street with bakers, butchers, post office and small supermarket. Take away (fish and chip shop, Indian and Chinese) & sit in restaurants and friendly pubs are within walking distance Golf, fishing and tennis can be arranged within the town. The grounds of the Hirsel on the outskirts of the village offer great birdwatching over its lake and nature reserve. The town’s small museum is worth a visit too. Immediately outside the cottage is the memorial to the Battle of Flodden and the battlefield itself lies on the horizon. There are many stately homes, such as Floors Castle, Manderston, and Thirlstane, to visit within a short drive. The Holy Island of Lindisfarne, with its tidal causeway, is a must for visiting in this area. When visiting the coast there is a choice of the beaches of Berwickshire or Northumberland and little fishing villages like Seahouses or Eyemouth. Edinburgh is about one hours drive. Whilst we do not have dedicated parking it is readily available (free) on street. You may park your car on the grass area immediately in front of the property for loading but we ask you move your vehicle so as to not obstruct footpath access or block the lovely view. Additionally there are riverside walks to enjoy.
