The space Welcome to our charming house in the city center of Talence, close to the St Genès barrier and only 300 meters from Bordeaux. A tram station is right next to the house (Tram B - Saint Genès/Roustaing), offering exceptional convenience to reach the center of Bordeaux directly. You will find a supermarket, bakery, tobacconist and pharmacy, all within 100 meters of the house. At 800 meters, the center of Talence awaits you with its daily market halls, shops, wine bars, restaurants and the UGC cinema. Access to all roadways is extremely easy and the house is in a great location. A large patio, with two large blinds, offers views of a swimming pool and a professional spa (Sundance Monclair 780 Massage Spa) ideal for relaxing after your visits in the center of Bordeaux or the area. (please note that access to the spa is reserved for people over 14 years old) The house, facing south, is perfectly quiet, nestled in a particularly quiet and secure area, ensuring you a safe stay. We are just next to the accesses to the Bordeaux vineyards, 40 min from the Bassin d 'Arcachon, the Dune du Pyla, and 50 minutes from Cap Ferret. Guest access Enjoy full access to the house, with the exception of the garage, as well as a small secure dressing room with key. For parking your car, you will easily find spaces on the street in front of the house, where the atmosphere is peaceful and quiet. In addition, we offer you a subscription to guarantee free parking throughout your stay on the street. Please note, we also provide a short-term parking space right in front of the house, ideal for unloading your shopping in complete practicality. Other things to note Our capacity is limited to six people, ensuring an optimal family experience, although the house can easily accommodate more visitors. We kindly ask you to always notify us in the event of an unforeseen arrival of an additional guest, in order to comply with our original agreement. We take great care of our property and hope our guests will do the same. Rest assured that you will be very warmly welcomed in an impeccable house, always well maintained and offering ample space for your belongings. The house is strictly non-smoking, but you are welcome to smoke in the outdoor patio. We ask that you respect this instruction and smoke exclusively outside. "CAUTION: Regarding the use of the swimming pool and professional spa, we remind you that you are fully responsible for the safety of your children (access to the spa is strictly reserved for children 14 years and older, in accordance with insurance and safety requirements). We provide rigid covers for the pool and hot tub, it is your responsibility to use them systematically after each use, especially if your children are young, in order to secure the premises. Our house is located in the city center, and it is essential to respect our neighbors, who are also close friends. We therefore ask you, as a visitor, to ensure that you keep noise levels down, especially in the evening.
