The Barn Flat is a spacious 1,500-square-foot home blending Appalachian craftsmanship, collected antiques and modern comfort—with two king beds, bunks, a cook’s kitchen, covered patio and fire pit. Tucked into the Botetourt countryside yet just 20 minutes from downtown Roanoke and the Blue Ridge Parkway, it’s an ideal home base for hiking, family visits, couples’ getaways and slow weekends away. The space Surrounded by rolling farmland at the base of a mountain, our peaceful 1,500-square-foot home is especially lovely in autumn, when the Blue Ridge comes alive with fall color and crisp mountain air. Spend the day hiking the Appalachian Trail, exploring the Blue Ridge Parkway, visiting nearby wineries and breweries, or wandering downtown Roanoke — then come home to dinner around the farmhouse table, a glass of wine on the covered patio, and an evening gathered around the fire pit. Inside, The Barn Flat blends Virginia farmhouse character, European antiques and collected pieces with the comforts of home. You'll find two spacious bedrooms with king beds (plus twin bunks), a thoughtfully stocked cook's kitchen, comfortable gathering spaces, and plenty of room for up to six guests. The Barn Flat is ideal for a romantic mountain weekend, a couples' getaway, a family trip, a hiking weekend, or simply a few quiet days away. Located in peaceful Troutville, we're approximately 20 minutes from downtown Roanoke and the Blue Ridge Parkway, with easy access to the Appalachian Trail, Daleville, Carvins Cove, Peaks of Otter and some of the best outdoor adventures in Virginia's Blue Ridge. Guest access During your stay, you’ll have private access to the entire Barn Flat and covered patio, along with: * The surrounding yard and lawn areas within the property’s fences and gates * Outdoor gas grill * Fire pit * Abundant on-site parking * Step-free main entrance and an accessible bathroom and toilet The Barn Flat is located on our family’s larger farm property. Guests are welcome to enjoy the grounds immediately surrounding the Barn Flat, but we ask that you do not cross fences or pass through gates, as the surrounding acreage is private farm property. Before your arrival, you’ll receive everything you need for easy, independent entry, including detailed arrival and key-access instructions. The Barn Flat is professionally cleaned and prepared before every guest stay. Other things to note A FEW TIPS FROM YOUR HOST Make really good coffee. We love good coffee, so the Barn Flat is equipped for several brewing methods, including V60 pour-over, Chemex, French press, and AeroPress. Bring your favorite beans and make a morning of it. Spend time on the patio. This may be our favorite spot at the Barn Flat. Take your coffee or breakfast outside in the morning, pour a drink in the evening, read a book, sketch, write, or simply sit awhile and enjoy the view of the old barn and surrounding countryside. Sleep in. We’ve put a lot of thought into comfortable beds and cozy, beautiful bedding. Vacation is a perfectly good excuse for a slow morning. Cook something good. The kitchen is stocked by someone who genuinely loves to cook. You’ll find quality cookware and kitchen essentials, along with a selection of basic pantry staples, herbs, spices, oils, vinegars, and sweeteners — plus a few favorite cookbooks for inspiration. Play a game. We keep a collection of games for quiet evenings and time together, including Scrabble, Scattergories, Catch Phrase, Apples to Apples, chess and checkers, plus outdoor favorites like bocce and croquet. Gather around the farm table. It was built for long meals, conversation, games, lingering over coffee, and having nowhere else you need to be. Pack light if you’d like. A washer and dryer are available in the Barn Flat, along with the basics you’ll need to use them. A FEW THINGS TO KNOW The Barn Flat is an old place with character, history, and a few quirks that come with it: * There is one Roku TV, located in the primary bedroom. Guests may sign into their own streaming services. * The kitchen does not have a dishwasher or garbage disposal. * The water heater is smaller than those found in many modern homes, so guests traveling together may want to space out longer showers. * Ceiling and portable fans are available in both bedrooms, and there is also a fan on the patio. * The Barn Flat is a real family retreat rather than a purpose-built rental. A small amount of our personal belongings and pantry items remain in the home, while plenty of dedicated space is provided for guests. FOR THE DESIGN & HISTORY ENTHUSIAST The Barn Flat was created slowly, personally, and largely from materials with a history of their own. Wood throughout the interior and exterior was sourced from the property and reclaimed from old local barns. Stone used in the masonry came from the creek that runs through the farm. The living room coffee table began as a locally sourced tree stump. We built the dining room farm table as a family, and the kitchen island incorporates old hardwood salvaged from my parents’ former home. Elsewhere, you’ll find a barn door salvaged from a local train station more than 40 years ago, bathroom cabinetry made from reclaimed barn lumber, a chandelier discovered in a Georgetown antiques emporium, original artwork and sketches, antiques collected over the years, and pieces gathered during travels throughout Europe and Asia. Nothing here was designed to feel like a generic vacation rental.
