Spacious 3 bedroom house on Bruny Is. Fully fenced, beautifully landscaped native garden which attracts many birds. Huge verandahs on 3 sides and 180 water views. Gas and wood bbq, fire pit, large entertaining areas with tables and chairs on both. Ample off street parking for cars and boat trailers with easy, direct access to several boat ramps, 2 x plastic kayaks, paddles and pfd available. Fully appointed kitchen, bathroom and three bedrooms. Sandy beach access 100m from house. Starlink wifi The space Our house has been a permanent home for 3 years...not just a shack! As such it is fully facilitated, accomodating all possible needs. There are extensive board games, puzzles and of course a TV. It has been renovated during this time with new double glazing, new pure wool carpets in all living and bedroom spaces and blinds as well as the extensive verandahs. There is a reverse cycle air-conditioning unit in lounge as well as a combustion wood fire. There are column oil heaters in each bedroom. The bathroom has recently(June 2021) had a complete makeover with all new fittings, tiling and heater light added. There are outdoor tables and chairs and outdoor lounge chairs on each verandah and two bbq(both gas and wood fired. There is a fire pit in front garden and of course there are well supplied wood caches for all. 2 Plastic sit upons and PFD's provided which can be launched directly opposite the house into the calm waters of Daniels Bay, or walk 100m to access the beautiful Cemetery beach. Extensive landscaped bush gardens and sitting areas abound which are frequented by many native birds.The property is fully fenced with approx. waist high fencing. Small to medium sized dogs may be allowed upon request but larger dogs that can jump fences and cannot be safely contained will not be considered. There is an extra fee of $80 per dog if accepted by host Guest access Guests have full and exclusive access to all that is detailed above. In addition guests can access water for swimming and boating within 20-30 meters of the house. Similarly there is Cemetery beach approx. 100 meters at the end of the road. Other things to note We are a fully recyclable home. We will take away all your rubbish but ask that you sort into the various labelled containers provided. In addition, if you are bringing pets, we ask that you clean up the waste with the compostable bags provided and deposit in the dedicated enzyme bins. There will be an extra charge of $80 per dog if accepted by the host. It is law in Tas that PFD be worn when boating, it is therefore essential that should guests use the kayaks they also wear a PFD Registration Details DA-2020-380
