Description

A former 17th century pilchard palace, tastefully transformed into a boutique beach house, offering luxurious home comforts, with spectacular sea views. This unique property stands on the beach and is literally in the sea at high tide! Although sleeping 10, we recommend no more than 8 adults plus 2 children. The twin villages of Cawsand and Kingsand are situated on the Rame Peninsula - known as Cornwall’s forgotten corner. Unspoilt, safe and utterly charming. The space The house stands on a small and pretty, sand and shingle beach which is also great for rock pooling when the tide is out ....a real adventure and a child’s paradise! (A note for dog owners - our beach is dog friendly all year round) The main entrance is road side and the entrance hall leads down to a bright and spacious sitting room with two huge picture windows with window seats overlooking the sea, the Clock Tower and the picturesque Rame coastline. There are two large and incredibly comfortable Ercol sofas which seat 8 or more and, if you want a diversion from the everchanging seascape outside, a smart TV plus electric log burner. The house is a happy balance of stylish contemporary furnishings blended with beautiful antiques and art. Bedroom one is also positioned on the same floor and has a double bed. This is the only bedroom without a full en-suite but does have a newly fitted ensuite toilet and washbasin. To have a bath or shower then the bathroom can easily be accessed downstairs and through the kitchen. All four bedrooms have tea/coffee making facilities. A spiral staircase (with safety gate) leads from the sitting room down to a large fully equipped kitchen with new Rangemaster cooker plus Ninja air fryer and Nespresso coffee machine, an island and a dining table that seats up to 10. An antique dresser displays a lovely collection of both new and vintage Cornishware pottery. Again, two windows, one with window seat, look out to those amazing sea views. In winter, these windows may be fitted with temporary ‘storm boards’ - particularly if the forecast is bad and a storm is heading our way! With the sea raging outside, snuggle up on the sofas for a cosy, if not a little exciting, winter’s night in! Opposite the kitchen and across the tunnel is a well appointed bath and shower room which is very well placed for showering off after a long day on the beach! There is also a utility room with another fridge, freezer, washing machine and tumble drier. The master bedroom is on the first floor and is beautifully furnished with a king size four poster bed and a newly fitted en-suite bathroom with shower. Double glass doors lead to a private balcony - watch the sun rise and enjoy breakfast outside looking out to sea ... what could be more romantic? Also on the first floor is bedroom three with twin beds and stunning en-suite shower room. All bedrooms benefit from either Cologne & Cotton or The White Company beautifully soft cotton sheets and fluffy bath towels. Bedroom four is on the top floor. There is a king size bed plus a single truckle bed which converts to two full size singles - great for families sharing with children (a travel cot is also a available). Again there are those stunning views out over the sea and the Rame coastline. There is also an en-suite shower room. What could be more wonderful than gently falling asleep to the sound of the waves below? Outside there is an enclosed walled garden in which each of the five houses have their own space; we have a pretty decked area with benches, chairs, table and bbq which is reserved exclusively for us at number 4. Enjoy a coffee and croissant outside in the morning sun or an impromptu evening bbq with not only friends or family but also the sounds of the ocean for company. A gate from the garden leads directly out to the slipway and sea. Alternatively turn right out of the kitchen, walk along the private ‘smugglers tunnel’, through a set of double doors and you are at the steps which lead straight down on to the pretty sand and shingle beach - or the sea if the tide is in! This house is a real must for water babies - little and large! Our little bay is very safe for swimming, kayaking and paddle boarding as there are no undercurrents - if you’re feeling brave then join the groups that swim most mornings from the beach! The main Cawsand beach is just around the corner. Here you can hire more kayaks if you need them, plus paddleboards. As with most of the properties in the village, there is no parking but there are two good sized car parks close by and some free road side parking at the top of the village. On arrival, simply pull up outside and unload the car - other motorists are generally extremely patient - they are used to it! Once parked up, you really don't need the car; there is a well-stocked village grocery store, a lovely gift shop and five pubs/restaurants all serving great food plus, in busier periods, a cafe that makes the best breakfasts, home-made pizza and delicious cream teas just a pebble’s throw from the house. Newly opened is the village Stores - a small but perfectly formed deli - selling all you'd expect plus a lovely selection of wines, cheeses, breads and great take-out coffee, pasties, sandwiches, pastries, cakes etc. In summer, a foot passenger ferry runs several times a day from Cawsand beach to Plymouth's Barbican - plenty of bars, restaurants and shops to browse. Alternatively walk up the hill to the stunning Mount Edgecombe estate or up to the Canteen at Maker Heights - one of our favourite eateries! The South West Coast Path with stunning scenery runs literally straight past the front door and with the beach and the sea right outside, there really couldn't be a better location for the perfect Cornish seaside holiday - whether it's a romantic break, a family celebration or fun times memory making with the kids! There are two kayaks which we are happy to share with guests but please note that this is completely at your own risk! If the weather is inclement then there is a good selection of board games available plus Bluetooth speaker for your own music. During July and August and school holidays we only take bookings of either 7 or 14 nights, Saturday to Saturday. Stays of 3 nights or more out of peak season may be made. Our cleaning company is no longer doing changeovers on a Sunday so weekend stays should include Sunday evening. Well behaved dogs are welcomed at £25 per stay - no more than two dogs per stay. Please note that, if you are bringing your pooch, the garden is not suitable for leaving the dog unattended out of respect to other owners and guests and we also ask that dogs are kept on a lead in this area at all times. However there is plenty of space for runs on the beach and wonderful walks on the South West coast path which runs right past the front door! If required, we have provided a dog crate in the kitchen 75 cm wide x 59 cm high x 52 cm deep (sleeps one small/medium sized dog). Our beach, Girt beach, is dog friendly all year round; Cawsand beach does have restrictions. Well behaved dogs are allowed at a cost £25 per stay. Please note that I can rarely accommodate date changes once the booking has been made - particularly requests close to the arrival date. This is because it is unusual for me to get a late booking to refill the vacancy due to the size of the house.
