Set within the our 230-acre arable farm, the Tythe Barn is one of a few holiday rentals at Avon Farm Estate each decorated to a high standard. There are goats and chickens on the farm, so if you are up early enough, you can help yourself to some fresh eggs or wander around the farm animals. Once you have settled into your Avon Farm holiday cottage you can decide what you want to do, probably a mix of relaxing in your comfortable space and testing out the hot tub, enjoying the flora and fauna surrounding the farm and just soaking up the atmosphere. However, if you wish to explore you can walk around the estate and stroll along the Avon River to the local public house on the riverbank, or for the more active, you can hire a bicycle from myself or Clive (pre-booking required) head down the cycle path, which was once the old train track, to either Bath or Bristol – only 2 minutes from your accommodation, how green is that? Both cities are full of interesting places to visit and activities for all ages! FULL DESCRIPTION Ground Floor Kitchen-Living-Dining Area Step through the front door of Tythe Barn and you’ll find yourself in the wonderfully spacious, open-plan kitchen-living-dining area that comprises the majority of the ground floor. Stylishly furnished with plenty of light and lofty, beamed ceilings, it makes for the perfect communal space for a big group or family. The Kitchen is fully-equipped and immaculately designed, featuring a central island surrounded by workspace and multiple appliances. Featuring a fan oven, electric hob, American Style fridge/freezer + additional fridge, 4 slot toaster, kettle, Nespresso coffee machine, microwave, dishwasher and washer/dryer, the barn is also brimming with every type of glass, crockery and utensil you could need – just take a look at the wooden kitchen dresser! The living/dining area boasts a wonderfully high, beamed ceiling, overlooked by the mezzanine corridor leading to the bedrooms above. Featuring plenty of seating including 2 large corner sofas, a wall-mounted flat screen Smart TV , a cabinet with plenty of boardgames,, various books, a traditional wood burner and dining table with chairs and a bench to seat up to 8 guests (trestle tables + extra chairs can be available for when stable cottage is also booked at the same time so you can all dine together) – there’s plenty to keep you entertained and a perfect space for getting together! Enter the corridor next to the fridge (mind the small step!) and go straight down to the… Family Bathroom A very well-presented family bathroom offering a bathtub with central mixer taps and a detachable shower hose, WC and washbasin. Through next door to... Bedroom Three A spacious twin bedroom, featuring two single beds and a comfortable sofa that can also be transformed into a double sofa bed. Bedroom 3 also benefits from its own flat screen TV and generous storage area, offering guests plenty of hanging and drawer space in large fitted wardrobes. The bedroom is located on the ground floor and includes a door that leads to the courtyard. Storage cupboard Opposite Bedroom 3 you will find a storage cupboard containing the iron + ironing board, trestle tables and spare chairs and the fuse box. Upstairs Head across the mezzanine-style corridor to the mezzanine space. With two reclining chair beds, this space is perfect for relaxing with a book and admiring the farmyard and countryside views, or alternatively they can be converted into beds, creating a sleeping space for two guests. There are also two small tables and lamps. (Please note that the mezzanine beds are only suitable for older children and adults). Bedroom Two A large bedroom that can sleep up to 2 guests, featuring a superking size bed. Sleekly furnished with exposed stone walls and beams, two wardrobes, an ornate full-length mirror and two dressing tables. Please note the room is not fully enclosed so noise from the living area may be heard from the bedroom. En-Suite Shower Room A lovely en-suite shower room with a large walk-in rain shower, washbasin and WC. Bedroom One This bedroom perhaps offers guests the most privacy in the house, with a comfy king size double bed, delightful lower glass panelling offering garden views, bedside tables + lamps and a small clothes cupboard. Outside The outside area at Tythe Barn offers guests a great amount of space, with plenty of seating and tables for al fresco dining and relaxing. A mixture of wooden decking and artificial grass, the enclosed outside area provides guests with private use of a 6-seater hot tub note a 8pm cut off for hot tub use and outdoor music to respect the neighbouring properties. Guests have access to the whole property. Guests can also explore and walk around the farm and see the animals. Surrounded by open countryside, Saltford is also known for its history and has a conservation area, with a restored brass mill (dating to 1720), an old manor house and a church with a Saxon tower. Just 15 mins away is the vibrant heritage city of Bath, which boasts the famous Roman baths, Thermae Bath spa, and the famous Royal Crescent, which is one of Bath’s most iconic landmarks. There are also several National Trust areas nearby, including Dyrham Park and Stourhead House. Avon Farm rules: respect the 10mph limit around the farm; keep to the 20mph limit on Avon Lane; no outside noise after 10pm; no hot tub use after 8pm; and lastly, please notify us if any outside services have been booked (e.g. a chef or supermarket delivery). When ordering a supermarket delivery choose Avon Farm on the drop-down address menu, and clearly write THE TYTHE BARN in the delivery instructions. No additional day guests, or overnight guests are allowed unless previously agreed with the owners. Please note, no music systems are allowed outside if they cause a nuisance to other guests on the farm. Guest access Private access to the property and garden. Note there are other holiday let’s at the Farm, so we ask for respectful noise levels by all guests. You also have access to the 230 acre farm, including river walks and fields to play family games in. Don't forget the animals to visit and fresh eggs to collect.
