Villa with private pool near Rome: relax in nature

Large modern villa near Rome with private pool and garden, plenty of indoor and outdoor space makes it perfect for multi family or multi generational groups. Located overlooking the Sorbo Valley, part of the Veio national park. Relax by the pool, go for a walk by the river, take a trip into nearby Rome or beyond, the choice is yours! Inside the villa is full of natural light and furnished in a relaxed and modern style, plentiful communal spaces means there's room for everyone. The space The unusual modernist design of the villa, dating from the 1970s, maximises natural light and space, with large windows and high ceilings. Also unusual is the fact that most bedrooms occupy their own floor of the house and have their own balconies. This does mean that there are quite a lot of stairs in the house! The heart of the villa is the large open plan dining and kitchen area, overlooking the main living room. This area has aircon to stay cool during the heat of the day, and large patio doors leading out to the garden. There's a large TV here as well as a projector, for cinema style movie nights! BEDROOMS One floor up from the kitchen/dining area is the first master bedroom with double bed, ensuite bathroom with shower, and a private balcony. A further flight of stairs then takes you to 2 smaller bedrooms which share a bathroom with shower. One of these bedrooms has a choice of 1 double bed or 2 singles, and a private balcony. The other has 2 single beds, one of which is an easy to access loft bed. Up a final flight of stairs you reach another bedroom with choice of 1 double or 2 single beds. This bedroom also has a private balcony and a bathroom with shower. The second master bedroom is one level below the living room, and has an ensuite bathroom with tub and shower. The bedroom is quite large and can easily accommodate a cot and supplementary bed for young children. SECOND LIVING AREA Down a further flight of stairs you come to another open plan living area with sofas, dining area and another kitchen. This space also has aircon and is great in the summer because it has easy access to the garden dining area. Two of the sofas are sofa beds, and there is also a WC on this level. This extra living area means that there is plenty of room for everyone, and everyone has their own space, which is particularly good for older kids. AIRCON Aircon is only present in the two living spaces and not the bedrooms, however it does cool down at night, and large windows in all the bedrooms (all with insect screens) and good airflow through the house means that aircon is not needed at night even during the hottest weather. We also provide fans. GARDEN AND POOL The villa is set in a large fenced and gated garden. Umbrellas and garden furniture are dotted around ensuring that there is always somewhere to relax outside at any time of day. At the front of the house you'll find a little coffee area with table and chairs next to a patio with outdoor sofas and tables. Further on is a lawn and patio area with dining table and chairs seating up to 12 people. There is also a barbecue here. Through a small gate, steps lead down to a wide pool terrace with sun loungers, umbrellas and chairs, which overlooks the large salt water swimming pool, 6x12 metres, with a diving board. At the far end of the pool is another small area with loungers. ECO FRIENDLY! We have tried to make the villa itself as eco friendly as possible by - installing solar panels to meet the villa's electricity needs - using a green energy supplier - using organic only methods on the garden and using plants attractive to butterflies etc - encouraging guests to recycle, Formello is a very green village and has a recycling rate of 75% - using mosquito control methods that do not involve harmful chemicals Guest access The villa is set in a gated and fenced private garden and the villa, garden and pool are for the exclusive use of our whoever books, with no sharing. It's a large pool measuring 6 metres by 12 metres and 2.8 metres deep at the deep end. The pool is accessed via a gate in the hedge so parents of small children can have peace of mind. Parking is either inside the property, with room for 2 or 3 cars, or on the street outside. Other things to note A few bits of information to help you decide whether Villa Valle Sorbo is right for you: parents of small children or people with mobility issues should be aware that there are many stairs in and around the house and garden. The pool is not suitable for very small children who cannot swim, as it does not have shallow areas, it gets quite deep very quickly (great for divers though!). The villa is located in a quiet residential area, so we do kindly ask guests to reduce noise outside the house after 23.00. We strongly advise guests to hire a car for their stay in the villa, because it is quite a long (nearly 1km) walk into the village, and public transport is patchy. A car will allow you to drive to the station, 15 minutes away, to get into Rome, explore lovely places nearby like Lake Bracciano, and do shopping etc easily. Guests are not expected to clean before leaving, but we do ask that things are left tidy and in their proper places on checkout.
