The space This 2 story Summer and Winter Basecamp Townhome is situated in a quiet, family-friendly, mountain-lover's neighborhood surrounded by tall pine trees and mountain views. Location, location, location! The spacious 3 bedroom unit is located on Kingsbury Grade. Enter into a relaxing living space with plenty of couch space & cable TV. This rental is located in a residential neighborhood. Loud parties and disruptive behavior are not tolerated. This neighborhood is monitored by a 24/7 call service. • Quiet hours are 9 pm - 8 am. (Douglas County Ordinance) • One (1) car allowed in the cul-de-sac. Overflow parking available just up the street for additional vehicles. *Renters will be issued a parking permit which they must display on the driver’s side dashboard of their vehicle. Failure to display the parking permit may result in a citation and fine of $500 from the HOA to the owner of the vehicle. Do not block or utilize the neighboring driveways. •Parking is first-come-first-served - there is no assigned parking or driveway for this condo • Fireworks, wood fire pits, and charcoal BBQs are strictly prohibited. • During inclement winter weather either 4WD and snow tires, or 2WD and chains are required to access this Unit. All guests must move all vehicles within 24 hours of a snow storm. •All dogs must be on a leash at all times and owners must pick up feces immediately and dispose of them in an appropriate trash container or dumpster. There is a $100 pet fee per dog per stay. Cats are not allowed. On warm evenings, you may spend most of your time on the private patio with wooded views. Retreat to the living room when it gets chilly and warm up by the fireplace. Relax on the leather sectional and search through hundreds of options with the flat screen TV. Or use the WiFi on your laptop to catch up on local news or to check out reviews of local restaurants. The adjacent dining room makes for a comfortable spot to gather for dinner, or grab a seat at the breakfast bar for a quick breakfast. We don't live on the property; this is our vacation home and we hope to provide you with your vacation home, without the maintenance. We are on call for guests and have great maintenance people in the area to handle any contingency. Finally, we use electronic locks, so all you need is a code to get in, and if there were ever a problem with that, we have a lockbox at the property with a physical key. Other things to note You'll rent the upstairs unit of a two-unit townhome. Each unit is separate. No parties; hotel/condo noise level required for everyone's enjoyment. You'll only have one parking spot in the parking lot in front of the unit. No early check-ins or late check-outs permitted $5 per garbage bag charge for additional trash bags left after the stay. Code for door will be in the initial email Airbnb sends you when you book along with easy driving directions. In order to comply with Lake Tahoe's Vacation Rental Ordinance for occupancy and parking the exterior of this home is monitored by a video camera. The Property has one security cameras facing the front yard/driveway area. This video footage is not shared and is recorded for liability reasons only, In the cases of a break-in, death, injury, guests sneaking in pets, guests disregarding the maximum occupancy allowed and in no way infringes upon the guests’ expectations of privacy in these public areas of the property. Please note that as a requirement for booking our Airbnb, guests will be asked to sign an electronic rental agreement. This agreement outlines the terms and conditions of your stay, including house rules, payment details, and cancellation policies. We kindly ask that you carefully review and agree to the terms of the rental agreement before booking. Any attempt at disabling or obscuring the cameras is prohibited and may result in the guest being evicted without refund. The full deposit will be forfeited if any of the above are found. You will also be asked to leave the property immediately without any money returned. Pet Addendum to Rental Agreement Pets permitted in rental home only as arranged in advance. The addition of any other pet is prohibited without prior approval. You are solely responsible for any damage or personal injury caused by your dog. To bring your pet(s), guest(s) must agree to the following terms: Guests agree to keep their dog under control at all times. Guests agree to promptly report any damage caused by pet(s). Guests agree to pay any costs for damage done by pet(s) that exceeds the policy limit or is not covered under the damage insurance policy. If damages are not reported but are found by owners/agent, it will be documented and necessary replacement or repair costs will be charged to guest(s) credit card on file or via the platform (Airbnb/VRBO) you booked through. Guests agree that their dog is housebroken. All pets must be up to date on rabies vaccinations and all other vaccinations. Heartworm prevention is highly recommended. All pets are to be treated with Advantage or similar topical flea and tick repellent three (3) days prior to arrival. Fleas and ticks are very rampant in this area and can cause harmful/fatal illness to humans and pets. All items above are the sole responsibility of the pet owner. Guests agree that the pet will not get on the furniture or bedding. There will be a $100 additional fee if pet hairs are found on the furniture or bedding. Guests agree that dog(s) will be rinsed of sand & dried thoroughly before entering the unit. Dog towels are provided & must be washed, dried and returned to the proper spot before check-out. Guest linens & towels should never be used on your pet! Guests agree that dog(s) will not be washed in the bathtubs or showers inside the unit. This must be done in the outside shower or with the hose in the carport. Guests agree to adhere to local ordinances, leash laws, and licensing requirements. Guests agree to clean up after their dog(s) & dispose of their pet(s’) waste promptly. Guests agree to keep dog(s) from being noisy or aggressive, and from causing any annoyance or discomfort to others. Guests will remedy any complaints immediately. TahoeVHRs, LLC, and/or the Owners are not responsible for guests’ dog(s). Guests agree to pay agents promptly for any damage, loss or expense caused by their pets. No personal pet beds or other such items should be put in the washer or dryer! Repairs to screening on the porch will be assessed at labor charges for rescreening if your dog(s) break through the screen for any reason. All excess dog hair will be swept, vacuumed or otherwise picked up and removed from the inside of the unit prior to departure. “Vicious or Dangerous Dogs” trained for dog fighting or with any tendency or disposition to attack any dog other domestic animals or humans without provocation, are not permitted at any time. Any dog with a recorded history of biting is strictly prohibited.
