ID of guests will be required. 6 bedroom personal family home, 2 kitchens, 3 living areas, 3 bathrooms, 5 toilets, alfresco overlooking pool, spa, golf putting green & kid friendly backyard. Perfect for extended family, 2 or 3 families sharing. 5 min drive to Mt Martha beach, shops & town. ID: stra0353/18 The space Mount Martha delight is our lived in family home which offers evaporative cooling & ducted heating. The kitchen is fully equipped with everything you could possibly need including condiments, spices, and basic staples. Coffee pod machine, and full portable picnic set, esky bag etc all available for use. 8 seat dining table plus 4 seats at kitchen bench allows for large family gatherings. Outdoor couch seating plus couch to lounge around the pool on. The bottom level area is the perfect space for children/teens to use as a rumpus. With games suiting young children to adults, lego, drawing, puzzles and children's karaoke machine this is a fantastic space. Netflix and steaming apps on 3 tvs in 3 different living spaces plusanother smart TV in the open study area plus over 150 DVD's of all genres and books for every taste you are assured of no boredom. Watch free to air TV under the alfresco area while playing on the pub sized pool table. Outside the children will enjoy the large trampoline, swing and little slide when not in the pool or seater spa. Pool toys are at your disposal in the outside toilet/shower shed. The house is situated on a corner 1/2 acre block with plenty of exploring opportunity of the gardens too. Mount Martha Golf Course is just around the corner, as is the Mount Martha Park with bush walk and look out. Mount Martha beach/town is a 30 minute walk (steep up hill on the way back) or 5 minute drive. Mt Martha Pillars, The Briars and Estuary Walk are a 5 minute drive and there are dozens of wineries within 10-15 minutes. It's a 15 minute drive to Dromana Triple Drive Ins, 20 minutes to Arthur's Seat Eagle Skylift, The Enchanted Adventure Garden with treetop zip lining and famous mazes. The Peninsula Hot Springs is 25 minutes away where you can enjoy dozens of hot springs, massages, dinner, lunch etc. There are several family friendly Hotels with playgrounds close by and a multitude of restaurants and cafe's within a 10-15 minute drive. Guest access The garage will be locked however there is ample parking on the driveway for 5 cars. We expect no more than 5 cars should be needed - it is a requirement of Mornington Peninsula Shire Short Term Local Laws that cars are NOT parked on the nature strip or street. The master bedroom's walk in robe will also be locked and an alternative portable wardrobe can be made available upon request. Other things to note Strictly no parties or events. Outdoor deck/spa/pool use must finish by 10pm Fri/Sat nights and 9pm Sun-Thur nights. Use of outside areas must not start again until 8am. Our neighbours kindly keep an eye and ear on the property while we are away. They DO notify us if any breaches which will result in immediate eviction. This is NOT a party house and we respect our neighbours rights for quiet times and peace int heir own homes! There is sufficient parking space for 5 cars on the premises. Absolutely no parking on the nature strip or in the street. This is Mornington Peninsula Shire restrictions and neighbours will complain to council if this occurs. Any more than 5 cars will mean we may question if guest numbers are greater than they should be. More than 13 guests means immediate cancellation of booking. 13 guests does not mean 13 adults plus children! 13 guests in total only. Thanks you for your understading!
