The space Approached via a private drive with parking for two cars, Wharf Cottage is situated in secluded location within the beautiful Warwickshire countryside on the banks of the Stratford-upon-Avon Canal. The property is all on one level. There are two double bedrooms each with large comfortable beds, one of which can be converted to two singles if requested. On the ground floor you will find a spacious kitchen diner, fully equipped with fridge freezer, dishwasher, washing machine, microwave and wine chiller - in fact everything to make your stay very comfortable. The sitting room has an open fire for those cosy winter evenings and a wide screen smart TV for when you want to be indoors. The large window affords beautiful views over the rolling countryside. Outside there are two areas exclusive to Wharf Cottage - a patio area with table and chairs overlooking the fields and a waterside area where you can enjoy the waterway with passing narrow boats or even a spot of fishing. With the owners living nearby, they will be on hand if guests require anything during their stay. Wharf Cottage whilst having the benefit of being in rural setting is also convenient for the historic towns of Stratford upon Avon (4.5 miles), Warwick (8.5 miles) and Henley in Arden (4 miles). Bearley railway station (0.6 mile) offers direct trains to Stratford, Warwick, Birmingham and beyond. There are a large number of walking and cycling routes right on the doorstep and plenty of great pubs and cafes on route. The nearest villages are Aston Cantlow and Wilmcote - both are about a 40 minute walk or 10 minute drive. Walking south down the canal towpath (on the opposite bank to Wharf Cottage) takes you to Stratford in about 1hr 40mins or 30mins by bike. Walking north on the towpath takes you Wootton Wawen with post office, craft centre and cafe in about 30mins. Right on the doorstep is England's longest aqueduct allowing narrow boats to travel across the valley 80ft above the ground. Additional Information: Accommodation is all on one level. Children and infants welcome. Travel cot and highchair available on request. Sorry, no pets. The outside area is not enclosed. Care needs to be taken on the path from the drive up to the terraced areas as some of the surfaces are uneven. There is no fencing between the outside areas and the canal. Children are welcome at the property but they should be supervised outside at all times due to the open body of water. At the time of booking, customers will be asked to confirm they understand the risk to children at the time of booking. Please note there is an external CCTV system covering the entire grounds. Two cameras do have a view of the cottage gardens and can be isolated on request for the period the cottage is being used. Further cameras cover the drive area shared by the cottage and the owners house, these will be operational throughout. Guest access All Ground Floor Accomodation: The front door leads into a spacious central hallway, which affords access to all rooms. Kitchen/dining area With an electric oven and separate electric hob, microwave, washing machine, fridge/freezer and dishwasher. Sitting room With an open fire, Smart television with Freeview and two leather sofas. Bedroom one With a 6' super-king size zip and link bed that can be configured as twin 3' single beds on request. Bedroom two With a 4'6 double bed. Bathroom With a full-size bath and overhead shower, wash basin, WC, heated/illuminated mirror and heated towel rail. Outside: A private garden that includes a lawned area and two terraces: one with a bench; and one with a table and four chairs, and a gas barbecue. There is also a secluded canal bank area with seating. Parking for two cars.
