This custom built executive rental has four bedrooms, three of which are separate individual suites with their own bathroom and walk-in closet within the bedroom. Other things to note Our pricing does not include our damage deposit (refundable if no damage) , pool and spa heat if desired, cleaning fee, utility fee and or any Airbnb service fees.  HOME SUITES HOME By accepting this reservation electronically online and making your initial deposit, you agree to the terms listed below in this contract. All monies paid are non-refundable. Application of tenants is required to be filled out as part of agreement. Photo Copy of Drivers Licenses or Passports will be required of all guests along with signed contract. Cleaning: You agree to have no more than the occupants as stated per your inquiry through web site. A $125.00-$350.00 housekeeping non-refundable fee will be due in cash at arrival. The property will be clean upon commencement of tenancy and should be left in the same condition as you received it excluding stripping of beds and laundering of towels. An mid term cleaning for 1 month or more stays will be required and to be discussed with owner on the service. Cancellation: Cancellation will result in the automatic forfeiture of your deposit. Thereafter, the lease is considered firm and all monies paid are non-refundable. Jack Young or Ally Coppedge may cancel this lease agreement at any time. In the event that Lessors cancel this prior to your occupancy of the premises, Lessors shall refund all monies previously paid. Lessors can cancel this agreement at the end of the physical commencement/departure date. Commencement of tenancy: Occupancy will begin after 4:00 pm on arrival date and ending by 10:00 am on departure. Should tenancy begin prior to 4:00 pm, additional charges may apply. In the event that the tenant does not vacate by 10:00 am upon completion of his/her tenancy, additional charges and penalties will apply. Lease is based on a thirty-one (31) day rental period. Property Rules: Our properties are located within communities that maintain a secluded, tranquil environment for their residents. Anyone who wishes to disturb that environment by throwing loud parties should consider a more appropriate venue for such activities. We expect loud music to be turned down by 9:30 p.m. There are no RAVES allowed at anytime. Trespassing on the property , loud music/noise that is audible to the neighbors and unlawful activity of any kind will be considered a violation of this agreement and grounds for immediate eviction and loss of deposit. Any incident, which causes a police visit or a letter from the city/county relating to a disturbance, will result in a charge of $1,000.00 to the credit card on file. Tenant Registration: The responsible party as well as the number of additional tenants must be disclosed to lessors before the commencement of tenancy. A copy of lessees drivers license and/or passport will be provided to owners by email/text prior to occupancy or no later than check-in. Additional guests during any particular day are to be considered hosting and additional rules and rates apply. A minimum of $30.00 dollars per day will be charged for an additional guest. Failure to disclose number of guests could result in termination of contract and forfeiture of deposit. **All questions and concerns must be addressed through Lessors at 702-756-1177. (Ally's Cell) Non-Smoking Indoors: All properties are non-smoking indoors. Any tenant found in violation will be charged an additional housekeeping fee of $500.00. Smoking is permitted outside. Pool, & Spa Heat: These options will be offered at check-in. Pool heat is not offered November 15th - March 15th. Long Term Fee for 31-day rental or more to be agreed upon with owners. Smart App is monitored on usage of heat for pool and spa. Tampering of pool equipment is subject to evicition. SPA HEAT: $25.00 PER DAY (not to exceed 100 degrees & 3 hour maximum) POOL HEAT: $50.00 & UP PER DAY (3 DAY MINIMUM) (not to exceed 80 degrees) PETS: ABSOLUTELY NO PETS ALLOWED ON PROPERTY. Parking: Tenants must park all vehicles in the designated parking area. Parking is located on street and in driveway. Cul-de-sac is private property so please do not park in front of neighbors homes. Keep mailbox area clear for deliveries. Any tenant found in violation may be subject to fines and/or towing. Garage is not rented with home. Owner will be accessing garage. Damage Assessment: By entering into this lease agreement, you hereby authorize Ally Coppedge/Jack Young to assess charges to your credit card for theft, excessive cleaning, excessive utility usage or damage beyond normal wear or tear. In the event that theft or damage occurs or excessive cleaning is required, an accounting and invoice will be sent within thirty (30) days. Security Authorization: At arrival $350.00-$1500.00 deposit will be due in cashiers check or cash, which will be required to serve as a damage deposit. A credit card authorization form is also required to be on file. The money will be refunded within one business week if there is no damage or