Welcome to our Cozy Cabin Retreat just 19 minutes north of Sandpoint. 4 acres of mature cedar trees and the crystal clear pack river. Perfect for couples or large groups, our property features an additional dry lodging cabin you can add to your booking based on your party’s needs. We don’t double book, so when you book, the whole property is yours to enjoy! The river is a great for swimming in July/August. Before this date, it’s too deep. Please see dates on our river picture to learn more. The space North Idaho’s lushest forests and a crystal clear river await your arrival! The towering cedar trees and fresh air will rejuvenate you and provide the perfect setting for making memories and reconnecting with your loved ones. Bring your family, friends, and pets to enjoy the property. We have 2 buildings we can give you access to based on your party size and needs. When it comes to pricing, the rate listed covers up to 4 guests and the use of the Main Cabin. There is an additional charge of $50 per person per night, But rest assured, you will always have the entire property to yourselves - we never double book! We try to keep the pricing as low as possible so that family’s can afford to enjoy our special place. That being said, rural properties take a lot more work to maintain and prepare for our valued guests than metropolitan properties. We hope you find its a good value! While our property is far from fancy, our extended family and many others have found it the perfect location for family gatherings with a ton of unique features to make your stay incredible. The memories you will create here will last a lifetime! Top Amenities include: The Pack River: -Very clean river with varying depth depending on the time or year. Perfect for swimming in July and August. Children should always wear life jackets and August is the best time of you have very little children for swimming. We recommend taking a cooler and your camp chairs down and spending the afternoon relaxing! July-September is prime time here with July-August having the most comfortable water temp! Premium Hot Tub: The high end Hot Springs hot tub nestled on the edge of woods will provide the ultimate relaxation experience. Enjoy your morning coffee listening to the song birds, or end your day soaking under the warm glow of the Edison lights overhead. It only 35’ from the fire pit so you will still be able to socialize with the rest of your group. Kayaking: (May/June only) Advanced kayakers only. Kayak at your own risk! The river gets too low to kayak after late June depending on snow pack/run off. Safety is an our top priority, so please research ahead if you plan to kayak when the river is full and never take children with you. (Please talk to Jake & Kim about logistics of the upper and lower sections of kayaking the river.) Outdoor Movie theater: For a truly unique experience, don't miss our Woods Theater. Here, your favorite movies come to life on an 8ft screen projector screen amid a forest backdrop, complete with warm Edison string lights. This magical outdoor movie experience comes at no extra cost. Lush Timber Woods: Connect with Nature and stroll through the trail that connects the outdoor movie theater to the bunkhouse. Hang your hammock (you bring) between the trees and enjoy a book. Blackstone 35” Griddle: This griddle top cook station is a real work horse and will allow you to cook a large amount of food for your group! Steaks, burgers, hot dogs, fajitas, hash browns, pancakes, and eggs all taste amazing on this! Blue Heron Cafe & Samuels Gas station: A short 7 minute drive down the road is a fantastic dining option and gas station. If you don’t feel like cooking, they have fantastic breakfast, lunch, and dinner with prime rib offered on Friday nights. The gas station has all the essentials when you need to restock on beverages and ice! The Lodging Accommodations: We have two cabin we call the “main cabin” and the “bunkhouse” to accommodate you during your stay. The main cabin is perfect for up to 6 people and comes with a cozy full kitchen, full bathroom, a sleeping loft with 4 queen beds& 1 bunk bed, a gas fireplace, a washer/dryer, and a spacious deck for cooking and relaxing on. While the main cabin has 5 queen beds, it does only have 1 private bedroom which is downstairs. **Please note the steep loft stairs** These are not suitable for small children, handicapped, or elderly people. The “Bunkhouse”, with its blend of queen, king, and twin beds, plus a sofa bed, is another addition when your group exceeds six or if requested for more space. This is a dry cabin without running water. There is a porta potty right outside the door and we have a kurig coffee bar for your enjoyment. We charge $50 per guest per night charge after 4 people. Tell us about your party and we are happy to reccomended Additional Misc Information: We allow Pets! We just ask that you keep them on the property, off the furniture, and clean up after them inside and in the yard. We have a pooper scooper and please do your best to contain their hair if