Our one-bedroom cottage was originally built as a school house in 1849. In 1951 the building was turned into a home, and recently renovated with meticulous care, creating a country retreat with modern amenities. Set on an incline with views over rolling hillsides, the home feels like a treehouse with open views that bring the natural surroundings indoors. 8 minutes from village of Callicoon; 15 minutes to Bethel Woods; 20 minutes to Narrowsburg and Livingston Manor; 2 hours from NYC. The space A stone wall entry (built from the original 1840's foundation!) leads into open living area with hardwood floors, modern appliances, and windows that bring nature and light. A back deck nestled in a wooded sanctuary is our second living space in warmer months. The cottage has only one-bedroom and is best for couples, solo retreats, or small families with infants. Our house is priced moderately for the area as we believe a country getaway should be accessible to people of all budgets. Guest access The entire house will be available to guests for their private use. Other things to note The house is located on the corner of a country road leading between the two towns -- during the summer months with the windows open (or while sitting outside) the noise of cars/trucks/motorcycles can be heard. There is a farmhouse directly across the street and one other house diagonal from our house. Like many houses in the Catskills, there is no A/C. In the summer, the house is shaded by trees and stays quite cool. The temperature hasn’t been an issue for any of our guests but if you prefer A/C this might not be the spot for you. Finally, there are no curtains in the main room -- we prefer it this way to let in light and give an open feel to the house. Given the house is situated on an incline above the road, we’ve never had an issue with privacy and in the spring and summer enjoy the trees as curtains.
