Quiet, idyllic 4-room apartment, 81 sqm, with parking, indulges in magnificent panoramic views on all sides. The modern layout is filled with natural light and stylishly furnished with love. The space Dear holiday guests, the flat is located on the 2nd floor and is bright, cosy and completely furnished and shines with a fantastic panoramic view on all sides. The open, modern floor plan with separate bedroom, several living/bedrooms, eat-in kitchen, bathroom, separate guest WC and hallway is ideal for feeling at home. Each room has been individually and lovingly furnished. Attractive interiors and art give the accommodation a special atmosphere. Each room has its own theme. The modern bathroom is fully equipped with a bathtub, shower, WC, washbasin, seating and furniture for storing personal items. Toilet paper, hand and bath towels as well as shower gel, wash gel and shampoo are provided free of charge. In addition, the flat offers a separate, lovingly designed guest WC, which is accessible via the central hallway. The new, fully equipped fitted kitchen offers fridge and freezer, 4 ceramic hobs, oven, sink and dishwasher as well as a toaster. For tomorrow's coffee, there is an espresso machine, a French press and filter holders/filters. For grinding coffee beans, we offer an electric coffee grinder. Tea lovers will find a kettle and tea utensils. The rest of the kitchen equipment is located in numerous shelves, racks and a kitchen chest of drawers. The central, large dining table offers plenty of space for culinary hours as well as fantastic views of nature and the city centre. The orientation is such that you are usually "kissed" by the morning sun. Otherwise, you can enjoy the sunshine until the evening. There are two beautiful living rooms. The main room offers a 3-seater sofa with a récamiere and two comfortable armchairs. These invite you to relax, watch TV, read and have good conversations. The furnishings are of high quality and lovingly designed in detail. The living room offers a variety of views of the valley and the city centre. TV, radio and the internet/WLAN are offered free of charge. In addition, there is a second living room (we call this room -Mittelzimmer-) It is transparently connected to the main living room and provides interesting perspectives and views. In this room you will find a slightly smaller double bed measuring 1.40 m x 2.00 m. The bed consists of a comfortable mattress. The bed consists of a comfortable mattress and a high-quality topper with memory foam. If this bed is needed, e.g. for a 3rd person, we will cover it with a fresh duvet cover. A covered quilt and pillow are of course also included. Several light scenes / light sources can be switched via a remote control. The Yamaha music system (Wifi-capable) is also located in this room. The bedroom is very comfortably furnished. The bed consists of two separate mattresses with individual, high-quality toppers. These are covered with a fresh duvet cover. There is a quilt for each side, a large and a small pillow, each covered with fresh duvet covers. In addition, there are two warm, cosy woollen blankets. The bedroom, like the other rooms, offers very beautiful views of nature. The furnishings include a 1.60 m x 2.00 m bed, bedside tables as well as an open wardrobe, a chest of drawers, a laundry basket, a seating area as well as side rugs. Separate bedside lamps and a ceiling light create a cosy atmosphere. Bed linen is provided free of charge. Sockets for electronic devices, e.g. for charging mobile phones, are available on both sides. The garden offers a variety of places to stay. There are seating areas at the splashing fountain, at the barbecue area or at the side of the shed (Schwäbisch "Schopf"). There you can listen to nature during the day, barbecue or just read and relax. Just as you like it. The areas at the Schopf are romantically illuminated for your stay in the evening. The picturesque path from the holiday flat to the town leads along the charming historic Burgweg. While walking from the hill down to the town, you have a magnificent view of the countryside and the silhouette of the town. It is a wonderful opportunity to discover the history of the region through the architecture while admiring the beauty of nature. Attentive observers will notice the "Schramberg sandstone formation" of the Schlossberg on their way into town. It was formed in the "Lower Permian" 272 to 296 million years ago. The walk into town takes about 10 minutes, uphill a little longer because of the incline. Further information is provided by the nature trail that winds along the valley town on the heights. We have specially designed the flat to meet the needs of PRIVATE HOLIDAY GUESTS and therefore, in the vast majority of cases, we give preference to renting to these people. However, if you have a strong interest in a PROFESSIONAL RENTAL, please contact us via the AirBnB platform. Nothing is impossible. Your Howard Nagel Guest access Check-in / Parking / Keys / Access / Check-out Your parking space is located above the courtyard entrance and can be accessed directly from the Burgweg. This parking space is preferred for guests of the flat on the 2nd floor. From this parking space you can reach the entrance via the courtyard driveway. First, however, you cross the street to the front garden entrance. Opposite the white flagpole is a small wooden house where the keys are deposited in a key safe. You have the option of a contactless check-in. You enter the wooden house via a code lock. Inside the wooden house you will find two key safes. In the key safe "2nd floor" you will find the keys for the main entrance and the flat door of the 2nd floor. There are separate keys for the front door and the flat entrance door. I will give you the codes to open the wooden house and the key safe in good time before check-in. Bikes that you bring with you can be safely stored in the wooden house. For e-bikes there is the possibility to charge the batteries. Please only use the blue socket strip for charging the batteries. An extension cord is available. Practical: In addition to the lock, the flat door on the 2nd floor has a chain on the inside, which is connected to an outside turning handle. When the chain is hooked in, the door can be opened from the outside without a key using the turning handle. This is practical if you are often on the move between the garden and your home. In the wooden house you will find garden chairs and garden loungers as well as cushion pads. Bicycles that you have brought with you can be safely stored there. For e-bikes there is the possibility to charge the batteries. At the end of your rental