Amazing panoramic Castle with big pool 17X7mt. The property is surrounded by vineyards and olive groves! Located In the heart of Tuscany between Florence and Siena! A train station is just 1 Km far! Many terraces with view and an amazing big courtyard from where you have direct access to the small private church of the castle also. Private Parking. The space THE CASTLE IS IDEAL FOR WEDDINGS AND EVENTS BUT ALSO FOR NORMAL GROUP VACATION!!! IMPORTANT: IN CASE YOUR STAY IS FOR AN EVENT OR WEDDING PLEASE READ WELL HOUSE RULES BEFORE BOOKING!!! Our castle is setting on the top of a small hill in the countryside. The area is very safe and peaceful, ideal to relax and outdoor sport or trekking. However this hill rise up just next to the historical center of the town where you'll find all activities, grocery stores, shops, banks, restaurants, also a small train station useful to reach Florence and Sienna! Despite that we recommend to have cars for a comfortable stay here because we are in the countryside so at night it will be dark to walk the 150 meters steep gravel road from the main entrance gate down to the castle walls and drawbridge located up of the hill. AT YOUR DISPOSAL: - A Big Parking inside the automatic gate of the property, just outside of the big walls of the Castle! In case of event this parking area (A big grass around the walls belt) can accommodate about 30 cars!! If you prefer, for normal holiday vacations you'll be able also to enter from the drawbridge and park your car inside the wall just next to your accommodation. - A big POOL 17 X 7 meters! Really rare for a private villa. The Pool is located above the ancient walls, in one of the most suggestive panoramic terrace of the castle. The sun goes down just in front of you behind the battlements. In the pool area you'll find sun umbrellas and sun beds / chairs for all guests of your group. This area is fenced and there is a small gate that you can keep closed in case you have children, for safety reasons. - A big Living Area with direct access from the big ground of the castle and from the library of the property. In the case your reservation is for an event, consider that this space (plan B in case of rain) it's very suggestive and can accommodate till 70 people sitting for a lunch or dinner! Outdoor you can choose between the nice courtyard or the rear panoramic terrace, both can be arranged for a dinner of 70 people. This is just in case of a wedding or event in general. (Usually our guests in case of wedding they have the celebration in the welcome deink in front of the church, the celebration in the big rear panoramic terrace, then the aperitif in the pool area, the dinner in the courtyard (In case of bad weather in the big hall on the ground floor, as said), the cutting cake in the rear terrace which has amazing view, so during this time the caterer will set up the courtyard and the big hall as dancing areas. Of course you can decided to have the celebration and the dinner in the place you prefer. POOL AREA WILL BE CLOSED DURING THE EVENT (EXCEPT FOR THE APERITIF TIME WITH BATHING PROHIBITION OBVIOUSLY). In case of events music inside has to be stopped by midnight in according with the local regulation. You can continue for additional 45 minutes playing music inside in the big hall which is amazing prepared as dance floor. Often our guests after the wedding dinner they want to have the party directly into the big hall with big windows and enormous door all open and the bar tender just outside next to the entrance. The party has to end by 1 am (At this times guests who don't sleep at the villa need to go to their accommodations and leave the castle) IMPORTANT: THE EVENT OR WEDDING CAN'T TAKE PLACE THE EVENING / NIGHT BEFORE THE CHECK OUT DATE. Don't worry in case of an event, the caterer will use a specific place of the castle which will be set as a kitchen. They will not use the kitchen of your private area, which will remain for all the stay longer only at private disposal of your group of family / friends who stay at the castle! THE CASTLE IS IDEAL ALSO FOR NORMAL FAMILY VACATION, GROUP OF FRIENDS OR YOGA RETREATS. YOUR PRIVATE SPACE AT THE CASTLE: It consists in 1 main big structure and 2 dependances: 1) THE MAIN UNIT is on two floors: Ground Floor of the main unit: - A living room with sofas and fireplace that in case of event could be transformed in a open bar area! This room is accessible directly from the courtyard and it is connected also to the rear terrace, very close to the Limonaia unit entrance too! a fully equipped kitchen with a big electric oven, large fridge and freezer, ice machine, american coffee maker, toaster, espresso coffee maker, microwave, dishwasher, sink, cooking plate with 4 gas hobs and extractor hood. All the stoves, plates, glasses, cups, cutleries and all stuff for a group of 10 people. - a dining area with air condition. Just in front of the dining area big window-doors at your disposal a table for 10 guests with chairs and sun umbrellas. Ideal place for your alfresco dinners with breathtaking view! - a complete bathroom with shower, WC, bidet and washbasin - a super big Hall with large windows and a majestic door that faces directly the ground of the castle. (This room usually is empty