THE ONE Premium farmhouse apartment San Gimignano

Countryside large apartment for up to 4 adults and 2 babies under 12yo into the Montegonfoli Farmhouse in San Gimignano. Montegonfoli is the best place to spend a nice holiday in absolute relax, in an enchanted natural context, far from the noise but at the same time very close to the most beautiful towns and attractions of the world. "THE ONE" is a very large apartment, with an amazing private balcony and a private patio, with outstanding views. We are at just 5 minutes by car from city The Montegonfoli Farmhouse is placed on top of an hill with an amazing view on San Gimignano and on Tuscany hills. The farmouse is made of some ancient buildings of the Seventeen century, and it's featured by about 1000 olive trees, 2.6ha of vineyard (Vernaccia di San Gimignano, Chianti Colli Senesi, both DOCG), 5ha of "fields of gold" and 9ha of amazing forest featured by a small river for "in house" nice excursions and light trekking activities. The town of San Gimignano is very close, 5 minutes by car, and Siena and Florence can be reached very quickly, as well as all the other attractions of Tuscany. Roma city center (Saint Peter church) is 2,5h from Montegonfoli. This apartment, "THE ONE" is probably our best one, it's a premium accomodation. It is on the first floor and has two double bedrooms, two living rooms, both ones with double sofa bed, kitchen with amazing view, two bathrooms with shower/tub and bidet and a wonderful terrace and patio, both ones with outstanding view on San Gimignano and on Tuscany hills. This apartment is suited to host up to 4 adults and 2 babies under 12yo. New from August 2017, following the suggestions of some guests, the apartment has new commodities including a second and larger fridge. From 2018 there are new furnitures in the first bedroom too. For guests coming in summer. Our climate usually doesn't require for air conditioning, but in the last years, for some days in a row, temperature were over 30C, so we added a fan for each bedroom. We are in a good position for insekts, but sometimes there are mosquitos, so it is always better, in the summer to have some repellents. We added screens to all squared windows, but there are three ones with round top and so without them; one in a bedroom, in one of the the bedrooms and another one in the living room. Other apartments have screens to all windows (all squared). Montegonfoli "The One" is very large; it is made of two semi indipendent apartments joined by the terrace. For this reason it is wonderful for families with teenagers and for two couples who love to travel and stay together but are searching for privacy. All of our apartments are self catered. In the kitchen there are fires and tools to cook italian classic food, but there are no high power electric tools. There is a microwave, shared in the lounge, available usually from 8.00 A.M. to 10.00 P.M. The farm is in the middle of a 23 hectares garden; guests have access to a shared 13x6 swimming pool with amazing view on San Gimignano, to a common barbecue area, to a common laundry and to a large parking. The access to the garden is free and allows to make "in house" nice excursions and light trekking activities. Before making an excursion o hike, please ask us about suggestions and warnings. Pool is usually open between mid April and mid October. During summer, pool is open from 9 to 19.30,. For depuration and cleaning, laws compelled us to introduce a "rest hour" for the pool water, between 13.30 and 15.00. Please, have some patience, it is for your health and safety. One of us will always be in the farm to assist you during your stay. If you like to speak and know more about italian food and lifestyle, we'd be happy to share all our knowledge with you, and to know yours, but we will always leave space for you. I'm always ready and happy to share suggestions about attractions and activities of our surroundings, Tuscany and large part of Italy. Our neighbours, 50m far from us, have a big horse riding school and each hour start an horse ride into the wonderful surrondings. They have a "social and typical" restaurant too, where all the guests share the same tables and the food is very good. Other neighbours offer other interesting activities and the same the villages and towns in our surroundings. in few hundred of meters there are several wine makers, every one making wine with its own features, and lots of interesting things to see and taste, like "Chianina" cows and "Cinta Senese" pigs. For wine lovers I can provide all the informations to make a self made wine tour, but if you have the budget I can address to organized wine tours too. Hello :-) Since we have a free parking, most of our guests arrive here with their car of with a rented one. Getting here is very easy and I provide a guide that allows to any guest to arrive with or without GPS and even without printed map. We are in the countryside, but San Gimignano town is very close, 4Km and 5 minutes by car; inside or outside the city walls you can find hundreds of restaurants, several shops and a nice supermarket. In Poggibonsi, 12Km and 10minutes, you'll find a large commercial area, with hypermarkets of any kind. If you may wish to come here with public transportation, it is possible