Facilities include air-conditioning, gas log fireplace and a SOLAR heated swimming pool. There is a large balcony overlooking the bay with outdoor seating and a gas barbeque. There is a total of 4 bedrooms. 1. Master Bedroom - Queen bed, 2. Bedroom Room - Double bed, 3. Kids Bedroom - Single bed and bunk bed, 4. Studio (external) - Double bed. It is suitable for families with a maximum of 8 guests. Linen and towels are provided. The driveway is very steep. There is no wifi, but amazing views & fun to be had. House Arrangement Upstairs Large Living area with stunning views of Port Phillip Bay 180o views from a spacious balcony with outdoor table & chairs, gas BBQ Large Kitchen with breakfast bar (no dishwasher, but you will be treated to amazing views when standing at sink) Dining area with bar nook Master bedroom (Sleeps 2 - Queen bed) Children’ s bedroom (Sleeps 3 - Single bed and Bunks) Bathroom (no bath) Laundry & Powder room (Washing Machine, Dryer, Iron & Ironing board) Downstairs Rumpus room leading out to covered patio Bedroom (Sleeps 2 – Double bed) Studio (external access only) – Bedroom (double bed), Bathroom (no bath) & sitting area Solar heated pool, fenced with Pergola and outdoor furniture Backyard with lawn area. House Rules No Smoking Indoors. If you smoke outdoors, please be responsible and don't leave your butts / rubbish in our backyard / garden / pot plants. Please respect our neighbours, no loud music or parties. No Schoolies. No Pets. Pool is serviced weekly (Friday am) in summer Mornington Council Code of Conduct: * Outdoor areas including swimming pools, outdoor decking and balconies are not used between 11pm and 7am. * Occupants are aware of waste disposal arrangements (1 rubbish bin & 1 recycle bin) and excess waste is removed. UNACCEPTABLE BEHAVIOUR, particularly after 11pm: * Aggressive behaviour * Yelling, screaming and arguing * Cheering, clapping and singing We prefer not to take bookings more than 6 months ahead.
