The beautiful 4-Bedroom Cottage & 1-Bedroom Studio are conveniently located alongside each other & can be included in one booking, giving fantastic accommodation flexibility & up to 5 Bedrooms & 3 Bathrooms in total. This gorgeous property has charming & modern country-cottage styling, is blissfully romantic, private, comfortable & spotlessly clean, on the outskirts of Kingscote. NOTE: Beds for 10+dble sofa bed/foldout bed *WEDDINGS/events by prior approval* MAX 12 inc. infants on premises. The space Located just a short stroll from the beach (about 150 metres) in a quiet little suburb on the outskirts of Kingscote. You'll love the lush garden setting, attention to detail, cleanliness, quality, generous consumables, professionally laundered linens & supply of beach towels - this is no ordinary holiday rental! For bookings of up to 8 guests, the 4-Bedroom/2-Bathroom Cottage is included in your booking tariff. For bookings of 9 or more guests, The Studio (5th bedroom & an extra bathroom) is also included in the rate. Please enquire regarding rates if your wish to include The Studio in your small-group booking of less than 9 guests booking. In total, there are beds for 10 guests, plus sofa bed (or basic kids fold out bed) for the 11th & 12th guests. WEDDINGS & FUNCTIONS: Are strictly by prior enquiry & specific approval for guest numbers must be in writing only thank you. This is primarily a holiday rental & functions can not be facilitated at all times due to the comfort of our guests on the property next door. An indulgent & spacious retreat for two, yet equally suited to families and friends, the Main Cottage is architect designed & hand built, with 4 beautiful bedrooms and 2 large bathrooms. This 4-bedroom cottage is for bookings/tariff of up to 8 guests in standard configuration, or 9 if you'd like to use a simple fold out mattress suitable for children. The Cottage is a fabulous choice for two couples travelling together with the excellent privacy of each of the downstairs king bedrooms, each with it's own bathroom & located at separate ends of the Cottage. SOFA BED IN STUDIO (double size), included for bookings of min 9 guests. THE STUDIO (included with bookings of 9+ guests): -located just a few metres away from the main Cottage, The cute little Studio cottage is tastefully styled, clean, has a comfortable bed and the same good quality linens as the Main Cottage, including beach towels. -Small ensuite bathroom -Basic kitchenette with kettle, toaster, microwave and a bar fridge, with table for 2 inside and a table for 2 on the veranda. -Reverse cycle a/c. -TV -Double Sofa Bed (sleeps up to 2, very comfy but due to the Studio being little & in the same space as the Queen Bed, best suited to children) THE COTTAGE-4 Bedrooms: Downstairs at The Cottage: -Undercover parking with direct entry to the house. -Open plan dining, with table seating 8 (plus 2 at the kitchen bench), fully equipped kitchen including Nespresso Creatista Plus Coffee Machine and 9-place setting dishwasher. The kitchen is extremely well equipped, with quality appliances. -Wooden doors open to a beautiful front deck and garden. -Under Cover Outdoor Dining Setting and BBQ, seats 8. -Courtyard with additional dining furniture, seats 6, plus extra seating throughout the garden. -Lounge room with SMART TV, seating for 5 plus ottomans, lovely for relaxing evenings, reading a good book or settling in for a movie. Huge selection of DVD's, board games, puzzles. -Bedroom 1: King Size Bed with a beautiful sitting area, access to bedroom 4 is via this room. French doors open to the lovely veranda and has a leafy outlook onto the garden. -Bedroom 2: King Size Bed. If the hallway door is closed, the configuration of the 2nd bathroom and this bedroom creates a ensuite type set up. -Fold out mattress (suitable for children) by request for guests requiring additional bedding flexibility. -2 large bathrooms downstairs, located opposite ends of the Cottage, perfect for privacy. Walk-in showers (no tub-if you need a bath for children, please consider our other property 'The Villa'),each with hairdryers. -Inside laundry facilities available, washer, dryer, iron, airer. -Cot, highchair and toys available by request Upstairs at The Cottage: -Bedroom 3: Queen Sized Bed. -Bedroom 4: Two Single Beds, accessed via bed 1. A basic fold out bed may be added to this room by request which is fine for kids. -IMPORTANT: These charming upstairs loft style bedrooms have lovely internal balconies overlooking the living area with plantation shutters on part of it which can be closed for privacy/light and will not completely block out all noise/light as much as a wall will. AIR CONDITIONED 4 x reverse cycle systems, which also have 'fan function'. The old ceiling fan in the dining room is redundant (but not yet removed) ANTIQUE DECORATIVE STOVE IS NOT FUNCTIONAL - purely decorative & not for use. LINENS & BEACH TOWELS Professionally laundered, white hotel grade linen included, plenty of white bath towels plus beach towels, tea towels etc. included for your use, so save valuable packing space. **REPLACEMENT FEE APPLIES FOR FAKE TAN