they are shedding. We allow 2 dogs per party. While we only have one full bathroom on the property, so we provide a very clean Porto-Potty at the bunkhouse that is pumped and cleaned weekly. Misquitos are sprayed for 2x a year and are usually not to bad because of this. Please bring your own bug spray just in case there are a few Our well has a state-of-the-art commercial filtration system to provide pristine drinking water. The final leg of the journey to the cabin is a 1.5-mile gravel road which can be bumpy in places. In winter, a 4WD vehicle with good clearance is advised, while any vehicle will do in the warmer months. Once here, feel free to enjoy the entire property. We kindly ask you to respect the environment by ensuring all trash is bagged and put in the dumpster next to the driveway, and that the beach across the river is left in a pristine condition. Fire safety is crucial. Please be mindful while using the fire pit and refrain from burning excessive paper. Always check online if there is a burn ban in effect before starting a fire. We provide firewood as a complimentary feature. Please enjoy but do not excessively burn wood. Our kitchen is well stocked and provides a variety of cookware and appliances. Lastly, we're available via phone should you need us during your stay. So come, unwind, and reconnect with nature in our serene riverside retreat. We can't wait to welcome you! Short term Rental Agreement Requirement: PLEASE NOTICE: Due to the rural nature of our air Bnb, all guests are required to sign a electronically signed short term rental agreement due to county regulations, police anti trafficking policies, and our insurance requirements. This will be sent automatically after you book for you to sign. Here is what the contract contains: SHORT TERM RENTAL AGREEMENT 1. The Parties This agreement made begins on the date of arrival specified by the Air Bnb application an is between _______________________ [name of tenant], Hereinafter referred to as “Tenant”, and _______________________ [name of landlord] of Hereinafter referred to as “Landlord”. 2. The Property Property Location: 1450 A street Sandpoint Idaho, 83864 3. Period and Guests Total people in renting party consists of the Adults, Children, and pets declared and agreed upon in the Air Bnb application, and is not to exceed the agreed upon number within the Air B&B application. Additional undeclared overnight guests are in violation of this agreement and subject to additional charges. Tenant assumes all risk and liability for any day guests or anyone not specified in original booking that comes on the property including damages or accidents that may occur to the property or guests as a result of additional guests. Rental period begins at 3:00 PM check in on the agreed upon date specified in/by the Air B&B booking application and ends at 10AM on the check out date specified by the Air B&B booking application. 4. Rental Amount Total rental amount for the period is specified by the Air B&B booking application and can be altered with both parties accepting alterations. 5. Fees, Taxes, and Deposit Cleaning Fee: As specified and agreed upon in/by the Air B&B booking application. Security Deposit: As specified, required by, and agreed upon in/by the Air B&B booking application 6. Termination The Landlord has the right to inspect the premises with prior notice as stated with the applicable State laws. Should the Tenant violate any of the terms of this agreement, the rental period shall be terminated immediately in accordance with State law. The Tenants waive all rights to process if they fail to vacate the premises upon termination of the rental period. The Tenants shall vacate the premises at the expiration time and date of this agreement. 7. Acknowledgement of rural property risks The Tenants acknowledge that there are inherent risks associated with rural properties and is fully aware and fully accepting these risks. These risks include but are not limited to wild animal attacks, delayed and/or limited emergency medical or law enforcement access, drowning in river, falling trees, damages from rough gravel road, etc. The Landlord is released from all liability or damages associated with or stemming from the nature of the rural property. 8. Maintenance and Repairs The Tenant shall maintain the premises in a good, clean, and like condition as it was when they arrived, and use the premises only in a careful and lawful manner. The Tenant shall leave the premises in a tidy condition at the expiration of the rental agreement, defined by the Landlord as being reasonably tidy. Tenant shall pay for maintenance and repairs should the premises be left in a inappropriate or un tidy condition. 