Keyless entry for easy access to get into the home. This provides the convenience for everyone travelling together to come and go as they please without having to worry about meeting up for a key. SPACE: - 2 bedrooms with queen beds, a double pull-out coach in loft area and 2 double futon beds in the basement area. The master bedroom has a 43 inch smart TV AND a walk in 3 piece bathroom. - 4 washrooms (2 full and 2 half). - Property doesn't have washer or dryer available for guests. Main Level: Dining table for 8 people, bar stools around the kitchen area for entertainment. Living room has a 46 inch HD TV. The home is equipped with high speed WiFi internet. Full kitchen includes: Fridge, Stove, Microwave, Dishwasher, Keurig Coffee Maker, Kettle, Toaster. Fenced in Backyard with Patio furniture and BBQ for some outdoor fun. All persons listed will be bound by the terms of this agreement. Only persons listed on this agreement may occupy the property at any time. I (Renter’s Name)________ _______________________ take full responsibility for the following people listed in this contract . I recognize that any insurance for accident, injury or death while on the grounds is not covered by the owner’s Insurance and do not hold the owner responsible. As well as property damage or loss which the Owner may maintain on the property does not cover our personal property. I (Renter’s Name)_______________________________have Primary House Insurance through my Own House Insurance. I (Renter’sName)_____________________________ am also strongly encouraged to have or purchase my own insurance for Myself and My Guests listed above if such coverage is desired. It is recommended that the renter have homeowners or tenants insurance and make sure that his or her coverage includes liability insurance. Terms of the Agreement: 1. The Owner has the right to inspect the premises without prior notice at any time to enforce the terms of this agreement. Should the Renters violate any of the terms of this agreement, the rental period shall be terminated immediately. The Renters waive all rights to process if they fail to vacate the premises upon termination of the rental period. The Renters shall vacate the premises at the expiration time and date of this agreement. 2. Emergency medical and police service can be called by dialing 911. Do you have a cell phone to make emergency calls if necessary? ___________ 3. The Renters shall maintain the premises in a good, clean and use the premises only in a careful and lawful manner. The Renters shall leave the premises in a ready to rent condition at the expiration of the rental agreement, defined by the Owner as being immediately habitable by the next tenants. Renters shall pay for maintenance and repairs should the premises be left in a lesser condition. The Renters agree that the Owner shall deduct costs of any services from the security deposit prior to refund if tenants cause damage to the premises or its furnishings. 4. The Renters shall dispose of all waste material generated during the rental period in a lawful manner and put the recycling in the bins, garbage in bags and then in bin provided. Friday garbage is picked up early in the morning. Please put recycling and garbage out to curb if your stay falls on a Thursday or Friday. Renters is cautioned not to leave trash outside for long periods of time because it attracts animals. THE RENTER’S shall leave the property in good repair, dishes washed, beds stripped. The cleaning checklist shall be completed and signed upon departure. 5. The Renters shall pay for any damage done to the premises over and above normal wear and tear. 6. No animals or pets of any kind will be brought onto the premises (deposit will be lost). 7. The Renters shall have only the number of persons listed on this contract be in the home or sleep on the premises. 8. The Renters shall behave in a civilized manner and shall be good neighbors respecting the rights of the surrounding property owners. The Renters shall not create noise or disturbances likely to disturb or annoy the surrounding property owners. Creating a disturbance of the above nature shall be grounds for immediate termination of this agreement and Renters shall then immediately vacate the premises. Quiet hour starts at 11PM and noise should be kept to a minimum after this time. 9. There shall be no smoking inside the premises. Smoking is permitted outside the home. If smoking occurs inside the home, the security deposit of $500 will be used as a cleaning fee. 10. All towels, linens, shampoo, conditioner, soap, hair dryer, cups, knives, forks, spoons, dishes and other items are provided. No reimbursement will be made for unused consumables left at the premises. If consumables exist at the premises when the RENTER arrives the OWNER is free to use them.... 11. There shall be no refunds of rents due to shortened stays or ruined expectations because of weather conditions. 12. Renters agree to pay all reasonable costs, attorney's fees and expenses that shall be made or incurred by Owner enforcing this agreement. 13. We occasionally experience outages that are beyond our control. We report outages as each occurs. No refunds or compensation will be given for any outages. 14. Renters will not have access to the laundry facilities, this was noted prior to booking on the site 15. There shall be no refunds of rents because of shortened stays or ruined expectations due to work and family emergencies or other commitments. 16. Cable TV is provided and service level has been chosen by the Owner. No refund of rental shall be given for outages, content, lack of content, or personal preferences with regard to cable TV service. 17. Renters agree that Air conditioning shall not be set below 72 degrees and heat shall not be set above 74, and that the fan setting shall be “Auto”. Doors and windows shall be closed when either heat or air conditioning is in operation. 18. Renters agrees that Fireworks and other hazardous materials shall not be used in or around the property. 19. Renter shall use the property for legal purposes only and other use, such as but not limited to, illegal drug use, abuse of any person; shall cause termination of this agreement with no refund of rents or deposits. 20. Renter agrees not to access the “owner’s closets”, even if unlocked, which contains cleaning supplies and chemicals that could be hazardous to children and adults as well as our own belongings. 21. Renter is advised that the property contains gas powered items and will seek help from (Owner) if the proper operation of such items is not fully understood. 22. The property has a fire extinguisher installed near the kitchen area. The fire extinguisher was fully charged at last inspection. It is the duty of the renter to inform owner immediately should the fire extinguisher become less than fully charged. Renters agrees to use the fire extinguisher only for true emergencies. 23. The property has fire alarms and carbon monoxide detectors installed and they are believed to function properly at the time of rental. Renters will notify owner without delay if a fire alarm “chirps” or has a low battery condition. 24. Renters shall see to their own security while in the property by locking doors, windows, garage doors, etc. when it’s prudent to do so. 25. Valuable items left behind by renters will be held for the tenant and every reasonable effort will be made to contact the renters for return. The Owner shall not be held liable for condition of said items. 27. High speed wireless internet is provided as a convenience only and is not integral to the agreement. No refund of rents shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regard to internet service 28. Any unsafe or dangerous condition must be reported to THE OWNER or his representative immediately. The Renters acknowledges that the use of the property is entirely at the renter's risk. The Renters shall indemnify and save harmless THE OWNER against and from any and all claims, expenses, costs, damages, suits, actions or liabilities arising from any and all loss of or damage to personal property, accident, injury or death resulting from the use of the rental property, grounds. The Renters assumes full responsibility for fulfilling the terms of the rental for the period stated. Renters expressly recognize that any insurance for accident, injury or death while on the grounds is not covered and tenants are strongly encouraged to have or purchase their own insurance for Renters and Guests if such coverage is desired. 29. The Renters and Renters’ Guests shall hereby indemnify and hold harmless the Owner against any and all claims of personal injury or property damage or loss arising from use of the premises regardless of the nature of the accident, injury or loss. Renters expressly recognize that any insurance for property damage or loss which the Owner may maintain on the property does not cover the personal property of Renters, and that Renters should purchase their own insurance for Renters and Guests if such coverage is desired.
