Just 150m to the beach, guests can be comfortably accommodated in adjacent premium properties on 1/2 an acre, giving a fabulous balance of both privacy & spacious areas to come together. The big dining spaces are loved by groups. Beach towels, Wifi, hotel-grade linens & a fabulous set of consumables are included. The space **WEDDING / FUNCTION BOOKINGS SPECIFICALLY BY PRE-ENQUIRY & WRITTEN APPROVAL ONLY THANK YOU** Seaside Garden Cottages are perfect for discerning guests requiring quality, luxury accommodation that is very clean, thoughtfully set up, comfortable and inviting, full of wonderful extras and conveniences to make your stay wonderful and easy! The gardens are lush and interesting, with shady spaces and lovely lawns. The beds are comfortable, linens are white, hotel-grade and professionally cleaned and the use of beach towels is included. Importantly, our properties have reverse-cycle air conditioning and are on mains water. Pricing includes up to 16 guests using 3 different cottages, located on 2 x adjacent blocks with access between the two. Up to 2 babies (not yet 2yrs) may stay free in addition to this. Children 2+ are considered paying guests & count towards max 16 guests. Visitors not permitted. Each cottage has been hand built with it's own unique charm, providing 9 ½ bedrooms & 5 bathrooms. ‘The Villa’ and ‘The Cottage’ each have 4 bedrooms/2 bathrooms & are fully self-contained with full kitchens, dishwashers & Nespresso machines, plus laundry facilities, hairdryers, plus DVD's, Smart TV's, games & magazines. ‘The Studio’ features 1 bedroom/1 bathroom & small kitchenette. 1) THE VILLA: Our largest cottage with soaring ceilings, light, bright and airy. The styling is more modern, with a subtle country-coastal feel. Featuring spacious open plan living, big dining table seats up to 14 plus 2 at the island bench. Huge range of DVD's, Big Smart TV in living room (3 sofas), magazines, books, games, puzzles. Downstairs are two King Size bedrooms, plus a little 'bonus' room with single bed & trundle, great for families. 2 bathrooms, full laundry facilities. Upstairs are two further bedrooms with queen size beds plus king singles by arrangement. These upstairs bedrooms have stunning internal balconies overlooking the living area with full height closable plantation shutters for privacy & safety. 2) THE COTTAGE: Charming & romantic with a touch of luxe; gorgeous, exposed beams, soaring ceiling & internal brickwork. Downstairs are two bedrooms with king size beds, 2 bathrooms (walk in showers, no bathtub) & spacious living areas. Full kitchen with dishwasher. The dining table seats 8 (plus 2 at kitchen bench), living room with 2 sofas (seats 5). Upstairs are two bedrooms, one with a queen size bed, & the other (bedroom 4) has 2 single beds (plus basic fold-out bed for a child by request). Washing machine/dryer combo. Access to the upstairs bedroom #4 & one of the bathrooms, is via downstairs bedroom 1, making it an ideal suite for a family. The upstairs bedrooms have stunning internal balconies with screening for privacy, overlooking the dining area. 3) THE STUDIO Located alongside the main cottage, wonderful for extra privacy, our little 1-bedroom Studio is super-cute & a great place to retreat to. It features a spacious bedroom with Queen Size Bed, sofa bed and small bathroom (no bathtub) and basic kitchenette with bar-size fridge, microwave, kettle, toaster, TV, magazines, plus reverse cycle air conditioning OUTSIDE: Table Tennis table, undercover & off-street parking, beach toys / balls, esky to use during your stay, 2 x BBQ’s, various dining settings in the gardens, courtyard, on the veranda etc. – more than 24 outdoor dining seats, so you’ll find the perfect spot. Large, interesting garden & expansive, lush lawn with shady trees & sunny spaces - the properties are set on 2 allotments with easy access between them, spanning half an acre in total. CONSUMABLES: A fantastic set of consumables are included for your convenience, such as toilet paper, tissues, paper towel, tea/coffee/sugar/a few coffee pods, food wraps, pantry basics such as pepper/salt/oil/seasonings, washing detergents, soap, dishwasher tablets, handwash etc. This will certainly be enough to get you started, probably enough for your whole stay, but if you need more consumables, the supermarket is nearby. LINEN: Professionally laundered, including white hotel-quality bed linen, tea towels, lots of soft bath towels, beach towels. CLEANING: 'Normal' cleaning between stays (no daily servicing) is naturally included & our absolute pleasure, so