Please see additional notes The space Behind the automatic drapes and blinds, large stacker doors open out onto the large patio with unobstructed and expansive water views, across the canals to the hinterland in the distance. The outdoor patio area is a fantastic space for entertaining or just relaxing and soaking up some sun, with a large outdoor dining setting and sun lounger. Fish off you own private sandy area directly in front of the large patio. Relax on the swinging chair and watch the fish jumping during the evening with a glass of wine in hand or perhaps have a BBQ. Inside the open plan living area is a lounge with large entertainment system and TV. Lay back and watch your favourite movie. Enjoy the gourmet kitchen with butler’s pantry for those family festive or corporate group gatherings - you will be amazed. Other things to note; This is a residential area and the quiet enjoyment of our neighbours is of paramount concern. In consideration of our neighbours we request guests keep noise to a minimum between 10pm & 8am. We strictly prohibit use of the property for Bucks and Hens holidays, schoolies, or similar functions and enforce very strict noise controls in keeping with the residential nature of the area. This is strictly NOT a party house and breach of this agreement will mean removal from the property and forfeit of booking costs and security deposit. If we believe the booking to be schoolies, we have the right to cancel the booking without refund prior to arrival and prevent access to the property. We appreciate most people will respect our property but on the rare occasion of violations it requires that we obtain the following information: 1. Your photo ID with your current postal address 2 . Security Bond held by Airbnb ** Access to the property will be denied until this information is received**: Guest access All areas Other things to note No uninvited or registered guests permitted Main Bedroom: King (sleeps 2) and loft - single day bed (sleeps small child) Bedroom 2: Queen (sleeps 2 ) Bedroom 3: King single bunk beds and a trundle (room sleeps 2) Total of 7 guests ***surcharge of $100 pn for wedding groups this is charged as a surcharge after booking All linen and towels are provided. We also provide toiletries such as shampoo, conditioner, shower gel and toilet paper. Complementary tea and coffee, laundry powder, dish detergent and powder, garbage bags is also provided. PN should you be on extended stay then should you run out it will be up to you to replenish. Just a quick note regarding the waterfront area. Fishing from the backyard is not permitted. It’s not an ideal fishing spot, and unfortunately in the past we’ve had issues with hooks, lines, and fishing gear being left behind, which can be unsafe. For this reason, we kindly ask that no fishing takes place from the backyard during your stay. Additionally, under no circumstances are guests to wander along the waterfront onto neighbouring properties or pontoons. These areas are private property. Please ensure you remain strictly within the boundaries of the villa at all times. We appreciate your understanding and cooperation in respecting our neighbours and helping us maintain a safe and enjoyable environment for everyone.