period, close all windows and doors and make sure that all electrical appliances are switched off. (Don't forget to unhook the chain from the flat door!) and put the keys back in the safe. For a smooth check-out, you will find a helpful to-do list in the information folder of the flat, which we ask you to follow. Other things to note Booking, Check-in & Apartment Keys After your booking, we will send you our specially prepared local travel guide and the apartment handbook. Check-in is contactless. The apartment keys are kept in a key safe. You will receive the necessary access codes in good time before your arrival. Equipment & Amenities Crockery, cutlery, towels, laundry detergent, shower gel and toilet paper are provided. You will also find a basic selection of coffee, tea, salt, sugar and other essentials in the kitchen, which you are welcome to use. If you completely use up any of these items, we would appreciate it if you could replace them. Satellite TV, Radio & Internet The TV and radio can be operated directly on the devices or with the corresponding remote controls. The Yamaha sound system can also be controlled using the Yamaha MusicCast app. This allows you to play your own music or use Spotify, DAB+, Internet radio and FM radio. Four radio stations are already preset. Free Wi-Fi with speeds of up to 300 Mbps is available throughout the apartment. Please use the Internet connection responsibly and in accordance with applicable laws. Washing & Drying The washing machine and tumble dryer are located in the basement, to the left of the stairs. Please turn on the water supply before using the washing machine and turn it off again afterwards. Also make sure that the washing machine, lifting system and tumble dryer are connected to the power strip. Waste Disposal & Recycling The appropriate waste bins are provided for our guests: Recyclables and packaging: yellow bin General and organic waste: dark grey bin Paper and cardboard: bin with a blue lid, located beside the parking area Please dispose of glass in one of the public glass recycling containers in Schramberg. Heating The radiators are electronically controlled by a central time and temperature system. Normally, no adjustment is necessary. For safety reasons, guests may not use their own electric heaters, electric blankets or heated cushions in the apartment. Garden Furniture Garden furniture and seat cushions are stored in the wooden garden shed. Please bring the cushions inside or return them to the garden shed overnight and whenever it rains. Pets & No-Smoking Policy To ensure that future guests can also enjoy a clean and comfortable apartment, pets, smoking, shishas, vaporizers and similar products are not permitted anywhere inside the apartment or house. Thank you for respecting this rule for reasons of hygiene, allergy prevention, comfort and safety. Check-out & Apartment Keys Before leaving, please remember to: switch off the refrigerator and remove all food wash any used dishes and leave them clean make sure you have taken all your personal belongings return furniture and other items to their original places switch off all electrical appliances close all windows unhook the security chain from the apartment door simply pull the apartment door closed when leaving – there is no need to lock it return the apartment keys to the key safe If anything has been damaged or lost during your stay, please let us know. You will also find a dedicated “Check-out” page in the apartment handbook. The checklist will help you make sure you do not forget anything before leaving. Cleaning & Service Providing a thoroughly clean and carefully prepared apartment is very important to us. Before each new arrival, the apartment is thoroughly cleaned and prepared with fresh bed linen and towels. Toiletries, laundry detergent and basic food supplies are checked and replenished as necessary. Our cleaner is legally employed, covered by social insurance and paid a fair wage. The cleaning fee is used entirely to cover staff and material costs; we do not make any additional profit from it. Sauna The sauna is available by prior arrangement. Please be aware that using a sauna can put additional strain on your cardiovascular system. If you have any health concerns or are unsure whether using a sauna is suitable for you, please seek appropriate medical advice beforehand. Switching on the Sauna The main power switch is located outside at the back of the sauna. Turn it from OFF to ON. You will hear a signal and the blue indicator light on the control panel will illuminate. Then switch on the control panel using the red ON/OFF button. Use the +/- buttons to set the temperature and timer. The sauna takes approximately 30 minutes to heat up. Using the Sauna Enter the sauna barefoot or wearing suitable sauna footwear. For hygiene reasons, always place a large towel underneath your entire body. A typical sauna temperature is around 70–80°C. A sauna session usually lasts approximately 10–15 minutes. Remove watches, jewellery and other metal objects before entering. Use no more than one wooden ladle of clean water per sauna session on the sauna stones. The ventilation flap in the ceiling can be used to regulate airflow. A cold-water hose is available beside the sauna for cooling down between sessions. Please wear a bathrobe when walking between the apartment, garden and sauna. After Using the Sauna Please: switch off the control panel, leave the sauna door open for a while to ventilate and cool down, take your towels with you, leave the sauna clean and tidy, lock the sauna with the padlock, and switch off the main power switch at the back. Due to the additional energy consumption, we charge €5 for one hour of sauna use (approximately three sauna sessions), plus approximately 30 minutes of heating time. Payment is made through Airbnb or the respective booking platform. Further operating and safety instructions can be found inside the sauna and in the apartment handbook. Gas Barbecue The gas barbecue may only be used by adults who are experienced in using gas barbecues. Please read the safety instructions on the barbecue before using it. The gas cylinder, barbecue accessories and cleaning supplies are stored in the rear room of the shed. Please observe the following: Keep children and teenagers away from the barbecue. Never leave the barbecue unattended while it is in use. The protective cap and red safety cover must be fitted when transporting the gas cylinder. Clean the barbecue thoroughly after use. Return the gas cylinder to the designated storage room afterwards. Lock the storage room with the padlock. The code is the same as for the front wooden garden shed.