there's certainly no need to clean wet areas, floors or make beds etc. on your departure. As is normal Holiday Rental etiquette, we do just ask that it's treated respectfully, left neat & tidy with items put back where they were found, spills wiped up, rubbish in bins, bbq left clean etc. Please do enjoy a little break from housework, but it certainly can't be left 'filthy', 'trashed', odoured or damaged though. Staining on white linen from fake tan will incur a replacement fee sorry. CHILDREN are very warmly welcomed & families just love it here! There’s no need to compromise on quality or convenience just because you're travelling with your family – just let us know if you're bringing children & we'll supply quality baby items (stroller, cot, highchair), toys, beach toys etc. Please just note that whilst this luxury property is 'child friendly' & we’re really particular about safety, like most properties it's not 'child proof', so responsible supervision by caring adults is essential for the safety of your precious children i.e. yard is not fully fenced, stairs, internal balcony, sharp items in the kitchen, some breakable items etc. The maximum guests on the properties (as permitted by Airbnb) is 16+2 infants. THE BEACH: Just a few moments lazy stroll to the water’s edge, a picturesque walking track nearby is ideal for walking or bike riding right into the heart of Kingscote (approx 2.4 klms). THE LOCATION: Just 2 minutes to Kingcote's main street. There are so many pretty places on the island, but for exploring from a central location & still being so close to amenities such as groceries, fuel, cafés, health care etc., we think it's absolutely perfect & why we chose this location. Many of the stunning but remote places on the island don't have these amenities nearby & wildlife is also quite prolific at night-time, so it's best to avoid driving outside of the towns after dark. CELEBRATIONS: The properties are a lovely space for a small, sensible celebration of a special occasion with loved ones. Importantly, Airbnb have a strict 'no-party' policy, and celebrations (especially weddings) require specific prior approval & quite hours are after dark. The max number of guests at the property must not exceed those actually booked in as guests (i.e. if the booking is for 16 guests, only these guests can be at the property for a sensible celebration). Function level cleaning is certainly not included, as this is holiday rental & not intended for parties. Absolutely no big wild parties, bucks/hens/schoolies groups, just an enjoyable time together. WIFI: Complimentary, usually reliable with a good signal (we have the highest plan possible), but not so good in bad weather & sometimes signal in the Studio is low. Whilst we don’t envisage any serious issues, please be aware that we can’t guarantee access or uninterrupted signal without fault, as sometimes the Island experiences issues outside of our control. It's our pleasure to help make your stay wonderful! CONTAGIOUS/COMMUNCABLE DISEASES + COVID: We take safety seriously & do not do isolation/quarantine or illness recovery stays. You must NOT enter the property if you are sick with any infectious disease - it's not fair to us, our contractors or the next guest. TRAVEL INSURANCE: Sometimes holidays don't go as planned, and something may arise which prevents travel or impacts your stay, such as illness, missed or cancelled transport or weather events. As such, Travel Insurance is highly recommended. There isn't an automatic refund if you can't get your flight/ferry/unwell/car trouble etc-for this reason please don't forget to arrange your travel insurance. We can not cover the risk of cancellation costs if you need to cancel your accommodation-this is what insurance is designed for. Guest access Plenty of parking on the property, two under cover spaces, plus street parking if you require. Other things to note NO FUNCTION OR WEDDINGS WITHOUT PRIOR APPROVAL. NO WILD PARTIES. NO FREE GUESTS (OR VISITORS AT ANY TIME). Children count as guests & babies must be declared. Most people are honest, however every so often groups assume that they don't need to declare kids/adults/babies/visitors. Sorry, but if this occurs, a penalty fee will apply & you will be required to leave immediately without refund for any remaining days as we will be breaching Airbnb rules and risking having our listing cancelled. TARIFF IS BASED ON CHECK OUT STRICTLY BY 10AM. Please book an extra night if you require a late or flexible check out time anytime after 10am. GUEST NUMBERS: Airbnb cap listings at 16 guests.
