We have the following beds: 5 Queen Sealy beds 6 Single Sealy beds 3 Single Sealy trundles available 4+ apprx Floor mattresses also available on request 2 Cots, 2 Highchairs and baby bath on request also 5 Bedrooms as below- Master bedroom 1 ( Garage end) - 1 Queen bed plus a Plasma TV. Can fit 3 single trundles if needed Family bedroom 2- ( Garage end) 1 Queen bed and 2 singles and can fit 1 extra single trundle if needed Master bedroom 3 ( Pool End) - 1 Queen bed Plus a Plasma TV. Can fit 3 single trundles if needed Family bedroom 4 ( Pool end) -1 Queen bed and 2 singles and can 1 extra single trundle Lounge Bedroom 5 (near front door entry) - 1 Queen bed plus 2 Single beds Can fit 2 -3 extra trundles / floor mattresses if needed. Has large plasma and doors for privacy plus a sofa. ALL rooms have their own split system air conditioning and heating units. A beautiful gas fireplace is in the family room too! There are 3 bathrooms, including 3 toilets & 3 showers all with unlimted hot water so no one has a cold shower ! Each end ( side of the house) is identical ! We have a Garage end and the Pool end. Both ends/sides each have their own dual way en-suite located in the middle of each bedroom. This bathroom services each ends two bedrooms. The bathroom consists of a double vanity and a shower with great pressure and unlimted hot water. Each end also has a seperate toilet - which is perfect and stops people waiting to use the bathroom if someone is in the shower!. The 5th bedroom is also a lounge room and is located at the entry. It has its own bathroom which includes a single vanity, shower and toilet We have 3-4 trundle spring mattress found under the single beds. Extra floor beds are available on request also - suitable for kids. There is a genrous sized laundry with a huge professional washing machine also and plenty of washing lines too for big groups. Linen supplied for 5 QS and 6 Singles only - extras on request for a fee or BYO BYO pool towels. Our large BBQ has mains gas so there is no need to pack a gas bottle. You will never run out of gas and the hassle of gas bottles is alleviated. We have a plasma TV outside too in the alfresco area to watch while dining! This home boasts ample secure boat parking with lock-up gates and plenty of maneuvering room on the 4000m2 (1 acre) of land and a circular drive way for boats and trailers plus manicured soft lawns- great for kids sport! We have a whopping 85 inch plasma tv in the main living room and a huge tv on the back deck ! *POOL As we have had one group of guests complain in 17 years about an issue out of our control eg a small frog fell into the pool - we no longer promise a pool 365 days a year purley to protect ourselves against malicious guests abusing Airbnb . Although we have the most usebale and clean pool in the area by far! I can say that our pool cleaner cleans our pool a minimum of once a week. The pool is swimable and hygenic and safe to swim in during pool season Confirm the temp with me but as a general rule late Sept/Oct VIC school holidays its usually warm and around April school holidays as a GUIDE ONLY The pool technician have also informed us that our pool is the longest running pool that they service in Yarrawonga from all their Airbnbs ie we have the longest season of warm water longer than anyome else - we are the first to heat up and the last to cool down so our guests are enjoying the pool while other Airbnbs who have a pool have a cold unswimmable pool The pool is generally starting to warm up from apprx end of late Sept/Oct to End of April appx - pls confirm as its weather dependant. Currently mid-Sept 2024 the pool has been around 28-30 deg - so very very warm and I have been told Agrestic's pool is the only warm pool in Yarrawonga that they service . If wildlife jumps in the pool beyound our control we are not liable for refunds eg a fly, frog, worm etc or whatever. This is rural Victoria and this can happen. To protect ourself we must say it is not gas heated and we cannot promise a warm pool. We have a HEAT PUMP that relies on heat in the air to warm the pool and we run it 24/7 as the weather cools down . The heat pump is fantastic and excellent in heating the pool - we are one of the first pools to be warm and last to be warm in Yarrawonga and this works much, much better than solar heating and the pool water temp is fantastic . Guest access Entire house is available and includes a massive, tall carport that fits 2 large boats ( guests do not have access to garage) and also there is additional private parking behind the home. Includes 5 bedrooms:- 2 master bedrooms, 2 family / kids bedrooms, 1 lounge room with sofa plus 1 Queen bed and 1 single bed The main family room also has plenty of seating space and a large plasma. There is a total of 3 bathrooms ( 3 showers. 3 toilets) , huge laundry , massive kitchen, shaded solar heated pool and brilliant outdoor area with Plasma also and enormous carport suitable for 2 wide and tall boats or cars - plus secure rear parking all on an acre for guest use also.
