Downstairs self contained teenagers retreat & bathroom, Apple TV, Netflix, A/C & sofa bed. Outside Fire pit, jetty,2 Kyaks, BBQ, outdoor H/C shower, swimming bay & large reserve next door. Boat Ramp 150m away The space Direct River front access, & 180 degree view of the river, own jetty and own swimming beach. Luxury fittings, Airconditioned, multimedia, free unlimited high speed internet Guest access Whole house. All main living and sleeping is upstairs, but downstairs is a teenagers retreat. *** WARNING - do not drive into the lawn area - we have underground sprinklers, and an underground Rainwater tank. Either or both can be damaged by vehicles. Your $500+ bond will be automatically forfeited if you drive on the grass. There is plenty of parking in the reserve area on the gravel, and on the roadside. Also the sprinklers which come on every 2-3 days will saturate your vehicle with river water, which is not good for your Duco. Please also respect our Neighbours properties and swimming bays. Other things to note Christmas/January bookings are minimum 7 nights with check in and check out on a Friday. Linen fee is included in all 3 or more day bookings year round. All long weekends must be booked as a minimum stay of the entire long weekend (eg minimum 3 nights for normal long weekend, Easter minimum of 4 nights) and school holiday bookings are preferred to be minimum 7 days. For all other bookings a LINEN fee of UP TO $150 applies in Addition to daily charge and cleaning fee. Regrettably there is no provision for this in the Airbnb program so this will feature as an extra charge PAID SEPARATELY prior to your arrival via bank transfer There are 3 Linen Options for less than 3 day bookings. 1. No linen provided with no extra charge. 2. All linen and towels supplied only for $100, or 3. Supply and fitting of linen (all beds made - fitting of sheets and pillow cases) for $150. Please advise which option you prefer before or immediately after booking. Linen supplied under the above fee arrangement - bedding sheets, Pillow cases, bath towel, face towel & tea towels. 1 King size bed, 1 queen bed, 1 double bed, 2 sets of bunks ( sleeps 4 singles ). .. total sleeps 10. (Oversize bookings (>10) are individually negotiated) Please leave home relatively clean and tidy to avoid a further cleaning charge. Complimentary late check out for bookings of 3 nights or more to 12 noon can be offered if no tenant is coming in next day. You may request Early check in from 10 am, or, Late check out to 5pm, for a charge of $185 EACH request, to be paid separately prior to your arrival.