missing items. If items are missing or damage to the property is discovered after cash refund a full accounting and the appropriate amount will be charged to the credit card on file. Utility Usage: We want you to be comfortable during your stay, but please do not leave the windows or doors open if you are heating or cooling the house. Doing so will create an enormous power bill for the owner of the house. If there is evidence of excessive utility usage during your stay, you will be charged for the excess use. “Smart “ Thermostats have been installed and are pre-set and remotely controlled by Owners. Summer months are set at 78 degrees during the day and 74 degrees at night. Winter months set at 72 degrees during the day and 67 or less at night. If for any reason A/C or Heating unit becomes non-functional, owner will make best attempts to correct. Owner will not reimburse any hotel expenses while correcting. Utilities (gas & electric) are not included. Amount will be determined and agreed upon in writing depending on length of stay and number of occupants. Owners provide water, Trash, Sewer, Basic Cable, & Internet. Liability Release: Lessors shall be held harmless from damage to property, loss or theft of personal property or personal injury, and/or damage occurring to any guest or tenant, whether disclosed or not disclosed to Lessors, while said tenant or guest is utilizing any service provided by Lessors. SYSTEM FAILURE: In case of failure of a system or amenity during your stay, including but not limited to, water, sewer, heating, air-conditioning, electrical, mechanical, ventilating, structural systems, major appliances, or entertainment equipment, we shall promptly repair them. You agree to permit access to the house to make repairs. We shall not be liable to you in damages, and NO REBATE OR REFUND OR HOTEL ACCOMODATION FEE will be given for such temporary failure, provided we are repairing the system or amenity in a reasonable manner after having received notice from you that repairs are needed. AMENITIES OFFERED: Everything will be done to make sure what was offered in any advertising will be in the property as described. There may be times when the exact amenities are not in the property. Every attempt is made to keep the inventory as advertised. A difference in amenities does not entitle you to any refund of rents paid. Amenities may be added or removed at the owners/managers discretion. Example: We may have advertised 4 flat screen TV’s and one may be out for service. This does not warrant any refund. PETS: NOT PERMITTED. CANDLES: NOT PERMITTED. All internet, smart systems, routers, pool monitors, outside security cameras are monitored. Owners have right to enter house due to interruption in service and to maintain and or reconnect equipment. The subject property has a (swimming pool, spa and/or hot tub) located thereon. The tenant(s) will use the swimming pool and/or hot tub at the tenant’s own risk. The landlord will not be held responsible for the injuries sustained by the tenant and/or the tenant’s occupants or guests when using the swimming pool and/or hot tub, and the tenant will indemnify the landlord for any actions resulting from injuries to tenant and/or tenant’s occupants or guests. The tenant is responsible for the general maintenance of the swimming pool and/or hot tub. This includes, but is not limited to, keeping the swimming pool/hot tub clean of debris, properly maintaining chemicals and keeping the pool/hot tub areas clean, neat and organized. The tenant is responsible for keeping all gates locked and the swimming pool/hot tub area secured at all times. The tenant understands and agrees to allow the landlord access at regular times to maintain the pool equipment. The tenant agrees to refrain from attempting to make any repairs or adjustments to the pool equipment or to any of the electrical wiring for the pool equipment. The tenant must immediately notify the landlord of any repair that the swimming pool/hot tub may require. The tenant is responsible for the full cost that may be due for repair and/or replacement of the swimming pool/hot tub that is required as a result of negligence by the tenant or the tenant’s occupants or guests. The tenant must operate the swimming pool/hot tub in accordance with the manufacturer’s instructions and in a safe, responsible manner. No pets of any kind are permitted in the swimming pool and/or hot tub at any time. The tenant understands that the swimming pool and/or hot tub are strictly an amenity and that the use of this amenity is not guaranteed under the terms of the lease. Any interruption or non-availability of the use of the swimming pool/hot tub will not violate any terms of the lease. If the tenant violates any part of this Addendum, the tenant will then be in default of the lease. In the event of a default, the landlord may initiate legal proceedings in accordance with local and state regulations to evict or have the tenant removed from the leased premises, as well as seek judgment against the tenant for any monies owed to the landlord as a result of the tenant’s default.
