11 Southcot Place is an absolute gem providing luxury self catering accommodation within a Georgian Terrace in the heart of Bath. Have a peaceful & relaxing stay and enjoy all that the city has to offer within easy walking distance. With close proximity to Bath Spa station, shops, restaurants, cafes and local attractions this is the perfect place to stay and make your base. The accommodation is a Grade II Listed Georgian maisonette situated on a very quiet street but less than 3 minutes walk from Bath Spa station and Bath city centre shops, restaurants and cafes. The apartment has been refurbished to a very high standard and offers spacious accommodation arranged over 2 floors covering a very spacious 90m2. The property offers two generous bedrooms; the first has a kingsize bed and the second is super flexible in nature with a kingsize bed together with an unobtrusive single bed. There is a large period lounge with two large sofas and a large HDTV. A separate fully fitted kitchen/ dining area has all the modern appliances you need so you can dine with gorgeous views over the garden and Bath. There is a modern shower-room with a power shower and under floor heating, plus there is an additional cloakroom with WC. You will find the apartment well laid out and warm with everything available to make this a memorable stay. We provide luxury cotton bed linen and fluffy white towels during your stay. 11 Southcot Place is the perfect place to start your self catering break in Bath. The space The city view apartment is arranged over the first and second floor of 11 Southcot Place. Access via the front door of the property leads to the communal hallway. From here the apartment has its own private entrance. The first floor living area provides an extremely comfortable and welcoming space for 4 to 5 people with large sofas. Entertainment is provided by a 50" UHD Smart TV. A mesh network has been installed to ensure maximum possible wifi bandwidth throughout the property, provided free of charge. For meal times the Kitchen/Dining Area has views overlooking the rear garden and out towards Bath city centre and the nearby Bathwick Hill, a popular spot for walkers. The Kitchen is fully equipped with induction hob, electric oven, dishwasher, fridge-freezer, microwave oven, extractor fan, toaster and kettle. On the mezzanine between the 2 floors there is a modern bathroom with large walk in shower and powerful shower, with wash basin and WC. Between the stairwell entrance and the first floor there is a convenient utility room with a second WC. The utility also houses an iron and ironing board, and travel cot for guest use. As part of its refurbishment, underfloor heating was fitted to the bathroom and efficient radiators everywhere else. There are fully automatic heating circuits that ensure the two floors are warm and toasty when required but not oppressively so overnight. The Top Floor has two large double bedrooms. The bedrooms have high quality, extremely comfortable Vi-Spring beds with crisp white cotton bedding. All rooms have a minimalist feel and are finished with hand-made linen curtains and /or roman blinds. There is plenty of storage space with a chest of drawers and a hanging rail to each bedroom. A hairdryer is also provided for your use. Bedroom 1 - Kingsize bed and Single bed Bedroom 2 - Kingsize bed Whilst this is a great space, the staircases (without stairgates and with wide gaps between stanchions), could present particular challenges to those with mobility problems and potentially for families with small children. Guest access Guest Access Whilst this is a great space, the property is over 200 years old and the walls, floors and ceilings reflect this with many being uneven; we think this adds to the character and charm of the place as you really appreciate its age. There are 2 indoor staircases to each apartment and stepped access to the garden. None of the bedrooms are located on the ground floor. This could present particular challenges to those with mobility problems and potentially for families with very small children. Please feel free to contact us to clarify any potential issues beforehand. Garden Access The Garden Apartment has sole use of the rear garden. We have tried to create a Mediterranean feel as to us it feels like an Italian roof terrace (clearly only when the sun is shining!). It is a wonderful spot for breakfast or morning coffee as it catches the morning sun beautifully. Please note that the walls present minimal edge protection against a significant fall. Consequently guests must take care when in the garden. Please do not lean over or sit on the walls and ensure that children are suitably supervised at all times. Please note that guests use the rear garden at their own risk. Other things to note No.11 Southcot Place consists of two self-contained, two-bedroomed duplex apartments in the same building. The upper apartment is called City View and the lower is the Garden Apartment. The property is run by MiPAD BATH.
