This charming studio is perfectly located for visitors on Don Gaspar Avenue within walking distance to the Plaza, the Railyard, Canyon Rd. and half a block from the State Capitol Rotunda. It is part of a historic adobe house, but a separate private unit. The space The home is a territorial adobe set in a historical house built when Santa Fe was a part of Mexico in the mid 1800's and retains many original features. My family has lived in this property since 1952. The studio apartment is a separate part of the home, which measures approximately 500 sq. ft. and can comfortably accommodate 1 or 2 people, but the bathroom is small and suited for one person at a time. The main room is about 400 sq. ft. We give guests a choice between a queen size bed or two twin size beds. The studio is totally self-contained with a small 3/4 bathroom (shower). In the small back room, I have added a kitchenette with an electric stove, a refrigerator, a stacked washer/dryer and a sink. The shared back porch has a large round table and chairs plus all around the studio there are 3 other shared patios with outside furniture. There is parking on the property in front, left of the studio. The parking space is wide enough for a small trailer. Guest access Guests will have access to the SHARED front and back porch & patio plus the courtyard on the south side of the studio. Parking is available for one car on the property near the front entrance of the studio. There is also a sign there for the studio parking. Other things to note The Mitsubishi HEATER/air conditioner operates silently. The temperature, however, needs to be raised a bit higher as the Mitsubishi heats slower. I have, also, placed an oil radiator space heater in the studio in the bathroom. To be noted as well, in the small bathroom, the SHOWER PRESSURE IS sometimes LOW and the shower temperature can also change from cold to hot or visa versa when others are using cold or hot water at the same time. Since we have replaced the levered bathroom door with a solid door, we have placed a heater there now and warm non-slip mats. The studio is attached to the main house, but is totally separate and private. We would appreciate it you would let us know at least 2 days in advance if you prefer two twin size beds instead of a king size bed. Also, please communicate with me via phone or text messaging through Airbnb. You can also knock on our door nearby at the 2nd front porch of the main house. Our gentle Collie in the backyard has sadly passed away, so there is now furniture on the back porch next to the studio for people to, for example, enjoy eating outside. Unfortunately, we cannot have pets, as some guests are allergic to dogs , cats, etc. There is a patio on the west side by the back porch and a patio in front of the studio on the east side. There is a courtyard with outside furniture on the south side as well. Three units MAY SHARE the back porch, patios and courtyard, but one can always find a private area among the four areas outside. It is necessary to have quiet time after 10:00pm also in the outside areas, as there are other units in the main house nearby. Guests can hang out in courtyard ONLY on the southside after 10:00pm. as long as they are not too noisy. We are located on a one-way street going south away from the Capitol. We live in the apartment upstairs, so we will be close by, if you should need anything.