9. Trash The Tenant shall dispose of all waste material generated during the rental period in the black trash trailer behind the main cabin. Tenant are required to do a walk through and pick up any small bits of trash left along the property during their stay. 10. Pets Pets are allowed on the property but must be declared by the tenant to the landlord and agreed upon prior to signing contract. The Tenant is responsible for all aspects of the wellbeing of their pets while on the property including but not limited to, injury to pets from landscape, wild animals, neighbor dogs, etc. The Tenant is fully responsible for any damages to the property caused by the pet. The Tenant is fully responsible for any damages to other guests or animals their pets may cause while on the property. The Tenant is responsible for picking up after their pets excrements and hair. Pets are not allowed on furniture or beds. Landlord will determine if pet hair is in excess at end of the stay and may issue an additional cleaning fee if warranted. 11. Subletting -The Tenant shall not have the right to sublet the property. 12. Quiet Enjoyment The Tenant shall behave in a civilized manner and shall be good neighbors respecting the rights of the surrounding property owners. The Tenants shall not create noise or disturbances likely to disturb or annoy the surrounding property owners. Creating a disturbance of the above nature shall be grounds for immediate termination of this agreement and Tenants shall then immediately vacate the premises. Quiet hour starts at 8 PM where outdoor noise should be kept to a minimum. The Tenant is entitled to quiet enjoyment also and should report any disruptive and excessive noises coming from outside the property to the Landlord an if appropriate law enforcement. 13. Smoking Smoking is not allowed inside any structure on the property. Tenant is responsible to pick up all cigarette butts and dispose of them safely. 14. Essentials Landlord shall provide the following for normal use to the Tenant during the duration of their stay: Full bed linens, bath towels, hand towels, toilet paper, paper towels, dish soap, trash bags, dishes, cups, bowels, utensils, toaster, microwave, oven, refrigerator, etc. 15. Landlord’s Liability The Tenants and Tenants' Guests shall hereby indemnify and hold harmless the Landlord against any and all claims of personal injury or property damage or loss arising from use of the premises regardless of the nature of the accident, injury or loss. Tenants expressly recognize that any insurance for property damage or loss which the Landlord may maintain on the property does not cover the personal property of Tenants, and that Tenants should purchase their own insurance for Tenants and Guests if such coverage is desired. 16. Rental Deposit - As specified and agreed upon in/by the Air B&B booking application 17. Attorney’s Fees Tenants agree to pay all reasonable costs, attorney's fees and expenses that shall be made or incurred by Landlord enforcing this agreement. 18. Use of Property Tenants expressly acknowledge and agree that this Agreement is for transient occupancy of the Property, and that Tenants do not intend to make the property a residence or household. 19. Shortened Stays and Conditions There shall be no refunds of rents due to shortened stays or ruined expectations because of weather conditions. 20. Showings If the property should go on the MARKET FOR SALE, it may be shown to qualified buyers during the Tenant’s stay. Every effort will be made to schedule the showing at a convenient time and not interrupt the Tenant’s term. Tenant shall allow reasonable viewings of the home between 9 am and 8 PM whether they may be present or not. 21. Firearms Only legally owned and permitted firearms shall be allowed on the premises according to State and local laws. Recreational shooting is not allowed on the property. Tenants are required to notify law enforcement and the Landlord should an incident arise involving a firearm. 22. Fireworks Tenant agrees that Fireworks and other hazardous materials shall not be used in, on or around the property. 23. Illegal Use Tenant shall use the property for legal purposes only and other use, such as but not limited to, illegal drug use, abuse of any person, harboring fugitives, etc. shall cause termination of this agreement with no refund of rents or deposits. 24. Fire Alarms Tenant must notify the Landlord without delay if a fire alarm “chirps” or has a low battery condition. 25. Possessions Valuable items left behind by tenant will be held for the tenant and every reasonable effort will be made to contact the tenant for return. If items are not claimed for longer than 6 months they shall become the property of the Landlord. The Landlord shall not be held liable for condition of said items. 