Tucked in a peaceful neighborhood, Warwick House offers a bright and spacious interior with tasteful decor. The large garden, along with a bookable hot tub, is a great spot to relax. Guests love the plentiful parking and location close to Warwick and Coventry Universities, Warwick Castle, the NEC and CBS Arenas and more. It is ideally set up both for families visiting local attractions and people working in the local area. The space The Location The house is a large semi detached home in a prime location for the University of Warwick, Coventry University, Birmingham International Airport, the NEC, Resorts World, HS2 works, the RICOH Arena and many more. The local train station is 4 minutes walk away and features regular, fast services to Coventry and Birmingham City Centres, RICOH Arena, the NEC and Birmingham airport. It is also ideally situated for the Midlands motorway network, being just minutes from the M42 and M6, and within easy driving distance of many local attractions, such as Drayton Manor Theme Park, Warwick Castle, Kenilworth, Alton Towers, Stratford upon Avon, the Malvern Hills and the Cotswolds. The Home The house is set over 3 levels. On the second floor there is a large double bedroom and separate shower room. There is also a large single room which is accessed through the double bedroom, though please note this room does not have a window. On the first floor are three further bedrooms, each with twin beds. Two of these rooms can be converted to superking size beds by prior arrangement, offering flexibility whatever your needs. The bedrooms are tastefully appointed and feature all you need for a comfortable stay, including mirror, desk, bedside tables and wardrobe space. The main bathroom is also on this floor, a bright, spacious room including a bath with shower over. On the ground floor the large lounge has plenty of comfortable seating and a large TV with SMART functionality. There is a door through to the dining area as well as the hall. The sofa bed pulls out to a king size bed and is very comfortable, made up with a mattress topper on request. Boards games and books are also available in the lounge. The kitchen and dining area is a lovely social space and is ideal for cooking with plenty of work space, a cooker and hob, microwave, dishwasher, large fridge freezer and washing machine. The dining table extends to seat up to 10 guests. A patio door leads out to the back garden. A 5-6 person spa hot tub can be arranged for an extra cost of £200 per weekend (longer hire periods are also available - please enquire for details). This cost covers hire, cleaning, refilling and sanitising and heating. Guests should contact the owners as early as possible to reserve the hot tub and ensure it is available - although we will try our best we cannot always accommodate late requests. There is a garden to the rear of the property with lawned area and patio. There is outdoor seating for al fresco dining, as well as a large washing line if required. You will have exclusive use of the house and garden, including parking on the driveway for up to 3 cars. Parking is also available on the road. Guest Access Dishwasher, Washing machine, wifi, TV Local Amenities There is a small local shop approx 5 minutes walk from the house. There are pubs and take aways within walking distance and less than 5 minutes drive are large supermarkets. Noise Monitor Please note that we use a MINUT noise monitoring device in our home with the aim of preventing excessive noise from disturbing our neighbours late at night. The device does not record sound but monitors noise levels and notifies us if the noise is too loud during quiet hours; noise during the daytime and evening up to 10.30pm is not an issue. Guest access You will have full access to the house, including well equipped kitchen with large fridge freezer and washing machine, and large, sunny garden with outdoor seating area. There is off road parking for 3 vehicles, plus additional parking on the road. Other things to note Please note that we have external cameras and recording devices monitoring the entrances to the property. These will alert us to all people entering and leaving our home, or being immediately outside the house. This is to enhance the safety and security of our guests, our neighbours and ourselves. Recordings will be deleted after your stay, and your privacy will not be compromised. A damage deposit authorisation is required. This is not a charge and will only show on your statement as a hold of funds (Pending Transaction) to cover for any damages should they arise. Once you check-out this will automatically be released in full. You will be contacted after booking to complete card details for this via our partner, Charge Automation.
