If you're looking for a Holiday House in a great spot, this is it!   Situated a stones throw from the famous Smiths Beach. This 2 storey townhouse is fully equipped for holiday letting. Bring the kids, your Surf Boards, a picnic basket and enjoy! No wifi. Consisting of 3 bedrooms, 2 bathrooms and a downstairs TV room with fold out sofa bed. Sleeps up to 7 people easily.  Upstairs has 2 bedrooms, 2 decks, a fully equipped kitchen with dishwasher, ceramic hot plates, electric oven, 1 full bathroom (with bath, shower and toilet),  plus a balcony with BBQ and outdoor setting. Downstairs has 1 bedroom with tri-bunk, a small TV room with fold out sofa, bathroom with shower and basin, a separate toilet and laundry with front loading washing machine. Garage can fit 2 cars and plenty of surf boards! PETS ALLOWED ON OWNERS APPROVAL, DOG BOND PAYABLE : $200 Walk 2 minutes and you're on the sand or 1 minute to get your coffee and paper at the General Store. Upstairs: Bed 1 - 1 x Queen Bed 2 - 1 x Tri bunk Downstairs: Bed 3 - 1 x Tri Bunk TV room- Fold Out sofa Bed LINEN NOT SUPPLIED Doonas with covers and pillows are supplied, however, YOU are required to bring your own LINEN, (top/bottom sheets, towels, bathmats and pillowcases) or you can hire these for an extra $25 per person. Please advise us if you wish to hire linen prior to arrival. Beds made up is an extra $15 per bed and must be advised a minimum of 7 days in advance of arrival. GUEST TERMS AND CONDITIONS/HOUSE RULES/STRICTLY NO SCHOOLIES NO PARTIES! GUESTS upon booking MUST advise ages of all guests. STRICTLY no Schoolies, Bucks Parties, Hens Parties. It is a requirement of our owners to obtain ages and number of guests staying at this property. All guests must be 25 years of age or older unless accompanied by an adult, guardian or parent. If the accompanying guardian is not present, we can evict without refund. The host reserves the right at any time to cancel or not proceed with a booking that does not meet these requirements. This property does not have any policies, procedures or resources in place to accommodate the unique needs of school graduates during the annual 'Schoolies Week' period. It does not have adequate resources to engage qualified security personnel to guarantee the safety, comfort and convenience of school graduate guests during this period. If at any time we find you are accommodating more people than you have booked for, you will be evicted immediately and extra charges may apply. All bookings are subject to owner confirmation and approval. You will be required to sign The Guest Registration Form and provide us with a copy of your Drivers Licence & Credit Card prior to your arrival OR on check in. NON SMOKING POLICY: applies to all of our holiday rental properties both inside and outside the property - extra cleaning charges may apply for any butts found on the property. Bookings - are accepted by First National in good faith as agents for the property owners. Bonds: Some properties charge a guest bond. CANCELLATION POLICY Upon booking a 50% deposit is payable immediately. The total balance is payable 30 days prior to arrival. Cancellation requests before the 30 days of arrival - 50% deposit will be refunded Cancellations less than 30 days prior to arrival – No money will be refunded KEY COLLECTION - All keys must be picked up and must be returned to our office in Cowes. You will be required to sign The Guest Registration Form and provide our office with a copy of your Drivers License & Credit Card prior to your arrival OR on check in.