26. Hot Tub General: Tenant must bath and rinse off prior to entering hot tub. Tenant must wipe off feet prior to entering the hot tub. Children under the age of 18 are not allowed in the hot tub. No more than 4 people at a time are allowed in the hot tub at a time. No person under the influence of alcohol, drugs, or pharmaceuticals may enter the hot tub. Physicians note is required prior to use if tenant has any documented illnesses, comorbid conditions, or injuries. No electronics in the hot tub. No glass containers in or around the hot tub. No food or drink in the hot tub. No pregnant women in the hot tub. No oils, detergents or soaps should be used in the hot tub. Do not sit or lie down on the cover. Cover must be replaced after each use. Please turn off jets after each use. Tenant must abide by the following posted Hot Tub Safety Rules: o Shower with soap and water before you come in. o Enter and exit the Hot Tub slowly. o Please no jumping or diving. o Do not bring glass in or near Hot Tub. o Do not use alcohol, narcotics, or medications. o Elderly persons must consult doctor before use. o Pregnant women should consult doctor before use. o Children are not allowed in Hot Tub. o Do not enter if temperature is over 104° Fahrenheit. o Limit your soak to 15 minutes, and cool off before re-entry. o Anyone with heart disease, diabetes, high or low blood pressure or any serious illness should consult with doctor before entering the Hot Tub. o Please replace Spa cover after each use. o Please do not sit or lie down on the cover. o Please turn off high jets after use. o Please do not use soaps or oils in Spa. Maintenance: Tenant Responsible for general maintenance and cleaning during their stay - Consisting of keeping proper water heights, cleaning water surface of debris with provided skimmer, suctioning sand/debris off floor of hot tub with provided suction cleaning tool, keeping spa lid closed and covered at night, and taking any precautions to prevent the freezing. Tenant responsible to let landlord know of any maintenance needs during their stay. Landlord Responsible for Weekly Maintenance - Consisting of keeping proper water heights, emptying and refilling water, conducting pools sweeps, and any precautions to prevent the freezing of pipes and equipment. Damage: Tenant is responsible for any damage to the hot tub that occurs during their stay that is caused directly or indirectly from them or their guests. Tenant agrees to pay any damages or costs that occur during their stay including excessive use and maintenance fees. This will be determined by the condition in which the hot tub is left by tenants upon their departure. Risk: I the tenant acknowledge that the Landlord isn’t responsible for any injury, illness, or death that may occur to me or my guests while using the hot tub. I release all legal recourse in the even of an injury, illness, or death while using the hot tub. Subaru’s etc do great. The neighborhood does its best to maintain the road, but potholes and some washboards can arise. Trash: Please dispose of all trash in the green dumpster along the driveway between the main cabin and the bunkhouse. Fire pit: please do you best to keep the fire pit tidy. Burning a lot of paper isn’t recommend due to the mess and fire danger the ash can create. Please do not burn excessive wood during your stay. It becomes expensive for us and is a fire danger. Beach: the beach on the other side of the river IS NOT our property. Please don’t dig large holes, leave trash or floaties/kayaks on it. It’s imperative that it is spotless to ensure we keep Getting to enjoy it! Please bring beach chairs/camping chairs Property lights: -Edison lights on roof eve need plugged in on deck. -Edison lights in wooded camp spot/outdoor theater need plugged into light post -Trail lights to river cabin will come on auto magically at dusk. The upper lights are controlled by light switch on edge of deck of main cabin. They can be dimmed also. Cooking: The kitchen is stocked well with a crockpot, pans, bowls, cups, plates etc. we have a KEURIG and provide a few KPods. Make sure to bring extra if you’re a big coffee drinker! If you’re a large group we have a 15-45C coffee maker for your use. -The black stone griddle: 36” of griddle top for epic breakfast or other meals. Instructions: check for oil drip pan in back of griddle. Cast iron Griddles need a decent amount of oil for cooling. Cook bacon first and use the fat for non stick cooking. Or add coconut oil/etc. cleaning:be aggressive with scraping, then use water squeezer bottle to spray (no soap!) while it’s hot to boil off the food residue. Scrape and wipe with paper towel until clean, then coat with cooking oil to seal it. Wait until it cools, empty drip pan, then cover. Call with questions. Lots of fat is critical! :) -The microwave is a drawer style. Press open/close on touch screen to open/close -Grounds: with such a large property, we can’t guarantee the group to be 100% free of sharp objects. Please wear footwear at all times to avoid an annoying cut ruining your vacation :) -There are first aid kits in the main cabin and bunkhouse should you need them. -Fire extinguishers are mounted by the refrigerators in each building. -Mosquitoes can be a thing at times, especially early to mid July. We spray the property and keep them at bay. Please bring your own bug spray and Benadryl cream for bites. -Neighbors both have 3 dogs. I’ve asked them to keep them home, but sometimes they roam over to our property. They go home with a firm, “Go Home” command but If they are a nuisance or make your trip uncomfortable , contact me and I will call the neighbors.
