The property lies 90km northern of Rome, 3km from the town of Amelia. It features a private garden of around 2500sqm (fully fenced), pool for your private use 10x5 meter + stairs/pool's beach. Quiet area and panoramic views. 5 bedrooms + very comfortable double sofa bed near the living area on the basement floor. 4 double beds, 2 single beds, 2 spare beds & 2 baby cots. There are porch and gazebo for outdoor dining and barbecue to cook. Pool 2025: open from 5 May!1 The space The property is located 90 km north of Rome, 3 km from the village of Amelia (1.2 km from the nearest restaurant and 3 km from the supermarket/shops). It is in a very quiet area with a beautiful panoramic view. It features a large garden (fully fenced) with a 10.5x5 meter pool (with Roman stairs). The entire house is for the private use of the tenant and is not shared with other people or the owner. The swimming pool is equipped with sun loungers and a gazebo. On the east side of the house, there is a flat lawn where the children can play (there is also a swing and slide for small children/babies from 1-3 years). On the north side, there is a gazebo with table and chairs for outdoor dining, you can enjoy the panoramic views of the landscape and the sunset. On the west side, there is a covered terrace with tables/chairs for dining outside. The house is suitable for max 15 people and has 5 bedrooms/11 beds, 2 folding beds, 2 baby beds and a very comfortable double sofa bed (mattress as good as that of a normal bed). The sofa bed is next to the dining area on the first floor. The house has on the ground floor a living room with seven seats and smart TV/40 inch, through the large windows you can enjoy the panoramic view. The dining room is equipped with table/chairs for 10 people. There is a fully equipped kitchen with dishwasher, oven, fridge/freezer, 4-burner stove). On this floor are 2 bedrooms (one with a double bed and a single bed, the other with a double bed - both with air conditioning). There is a bathroom with toilet and bathtub and a second bathroom (toilet and shower) and ensuite the bedroom with double bed. Via the stairs you can reach the loft with 2 single beds. There is air conditioning in the living room, which is useful to freshen up the loft as well. On the ground floor, you will find two bedrooms (both with a double bed). This floor is always fresh, air conditioning is not necessary here. There is a living room with sofa (it is also a very comfortable double sofa bed for two people) and a 40-inch flat-screen TV. The dining room has a table and chairs for 12 people. The kitchen is equipped with fridge/freezer, oven, 4-burner stove. You have direct access to the garden/covered terrace to eat outside. There is a bathroom with toilet and shower. Laundry room with washing machine. In the city of Amelia, there are several supermarkets (COOP, Super Conti, Eurospin also open on Sundays), butchers, bakers, vegetables and fruits and bars. Almost all types of stores are available in Amelia. The nearest restaurant/pizzeria is 1 km away. Recommended restaurants: La Gabelletta (outside Amelia on the road towards Foce), La Locanda del Conte Nitto (in the old town of Amelia), Il ristoro del Falco (restaurant/pizzeria), Montenero (restaurant/pizzeria). If you want to visit Rome, the train station of Orte is 20 minutes away, there is a train to Rome every 30-40 minutes and in 45-60 minutes you are in the center of the city. If you want to go by car, the drive to the ring road of Rome is 45 minutes. We recommend parking the car in the parking lot of Villa Borghese. Bus stop 500 meters from the house.