but requires a good organization. Our farm is very close to a bus stop, but please be careful, on our line the buses aren't frequent (line 133, "Poggibonsi - San Gimignano" Train Station to San Gimignano City Center via Ulignano) and the last run is at 5.04 P.M. No buses on Sunday and on holidays. In San Gimignano, that is very close, there are much more buses, and the last one is at 9.00 P.M. For this reason, you may need to mix public transportation with a taxi, especially in the evening. The usual taxi rates for the most important destinations are; from/to Florence ( the same for Airport, SMN Train Station and City center) 100 Euro (45 minutes). From the closer train stations "Poggibonsi-San Gimignano" or Certaldo, 35,00Euro (15 minutes) . From/To San Gimignano City Center, 10-15,00 Euro (5-7 minutes). Other frequent "starting locations" to arrive here are the Pisa airport and Rome International airport "Roma FCO". Pisa airport is 80Km far (70 minutes by car). The trip from Roma FCO international airport requires 3h by car, and can be featured by wonderful stops across Lazio, Umbria and Tuscany. I can provide a guide for the suggested stops. If you wish to come from Roma with public transportation. I suggest to book with some advance an High Speed Train from "Roma Termini to Firenze SMN". You'll save a lot of money for a quick trip, about 1h at 200 Miles per hour. "Last minute tickets" are more expansive. My favourite company for high speed train is "Italotreno", the other one is "Trenitalia", you can check time tables and reserve online. The short trip From Florence to Certaldo or San Gimignano train stations requires about 50/60 minutes. Local trains are provided by Trenitalia only. My preferite statement is "Patti chiari, amicizia lunga", crystal clear deals, neverending friendship! First of all I love to explain that our Farmhouse acts as an Aparthotel. For this reason, some hotel services, like breakfast, daily cleaning and towels/linen swap are optional. We provide the linen and towels for free, with weekly change. For a fee of 5 Euro per person, guests can get a swap towels and linen every time they wish. The towels are three for each guest: one large, one medium and one small. They are thin, so for the pool you'd have to bring your own thick ones. Self catered & breakfast All apartments are self-catered and even breakfast is optional. It is usually possible to get, for a fee, two kinds of breakfast, Italian one (coffee, cappuccino and croissants) and continental one. The first one is available in our small bar, for a limited number of guests per day. You would pay what you wish. If you'd like to enjoy a special "continental breakfast" consisting of a buffet prepared with genuine and organic products, made in the farm at "zero Km'' , you can get it at the "social" restaurant of our next neighbors; they are just 30 meters from our gate. Their current rate is 10,00 Euros per adult. Pool The Italian law is very demanding about water quality of shared pools. For this reason, the pool is not open H24, but from 9.30 a.m. to 7.30 P.M. , with a 1h break at 1.30 P.M. for automatic cleaning (water runs into the filters) and/or manual service. It is mandatory to have a shower before entering into the pool and swimming caps are required (available in nearby stores, but we suggest you bring your own, with beach towels). The chlorine kills viruses, but during Covid emergency, there is a limitation for the max number of simultaneous swimmers, 10 instead of 23, to get 7sqm for each swimmer. WiFi We provide free internet in almost every location, thanks to a number of WiFi repeaters, but the connection to the worldwide web is a country service, not comparable to that of large cities. The theoretical bandwidth is 20Mbps, but in reality it is 5Mbps in download and 0.5Mbps in upload, enough for internet browsing, mail consultation and use of social networks, but not for HD video streaming. Rarely after violent storms the network does not work for a few days, but we have a backup 4G router. If you absolutely need a stable and fast connection, you can use your mobile connection. All mobile operators have excellent 4G coverage outside and Wind3 has recently also provided 5G. If you come from abroad and roaming is very expensive, we can recommend the most convenient options for getting a cheap prepaid data card for your devices. Heating for winter/late fall/early spring As underlined in the house rules, heating is provided for a fee. We rent the apartments as if they were your own, so you can choose if and how much gas to use, and you will pay just what you will burn.Up to 1 cubic meter per day is free, more than enough for the hot water and some heating, and you'd pay for the difference only. We are in the countryside and gas is quite expensive, about 5 Euro with taxes per cubic meter. Few times guests pay for extra gas, and without waste we were able to reduce the rates for the guests, 20,00Euro less per night! Accommodation Tax: Accomodation tax for the San Gimignano town is not included in the rate; to avoid misunderstandings our concierge will ask about it on your arrival. The tax is 1,50Euro per person over 12yo per night, for a max of 5 consecutive nights (7,50Euro). If possible, please arrange some cash for it in advance.