and it is ideal in case of wedding or events). - An ancient library, located just next to the big hall, and a Restroom area with two WC cabins and two washbasin (To use when there are weddings for your guests attending the event). On the 1st FLOOR of the main unit you'll find: - 2 very spacious double bedrooms, both with queen size bed and air condition (one of these two rooms it has also a big walk-in wardrobe). - 1 twin room with two single beds (90 X 200 cm each one) - 2 bathrooms (both with shower, WC, bidet and washbasin) - 1 very large livingroom with a big sofa, a fireplace and many windows. From this livingroom you have access to the big terrace overlooking the courtyard of the castle and to another balcony which is like a real veranda with panoramic view above the rear terrace and so above our vineyards and countryside! - Another smaller living area also 2) THE TOWER (dependance): It's an amazing double bedroom with independent entrance directly from the pool area by a very small private open patio. The tower is on two levels: On the ground floor a French bed 140X190, Air Conditioning, Wifi. The steps in the tower bring you to the upstair level where there is a cozy bathroom with WC, washbowl, Shower! And a small wardrobe area. Sleep here is an experience. The tower is very bright (Obviously you can close the wooden shutters at all windows). 3) THE LIMONAIA (dependence): accessible directly by the rear terrace of the Castle (same level of the courtyard and the main ground of the property, always inside of the walls). The Limonaia consists of one Double room with queen size bed, a small kitchenette, Air Conditioning, WiFi (in all the property), one Bathroom with shower, Wc, bidet and washbasin. NOTE: You have to consider that the most of the time you will have al fresco dinners or lunch and breakfast. So under the veranda of the courtyard and also in the rear terrace (near your main kitchen and dining area) you'll find table, chairs and two big red sun umbrellas to enjoy your time all together and a breathtaking view!! So all items for 10 people. In case of a event or wedding the caterer doesn't have to use your own kitchen, but another specific area of the castle accessible from the courtyard and at disposal of the catering staff. Also they will think to bring to the castle in advance the chairs, tables and so on that you will need for the event, which are others kinds of stuff. IN ADDITION, THE OTHERS SPACES OF THE CASTLE THEY ARE: - The CHURCH is accessible directly by the courtyard and from the area in front of the drawbridge path! - My private apartment (Where I Live with my partner Simone). We enter by a different entrance door located in the courtyard of the castle, opposit side of the courtyard, respect to your entrance. Inside the two units (our and yours) are not connected, no worries. We'll be glad to assist you for anything you may need in total respect of your privacy! IN CASE OF WEDDINGS OR EVENTS AT THE CASTLE (Please read House Rules Section to see terms and conditions): We can help you to find wedding planners, caterer, florist, make up, hair stylists and so on! Price in case of weddings or big events at the castle, not include the location fee of 500 Euro (For wedding of maximum 30 people), or 800 Euro (for weddings between 30 and 70 people) payable on site directly. Maximum guests for the event is 70 (including the 10 people sleeping at the villa). IMPORTANT: THE EVENT OR WEDDING CAN'T TAKE PLACE THE EVENING / NIGHT BEFORE THE CHECK OUT DATE. Music stops at midnight outdoor, inside you can continue for additional 45 minutes, and by 1 am all guests who not sleep at the castle they must have left the castle. They will have to return to their accommodations by their cars or by driver services that you arranged for them large in advance. Not possible leaving the castle at night just walking. The castle is also a farm. In the surrounding area we have vineyards and olive groves. Guest access Guests have access to all the areas of the castle except to my own apartment. Sometime they could meet me at the pool or in the courtyard which is from where I access to my apartment too, but opposite side from the guests ones. However I'm very happy to help and assist you in case you'll need. Also I will be glad to give you maps and tips about the area! I will respect your privacy! IN CASE OF WEDDING THERE ARE ADDITIONAL CONDITIONS AND RULES THAT YOU HAVE TO READ AND BE AWARE OF THEM Other things to note HOUSE RULES: - It is PROHIBITED to smoke in the indoor areas of the Castle - Price not include Tourist Tax: 2,00 Euro per person per night for the first 5 nights of a stay (Children under 12 yo free of charges). - Always IN CASE OF WEDDINGS OR EVENTS AT THE CASTLE: We can help you to find wedding planners, caters, florist, make up, hair stylist and so on! Also in case of events we will ask a Deposit of 1000 Euro (by credit card hold also is possible) just as guarantee in case of significant damages. We will give you back this money (Or cancel the block on your card) during check out procedures, after checking. Important, in case of events with more then 30 people you have to ask for a wedding planner. Events bigger then 30 people with no coordinator on site they are not allowed.
