The space Converted in 2015 by Ben and Kate, this traditional Cotswold stone barn sits within 25 acres of farmland which houses the family as well as an array of cows, pigs, sheep, chickens and horses. Our latest addition is a fabulous natural swimming pond; glorious for the super brave throughout the year who like cold-water swimming and heaven in the warmer months when its a little less bracing! Ben and Kate are committed to making the farm environmentally sustainable. The heating in the barn runs off a ground-sourced heat pump and provides maximum temperatures of 21 degrees downstairs, 19 degrees upstairs. These can be increased by using the wood burning stove. They recycle as much of their waste as possible and ask visitors to do the same by following instructions set out in the brochure. The barn comfortably sleeps 6 guests with ample space for relaxing. There is an additional self-contained Bothy on the farm which sleeps two if more space is needed (also on AirB&B). Ideal for couple who would like to retreat from family madness in the barn! This is a rural haven of peace and tranquility where your batteries can get charged and you can take a step into calmness. Downstairs: Open plan living area – comfortable sofas around wood-burning stove with books, 30 inch HD flatscreen TV/DVD/Freeview, wifi connection and iPod docking sound system. Dining area for 6. Fully equipped modern kitchen with electric hob, oven, dishwasher and everything you'd expect from corkscrew to tea strainers. Utility room and WC equipped with washer/drier and space for boots. Underfloor heating throughout. The barn is heated via an environmentally friendly ground-sourced heat pump. The temperature is set downstairs at a maximum of 21 degrees. This can be boosted by lighting the wood burning stove. Bi-fold doors that can open to terrace with BBQ, outdoor table, chairs, parasol leading on to small south-facing garden. Upstairs: Master bedroom with King Size double bed. Adjoining en-suite bathroom with double walk-in shower. 2 further double bedrooms with King Size double beds. Family bathroom with bath and overhead shower. Maximum temperature (allowed for by the ground sourced heat pump) upstairs in the bedrooms is 19 degrees. Outside: Lawned and enclosed garden area with terrace. Private parking for 2 cars. All set in 25 acres of farmland where horses, sheep, cattle, pigs, hens, cats and a dog live in beautiful Oxfordshire fields and countryside. Plus a fabulous natural swimming pool. No chlorine, no chemicals; just plants, swallows and dragonflies. Guest access Guests have access to the 3 bedroom barn conversion which is separate from the main house where Ben and Kate live. We'd be delighted to show you around the farm, but please remember that it is a working farm so there are often tractors, animals and the like on the move. Other things to note Stables and paddock available to rent separately if wanted. There is an abundance of bridleways and off road riding to explore. We rear our own pork and beef on the farm and have our own laying hens and kitchen garden. We'll happily provide produce for you during your stay, on a seasonal basis. The kitchen is stocked with a few condiments, seasoning, tea and coffee, loo roll, detergent etc. The house is equipped with local Ordnance Survey maps for walking. There are great walks and cycle rides from the barn which are detailed in the housebook – or just ask us. We also have a glorious self-contained double apartment (The Bothy), set in the sky with steps that descend down to the swimming pond.
