Beautiful row house just steps away from the Surf Hotel and the Arkansas River in the award-winning South Main neighborhood. Designed for comfort and convenience, this house has everything you need. Whether you're in town for a wedding or using it as a base camp for adventure, this will feel like home. **NOTE 1: ZERO tolerance for parties. NOTE 2: Home is designed with 4 adults and 4 kids in mind. AirBnB lists its occupancy as 8 but we do not accept reservations for >6 adults.** 904 was designed for families with young kids. Four adults with 4 children between them can sleep very comfortably and there is even a Pack'n Play (Graco) provided. This is one of the only rentals in the neighborhood with A/C! You will appreciate this in the summertime. There are 2 showers, 1 bathtub, 3 toilets, and 8 seats for dining. Full kitchen amenities/utensils/appliances are provided. Full sized washer/dryer upstairs. Stream the TV content of your choice through our Roku in the living room or the Chromecast in the kids' bunk room. If you drive an Electric Vehicle, there are new Level 2 and Level 3 charging stations installed in the parking lot directly behind our house. IMPORTANT NOTES: -NO parties, NO pets, NO smoking, NO exceptions. -Reservations with >4 adults will incur a $100/adult/night charge for each adult beyond 4 (e.g. 6 adults will pay an extra $200/night) -Reservations for >6 adults will not be accepted. -Deceptive reservations will be subject to security deposit withholding and reporting to AirBnB. The entire home is yours during your stay, it is not a shared space. There are two owner's closets, one inside and one on the exterior, and those are the only spaces inaccessible to guests. The place is yours entirely when you rent it. Owners are available to answer questions and assist as able. South Main is an award-winning neighborhood known for its New Urbanist design. New Urbanism is a movement toward walkable communities, mixed housing types, and a blend of commercial/residential properties. South Main features a luxury salon, hotel, art gallery, brewpub, fine dining restaurant, handcrafted gift store, a coffee shop, and regular events in the square (concerts, farmer's market, etc). Just outside the neighborhood is the town skate park, bicycle pump track, and disc golf course. The Barbara Whipple trail complex is directly across the river and offers incredible mountain biking and/or hiking. Everything is walkable, including Main St. downtown and the Barbara Whipple Trail System right across the river. Parties, pets, and smoking are not permitted in this home. No exceptions. We kindly ask you to remove your shoes and keep them in the mudroom or near the front entrance during your stay. We love our home and appreciate you taking care of it in the same way we do!
