The space The "Lake Resort" looks over the stunning 18th green of the Black Bull Golf Course & the Sebel Hotel. About your host: Karen Mitchell heads up the team at Waterfront Holiday Houses. They are the booking agents for beautiful holiday houses in Yarrawonga, Mulwala, Woodlands and Bundalong. Karen is a keen golfer (Club member at Black Bull Golf Club and Yarrawonga Mulwala Golf Resort): is a Murray River Tourism Ambassador, loves to water ski up the Murray, loves to frequent our great food and wine providers, and just loves all things related to tourism. Time to book in your Murray River golf trip! Karen is your 'Holiday Host with Heart' and along with her team, Trudie and Kath, (who are all locals), will ensure you have the best time possible throughout your stay. How to book: You may select 'Instant Book' and 50 % of the total rental tariff will be charged. For guests coming through via 3rd party websites, we will not get your phone number until after the confirmed booking, so happy to answer any questions via email. Rate includes all linen, bedding, bath towels, basic pantry items, bbq gas & weekend essentials. Please read all info below, guests, residential rules, security deposit due. Important information you must consider: Strict noise restrictions apply in the Silverwood’s Estate. There is zero tolerance to disrespectful behaviour and noise on a golf course. No noisy bucks shows. Age restriction: Only book if you are over 28 years of age. Please contact us directly if you are under 28 years old. A security deposit of 2000 is required to be paid 7 days prior to the booking to the Property Management Agents. Property address and key details are provided when the security deposit is paid. Guest access We will email you 24 hours prior to arrival with check-in instructions. Other things to note No pets Booking Terms and Conditions: Photo ID with residential address is required within 24hrs of making a booking. (1) Standard Booking Cancellation Policy: Payment of the rental deposit constitutes the clients acceptance of the Property Specific Terms and Conditions. Variations in terms are reflective of noise restrictions, swimming pools, pets and on-site parking. Booking Cancellation Policy: Balance of the rental amount must be received in full 28 days prior to occupancy. If not, the owner has the right to cancel the booking and attempt to re-let the property. Cancellation of the booking by the client, deposits are non refundable unless the property is re-let for the entire period for equal value. If the property is re-let, the guest may have a credit for future bookings, or request a refund. If a refund is requested, then a $150 administration fee will apply. Please note the 2% merchant fee and the 8% booking fee is non-refundable. The advertised nightly rack rate is the amount refunded. Should a cancellation notice be given for a peak period booking, or a booking with less than 28 days notice, then a $250 refund administration fee will apply. (a) the date of the booking (b) the number of guests in the original booking, and (c) the availability for re-booking within a 3 month period (d) the owner of the property. Please note: For bookings placed via 3rd party websites. The advertised nightly rack rate will be refunded, less the $150 cancellation processing fee. Service fees, booking fees and merchant processing fees are non-refundable. Bookings made via 3rd party websites and agents (including but not limited to Airbnb, Home away, booking, Trip Adviser and Expedia) these fees are approx. 25% This is 25% of the booking tariff (ie if you booking tariff was 1000, the booking fees and commissions fee will be 250) Guest funds, will be returned via bank transfer within 7 days of receiving this payment from the 3rd party platform. Please note: Guest funds from bookings made via 3rd party booking sites will not be returned prior to booking dates in any circumstance. How to cancel: For bookings made via AirBnB, Booking and Trip Advisor, you will need to request to cancel via your account with the respective website. Please do not select ‘request’ money via the Airbnb platform, as it will be declined. We, the Property Managers receive payment from AirBnB after the planned check-in date of the booking. How to postpone/change a booking. You will need to request to amend your booking via your account with the respective website. Waterfront Holiday Houses will then be contacted by the 3rd party website and will accept that request. On 3rd party websites, changes to bookings cannot be made on the day of check-in. We have a cancellation system in place and need to prioritise these requests in order of date of arrival. We thank you in advance for your patience. Waterfront Holiday Houses are Managing Agents and the office hours are 8.00am – 54.00pm Monday – Friday. Email and phone requests to change bookings will be responded to during these hours of operation only. Please note, in the event where the security bond was paid in advance, this will be returned within 7 days without an administration fee.
