The Stables with walled garden near the Pantiles

The accommodation is perfect if you want to be centrally based in Tunbridge Wells for visiting friends and family. Whilst small and cosy, it is detached, fully self-contained and has the advantage of having a pretty and secluded, south facing, private courtyard for relaxing and alfresco eating. It is excellent accommodation if you are attending a wedding in the area e.g. at The Spa Hotel, Salomons, Warwick Hotel or The Beacon. Longer stays are welcome at discounted rates. The space The historic town of Tunbridge Wells is situated on the outskirts of Kent near the borders of East Sussex. The surrounding countryside is full of exciting and picturesque places to visit. The Stables was renovated only recently. Whilst retaining all of its original features, this detached property boasts beams and stone walls, it has a contemporary but also cosy atmosphere. Quality materials have been used throughout such as: solid oak doors with pewter door fittings, oak flooring downstairs and hand-painted kitchen units. Thick carpet is laid throughout the lounge and upstairs. KITCHEN: The kitchen is fully equipped with Bosch microwave/conventional oven with electric grill, three ringed gas hobs, SMEG toaster and kettle, fridge with small freezer compartment, Bosch dish washer, Bosch extractor fan and a range of pots and pans should you wish to cook. Tea, coffee and chocolate, jams and condiments are freely available in the cupboards. UTILITIES: In the small utility room by the back door, there is an iron, ironing board and a Miele washing machine (please use with care!). A hairdryer is also provided under the chest of drawers in the master bedroom. TOWELS: One set of towels per person is provided for stays of one week and less. Two sets are provided for stays of over one week. I would really prefer towels not to be washed. However, please note that most of my linen is from The White Company and is actually white, so should the necessity arise, please ONLY wash with white items to avoid discolouration. Thank you. BED LINEN: all bed linen is The White Company Egyptian Cotton. One set of linen will be provided (on the beds) for stays of two weeks or less. For stays of over two weeks fresh laundered linen is provided free of charge every two weeks. However, should you wish this to be more often, there is an additional charge of £25 per set per bed. Upon request bed linen for the travel cot can be provided. Please note that this is at guests' own risk. PLEASE NOTE: I would kindly request that guests do NOT wash bed linen as these are specially laundered. MEDIA: There is a smart television in the lounge with Netflix and full wifi is included. If using Netflix, please use “Guest” account (frog icon). There is also a sound system on the bottom shelf of the sideboard. This Megaboom system connects using Bluetooth. DINING AREA/OFFICE SPACE: There is a dining table in the kitchen area which can seat up to 4 guests. The table can also be used as an office space - extra extension leads can be provided for PC/laptop connection. Please just ask! BEDROOM SPACE: The accommodation can sleep up to 4-5 guests. This is arranged as follows: - Master bedroom - kingsize bed x2 guests - Second bedroom - single sofa bed (a travel cot is available for infants up to x2 years) - Lounge - double sofa bed x2 guests The second bedroom is small so is more suitable for single occupancy. Should you wish to use the sofa bed, advance notice is required and an additional charge of £25.00 pp per night is applied. CLEANING: I charge a small contribution towards cleaning upon vacating the property. We are extremely conscientious with deep cleansing at all times for every guest. Should you wish to have additional cleaning or towels and linen during your stay, this can be arranged at an extra cost. CHILDREN: Whilst I'm happy to host children, I must stress my house is NOT baby proof. Guest access Guests have full access to the entire property. As this is my own home, please be mindful that some of my personal things are in situ. Of course, space is available for guests' clothes and belongings. Please keep the garden gate shut at all times as this serves as extra security for the property. if I do not give you the keys to the property personally at check-in, you can find them in a secure key safe on the outside wall of the courtyard garden (behind hanging basket) . PARKING: The property is situated in a narrow, single lane cobbled street, so no parking is available in front of the property. There are numerous paying car parks around the area and free parking at the far end of Warwick Park. More details can be found under "Location - Getting Around" or on the Tunbridge Wells Council website. PARTIES: As the The Stables is small and in close proximity to neighbouring properties, PLEASE DO NOT invite parties of guests either inside the property itself or the courtyard garden. Thank you!! Other things to note CANCELLATION: Strict - Guests get a full refund if they cancel within 48 hours of booking and at least 14 days before check-in. PARKING: Frog Lane is a narrow cobbled street on a hill, so there is no parking outside the property. There are, however, paying carparks within walking distance and free parking about 7-9 minutes walk away. Full details can be sent after booking. COURTYARD GARDEN: I have a lovely courtyard garden facing south. During dry spells, I would ask you to please water the plants at the end of the day so that the garden continues to bloom. It only takes 10 minutes, which is not long for the amount of pleasure it gives! I can show you how to do it upon check-in. If you can't, I can ask a neighbour to do it. Your privacy won't be disturbed as the hose is on the outside/street side of the property. SMOKING: There is a strict policy of "no smoking" inside the property or in the courtyard garden. CHILD PROOF: The Stables is not really suitable for children as it has an open staircase, there are no baby locks on the cooker, cupboards in the kitchen or bathroom, or any electrical plug protectors. In the event that guests do have infants, this will be at the parents' own risk. CHILD BEDDING: Whilst my house is not officially child proof, upon request I do have a travel cot for small children (up to 2 years). It is used at the guests' own risk and I cannot accept any responsibility for their safety. STAIR GATE: A stair gate is available upon request for guests to use at their own risk. However, I accept no responsibility whatsoever for any failure of the gate through guest misuse or any manufacturing defects. GUIDES: There is a guide to The Stables on the dining table. It has a picture of the house on the front and gives instructions on where things are and how to use certain appliances. SANITISING: There are bacterial disinfectants, paper towels, microfibre clothes, bacterial wipes and hand sanitisers available for use by guests. Please DO NOT remove from these from property. WELCOME PACK: A welcome gift is given to all guests.
