ABSOLUTE LAKEFRONT! Lakefront Cottage is situated just 10 steps from Lake Rotorua with breath-taking views around the caldera, across to Mokoia Island and over to Mount Tarawera. The location is very quiet, but it is only a short walk (15-20 mins) or taxi ride to the bustle of the CBD. The property is a tastefully renovated 3-Bedroom (optional 4th Bedroom) cottage with a range of amenities to ensure your comfort and enjoyment. There is ample parking for at least four vehicles. The space YOUR COMFORT We understand the importance of guest comfort, particularly in the winter and spring months when it can get chilly in Rotorua. Consequently we have installed a new heating system controlled by individual room thermostats throughout the cottage. This system is programmed to keep the temperature at comfortable levels 24/7. Cosiness guaranteed! It rarely gets uncomfortably warm in Rotorua during the summer, but we do have whisper-quiet fans in the bedrooms and living areas if required. This includes lower rates for stays on Monday to Thursday and generous discounts for longer stays. - Instant booking and the most flexible booking conditions. You can cancel or re-book without penalty up to the day before your booking! - A register of available activities in Rotorua, including opening times, dates and contact details. - We will offer an early check-in and late check-out when possible, but this will depend on the workload of my co-host Nerida and her crew. No extra charges. - We comply with the Airbnb Enhanced Cleaning standard for your ongoing safety. PROPERTY DESCRIPTION The Lake Bedroom has panoramic views over the lake. You can go to sleep with the relaxing sound of the water lapping just ten steps away. It has a king bed, a pull-out wall-mounted 46” HD TV connected to Sky and Netflix, a DVD player and dimmable lighting. There is direct access to the lakeside deck from this bedroom . The Middle Bedroom is a smaller room with partial views of the lake. It can be configured as either two king singles or a California king bed. The Garden Bedroom looks out onto the rear patio area and garden. It has a queen bed, a bluetooth sound system and dimmable lighting. There is direct access to the garden deck from this room. Update: We have modified our good-sized Entranceway so that it can be used as an extra lounge, a play area, or as an extra bedroom. The bed is a double sized sofa bed with a comfortable memory foam mattress. There is also storage space for clothes etc. We have kept or maximum occupancy at eight, but this facility gives our guests more sleeping options. Great for larger families or groups of four couples. There are also two single Italian foldaway slat beds if required. These beds can be located in either the Lake or Garden bedrooms (..or both). There is plenty of room! We also have an extra-long camp bed available for taller guests. Quality freshly-laundered linen and towels are included. The beds are triple-sheeted with hotel-quality sheets, and we have a choice of feather or foam pillows. The property has two bathrooms with showers and Rinnai constant hot water. Bathroom 1 includes a laundry (top-loaded washer, separate dryer), and a spa bath. Bathroom 2 includes a unit for handwashing smaller laundry items. FOR YOUR CONVENIENCE: We have a key lockbox, so you can check in at your own convenience. We will be available to offer assistance if needed. We have a wide selection of herbs, spices, basic cooking ingredients (oils, sauces, flour, dressings etc), and other conveniences (foil, cling film, baking paper). We have the usual kitchen appliances, plus a nutribullet, air fryer, rice cooker, banquet frying pan and Dolce Gusto coffee machine (..and many more). FOR YOUR SAFETY: We also have monitored smoke and fire detectors, a carbon monoxide alarm, self-activated lighting around the property and a comprehensive first aid kit. Rotorua is an active geothermal area, so ‘just in case’ we have emergency supplies as recommended by Civil Defence, and emergency heating and lighting. FOR YOUR SECURITY: The area is very safe, but we do have a monitored internal alarm system. We also have two security cameras that can be activated to keep an eye on the cottage while you are away. Note: Neither of these cameras look directly onto the cottage to preserve guest privacy. The garage - which can be used for guest bike storage (...up to six mountain bikes) - is also alarmed. There is a combination safe in the Lake Bedroom for your valuables. FOR YOUR ENTERTAINMENT: 55” 4K (UHD) smart TV in the lounge with 5.1 home theatre, Netflix and Sky / Sky Sport (multi-room). We also have a collection recent and classic DVDs and a sound system that will connection to your mobile device. A selection of board games for those rainy days. Unlimited fibre ultrafast broadband is included. FOR THE ENVIRONMENT: We use environmentally-friendly toiletries and cleaning materials where we can. Greenwaste composting is available and encouraged. OUTDOOR ACTIVITIES: We now have eight kayaks with a selection of life jackets and three body boards for the use of guests. This includes a "sit-in" kayak with a kiddie seat, four adult kayaks, and two smaller kayaks for our younger guests (up to 50kg / 100lbs). There is also a selection of outdoor games for the kids. There is a gas BBQ on the lakeside of the cottage, and a charcoal-fired brick BBQ on the sheltered garden side. UPDATE: New addition to our kayak fleet: A double kayak. Sit in the back seat and let your partner do all the work! SPECIAL CONSIDERATIONS PLEASE, NO PARTYING! We stress that this is a very quiet spot, so no unreasonable noise after 10pm. We are prepared to enforce this as necessary to preserve the special ambience of the lakeside. Rob and Nerida warmly welcome you to our special place. Guest access Guests have full access to the property and its gardens. There are two patio areas with tables and umbrellas. The front area overlooks the lake, and includes a gas BBQ. The garden area is more sheltered, and includes our original brick BBQ if you are feeling adventurous! Other things to note We take hospitality very seriously, and will do our utmost to ensure that you have a great stay. This includes offering early check-in and late check-out when available at no extra cost. If you are celebrating a special occasion (birthday, anniversary) we will provide a celebratory drink such as bubbly or a non-alcoholic alternative. Just let us know in advance. If you choose to stay for five days or more we will show our appreciation by adding a number of "extras", such as sparkling spring water, and beer / wine for the adults. Please, no partying! We stress that this is a very quiet spot, so no unreasonable noise after 10pm. We are prepared to enforce this if necessary to preserve the special ambience of the lakeside.