STAINING, so please bring your own linens if using fake tan** CONSUMABLES The property is self-contained and as such you will need to bring your own breakfast / food and personal consumables. We do however provide an excellent, generous 'starter' set of consumables, such as tea/coffee, soaps, detergents, toilet paper, paper towel, food wraps, washing powder etc. GUEST NUMBERS: Please kindly advise correct guest numbers, including all children and babies who will be staying or visiting the property when booking so that we can prepare for your stay appropriately, advise our housekeeper an accurate turnover clean time and charge correctly. There are 'proper' beds for 10 guests when using the Cottage & Studio, plus 2 guests may use the sofa bed or a simple kid's fold out bed. Only booked guests to be on the property at any time please, as Airbnb have strict rules regarding maximum numbers on site at any one time and we are committed to following these guidelines. If you are planning a function or get-together (such as a wedding or similar), this must be disclosed and approved prior to booking and only guests actually staying / paying can attend, unless we have specifically approved otherwise in writing. MAX 12 GUESTS INC INFANTS / KIDS / ADULTS. CHILDREN are very warmly welcomed and we look forward to you creating special family memories. We can supply a cot, stroller, highchair, kids DVD / games, toys, beach toys etc. all available, just please advise if travelling with children and ages. NO BATHTUB SORRY. This luxury property is not however 'child-proof' and good supervision by caring adults is naturally required as it is not fully fenced, has stairs, internal balconies which meet building safety codes but may present a climbing risk for young children, beautiful furnishings & some breakable decorative pieces. If you are unsure as to the suitability of the house, please enquire, we're friendly and happy to assist. No charge for up to 2 x infants who have not yet turned one by check out date, but they do count towards the max of 12 guests on property. WIFI (unlimited download) is available to use on a complimentary basis. Whilst we don't envisage any issues & we have the fastest plan available, kindly be aware that we cannot this guarantee access or uninterrupted signal without fault during your stay & we may not be available to immediately attend to access issue if they occur. TRAVEL INSURANCE: Sometimes holidays don't go as planned, and something may arise which prevents travel or impacts your stay, such as illness, missed or cancelled transport or weather events. As such, Travel Insurance is highly recommended. There isn't an automatic refund if you can't get your flight/ferry etc-for this reason please don't forget to arrange your travel insurance. This means that you can't invite friends to visit or use any of the facilities (inside or outside) AT ANY TIME (day or night) unless they are paying, pre-booked guests. Late Check out requires pre-booking an extra night (we can't let out the property that afternoon if late check out occurs), but feel free to check if we have late check out available :) THE COTTAGE (4 bedroom/2 bathrooms) is included with the tariff when booking for up to 8 Guests. THE STUDIO (1 bedroom/1 bathroom) is also included in the tariff when booking for 9+ guests. BEST SUITED TO 8-10 GUESTS (proper beds for 10 guests, dining table seats 8 + 2 x stools at kitchen bench), but we're able to accommodate up to 12 guests (including infant) if the 11th and 12th guests are happy to use the double sofa bed and / or flip out style floor mattress. BEDDING: 2 x King, 2 x Queen, 2 x Single (for 10 guests). 10 is a comfy number, but 2 x extra guests can sleep on the double sofa bed in Studio or a kiddy-style flip out mattress by arrangement (dining table seats 8, lounge room seats 5). Please make sure that this configuration suits your group, we want your stay to be perfect! LOFT STYLE BEDROOMS UPSTAIRS (open air, internal balcony overlooking dining space, some screening for privacy.) This may not suit your little children as could be a climbing risk or if they are light sleepers. BEDROOM 4 UPSTAIRS WITH THE SINGLE BEDS is accessed via Bedroom 1 - it's a family suite style configuration. SOFA BED (double) located in Studio. DINING AREA: 8 x dining chairs/2 kitchen bench stools. Pls keep this in mind if booking for more than 10. ANTIQUE WOOD STOVE is purely decorative & not functional. NO BATHTUB AT THIS PROPERTY please consider if you have little ones. The Villa may be a more appropriate property if you have children. GUEST NUMBERS: Persons on site must strictly NOT exceed the guests actually booked to stay (i.e no free visitors at any time) FESTIVE SEASON Check In / Out Times typically 4pm/9:30am-we will confirm upon enquiry. LINENS SUPPLIED but please bring your own if using Fake Tan, as FAKE TAN STAINING ON WHITE LINEN WILL INCUR REPLACEMENT FEE CEILING FAN IN DINING ROOM is redundant and fan mode is available on the air conditioning units (we just haven't removed the old fan yet) PLEASE LEAVE NEAT & TIDY & NOT ODOURED: As you would usually do for a holiday rental.
