This home is without a doubt, one of the nicest beachfront rentals in the city of Newport Beach. The space This home is beautifully remodeled and equipped with everything you need to enjoy your beach vacation. The lower level has direct access to the oceanfront patio equipped with a 6 seat patio table for family dinners and an outdoor sofa/patio lounge with a propane fire pit for the cool afternoons spent enjoying one of our many beautiful California Sunset. (Please note: Our patio is a private (not shared) space however, the upper tenant does have the ability to access the beach through the common walkway) Bedroom Configuration: A Unit (Lower) Master Bedroom 1- California King + ensuite A Unit (Lower) Bedroom 2- Queen A Unit (Lower) Bedroom 3 - Bunk Bed + Trundle (3 Twins) (Bedrooms 2 & 3 share the hallway bathroom while the Master Bedroom has an ensuite bath with access to the in-home laundry) THIS PROPERTY IS A DUPLEX. THE UPSTAIRS UNIT IS IDENTICAL TO THE DOWNSTAIRS AND CAN BE RENTED TOGETHER. Guest access Guests can access RIGHT Garage as well as the Downstairs oceanfront unit. Please inquire to rent the whole building. This advertisement is for 1 unit on the lower level. There is another unit on the second floor of the building. Stairs/Accessibility Home has stairs. 1/2 staircase (6 stairs) leading from the living room to the bedrooms in each apt. Air-Conditioning This property includes air conditioning. The thermostat should be set no lower than 74 degrees and turned off when the home is vacant. Please be aware that we cannot guarantee the home will cool to a specific temperature in all bedrooms and spaces Parking Details (2) Designated parking spots are provided. (1) Garage Spot and (1) covered carport spot behind the garage parked in tandem . Height 6 feet (72 inches) width 7 feet X 9 inches) (93 Inches) Compact and mid size vehicles recommended. At this location height can be an issue. Large/Tall vehicles will need to park on the street. Laundry A private washer and dryer are conveniently located inside the unit for your use. Please request at least 48 hours prior to your stay, subject to availability. Noise/Construction disclaimer Our home is located in an active beach community. As is common in these areas, noise from construction, municipal services, beachgoers, vehicle and air traffic, adjacent homes, and nearby commercial or residential spaces may occur. Noise outside of our control will not constitute a refund or rental cancellation. Quiet Hours Notice Per City of Newport Beach “Good Neighbor Policy” Quiet Hours are Strictly Enforced between the hours of 10:00 PM to 7:00 AM. No patio noise is permitted between these hours. Please see house rules for more city noise requirements. Pet Policy This property does not allow pets of any kind but will accommodate service animals. If a pet is brought to the property without notification, a charge of $499 plus tax and applicable fees will be charged to your reservation. -In the winter season, coastal sand remediation projects often take place on the beach adjacent to the property.
