The space Set just one street back from Oriental Bay, the retreat offers the best of both worlds — peaceful privacy with everything at your doorstep. Enjoy harbour views and easy walking access to Oriental Bay beach, cafés, the city, Te Papa, Tākina Convention Centre, TSB Arena, Sky Stadium, Mt Victoria, and nearby parks. OB Retreat is a quiet, spacious six-bedroom, two-bathroom home accommodating up to 12 guests comfortably, with the option to host up to 15 by arrangement. Nestled among Oriental Bay’s grand homes, OB Retreat is surrounded by beautiful bush, beach, and city walks — truly a "home away from home.” The balcony is the perfect spot to unwind at any time of day, soaking up the views and fresh sea air. Sleeping arrangements are flexible and ideal for groups: Five bedrooms with Queen beds One bedroom with two single beds Three fold-out beds available for separate sleeping arrangements (additional $25 per bed, per stay) One fold-out sofa bed in the lounge A porta cot is available (please bring your own bedding). Babies in arms stay free. Please note the balcony is unfenced and there are steps, so extra care is needed with young children. Infant (toddler) charges apply — please include infants when booking and refer to House Rules. Guest access OB Retreat is accessed via a short private path with 24 steps leading to the front door — the elevation rewards you with stunning views and added privacy. Parking options include: Two off-street parks on our car deck (average-sized vehicles, by arrangement) Street parking (free evenings, weekends, public holidays, or first two hours on weekdays) Day permits ($18/day) available from the local dairy Please let us know how many vehicles you’ll have when booking. Check-in and check-out times are determined by how long it takes to prepare OB Retreat between guests. We can be flexible when we don’t have back-to-back bookings, and you’re welcome to drop off luggage earlier if needed. Other things to note Base price covers up to 6 guests. Additional guests (including children and infants) incur an extra per-person, per-night fee You’re welcome to secure your dates with the minimum number and update guest numbers later — additional costs must be settled before arrival. Non-paying guests may not use the property without prior approval. Dinner guests are fine. Communication is key to avoid any unnecessary issues. OB Retreat is NOT a party house. We’re committed to providing a peaceful and comfortable stay for our guests while respecting our neighbours and their quiet enjoyment. Airbnb’s global no‑party policy strictly applies. Please be mindful that sound travels easily outdoors — voices on the balcony or outside areas can carry and may disturb nearby residents, who will alert us if this occurs. We live above OB Retreat and have an exterior security camera that may be activated if any concerns arise. We operate under a firm cancellation policy due to the nature of large group bookings, but we’re always open to discussing exceptional circumstances. GST is included in the price.
