My beautiful and renovated flat, located a few steps from the Colosseum, is a stylish and comfortable place to stay where you can relax after a long walk through the alleys of Rome. The space The apartment is modern and finely renovated, fully furnished and equipped with all comforts, as well as located a few steps from the Colosseum and with good connections by public transport. It is the ideal base for stays as a couple or with our own family, but also for stays of a professional nature (smart working or business trips), both for a short or longer duration. All the furnishings of the apartment have been handcrafted ad hoc by Italian companies, carefully selected with the aim of creating a functional space with a welcoming atmosphere for all my guests. I love Italy and I love art, I wanted to create an environment that would allow my guests to immerse themselves in the fantastic cultural history of my Country! The living area is equipped with a comfortable sofa where you can relax - to be used as an additional bed if necessary -, a convertible table / console and a relaxing area with a small table and a TV. Behind the sofa, the originally present window has been transformed into a niche, painted by the Italian art school "Lignarius", which reproduced a detail of the frescoes of the beautiful Villa Livia, using natural pigments. The bedroom is equipped with a very comfortable double bed and a TV, a storing space for clothes and personal effects, a full-length mirror and blackout curtains to ensure optimal rest (you will find the bed prepared with clean linen at your arrival). The bathroom is complete and equipped with a spacious shower, you will find a basic supply for daily cleaning; the kitchen equipment is complete, modern and simple to use (microwave, dishwasher, induction hob, refrigerator). The house comes for each stay with bed linen and towels (sheets and pillow cases as well as a set of towels for each guest - one bath, one face and a shower mat) and a basic supply of cleansing gel for the personal cleaning and toilet paper (2 rolls per bathroom). The apartment also has a small private balcony, next to a small space used as a cleaning - laundry room. I always recommend planning ahead and booking guided tours before arriving in Rome, if you want to make your stay unforgettable, the city offers many possibilities! I am at your complete disposal to help you and suggest local experiences and special places that you absolutely cannot miss, you just have to ask :-) Guest access The apartment is entirely dedicated to our guests, sanitized and equipped with clean linen before the arrival of each visitor. Other things to note !! PLEASE CAREFULLY READ AND CONSIDER THE FOLLOWING HOUSE RULES BEFORE YOUR ARRIVAL: - please inform us the soonest you can about your expected arrival time at the apartment; - check in time is 3pm - 8pm; the arrival time must be communicated at least 48 hours in advance, otherwise your desired check in time may not be guaranteed; - CHECK IN PROCEDURE > all the guests will be required to present a valid identity document upon the arrival to be registered to the Italian security authorities, as required by the current legislation regarding short stays (also minors); each guest is required to sign a short term rental contract (possibly before the arrival in electronic format); - according to the Italian law in Rome the tourist city tax is € 6,00 per person per night, applied for the first 10 nights (children under 10 years old are exempt); the amount is collected by Airbnb with the booking payment; - for each stay the apartment is equipped with a BASIC supply as follows: bed linen (sheets, pillowcases and blankets for each bed - preparation of sofa/armchair beds or additional beds on request before the arrival); bathroom linen (one face towel and one bath/shower towel per guest); personal care detergents (one single-dose soap and one bar of soap per guest); toilet paper (two rolls for each bathroom); - it is not possible to wash the linen provided on the arrival at home - the cost for each damaged piece will be charged if this happens; for stays exceeding 6 nights there is an extra cost for linen change based on the number of guests and occupied beds; - please respect the other neighbors (do not make noise between 10pm and 8am); - extra cost will be charged on guests if the flat will be found at the check out in particularly dirty and untidy conditions; - baby cot available on request (linen not provided).
