Cowpasture River front cottage on a 350 acre farm.

Charming 2 bedroom 1 bath guest house sleeps four looking over the Cowpasture River on a 350 acre working farm. Guest may use of our concrete tennis court and explore miles of hiking trails that lead to the national forest. Farm is surrounded by over 2.5 miles of the Cowpasture River. There is a gravel beach right beside the bridge entering the farm where one can enjoy wading and swimming. River here is 3-4 feet deep depending on the season and stream flow. The space Full kitchen with Keurig coffee maker, bed linens and towels provided along with soap and shampoo plus dish detergent. The guest house does have a Culligan water UV light filtration system installed for the well water. You may prefer bottled water for drinking water; we have provide some to get you started. Washer and dryer are in cottage. Outdoor charcoal and propane grill are provided. High Speed Wi-Fi capable of video streaming to your smart phone or the Samsung TV using your streaming service. Cottage does not have cable TV. Phone reception can be spotty and we suggest using cottage wi-fi for phone calls. We are proud that the property is Eco friendly powered by solar energy. Guest access Guest will be given the key code for self check in. Other things to note The state of Virginia offers an amazing guide to explore this part of the state. It is the Virginia Western Highlands Guide. This is a great tool to aid in planning a trip Bath County. Please bring your own fishing gear, canoes or kayaks. Fishing license are required. The Walton Tract is a public river access up river; if you put in there it is about a 7 mile river float back to the farm, 3-5 hours depending on water levels. We have an older concrete tennis court that is fun for the casual player. We have old tennis rackets and some tubes for use on our property, if you are particular - bring your own. There is a stone fire pit at the cottage well stocked with wood. There are over four miles of trails to enjoy that lead to the national forest. No ATVs or hunting are allowed on property. If you are planning to bring a dog please let us know in advance. We have a two dog limit but can make exceptions. There is a gravel beach beside the bridge leading into the farm where one can wade or swim. The river here is 3-4 feet deep depending on stream flow. Cottage is on a bluff overlooking the river with river access a five minute walk back down the driveway.
