There is a $25 per-person, per-night, charge beyond 8 Guests (This gets calculated by Airbnb at-booking) Private Development (Great Brook Preserve) with Mahoosuc Range view from driveway and deck/s Great Brook What makes Great Brook Preserve a truly unique and nature friendly property is the rare move to put conservation and the environment before development. Less than ten percent of the property - or only 6% of the original 8,700 acres of land - will be utilized for private development uses, the overwhelming majority of the land will be preserved in perpetuity for both private and public use. Each homesite at Great Brook Preserve directly borders hundreds of acres of unspoiled conservation land. Owners have direct access to miles of hiking, snowmobiling, and cross-country ski trails just out their back door. The remaining acreage has been donated to the Western Maine Mountains Foundation land trust for permanent preservation. Great Brook Preserve is purpose-built for year-round outdoor enthusiasts and places a high value on saving the forests and mountain landscape that make the region so special. Trails directly from the preserved land meander through the woods to the nearby Grafton Loop Trail, which connects to the Appalachian Trail. Swimming: Howard Pond, Frenchman's Hole, Deep Hole, Step Falls and more... Mollyokett Days, Bethel BrewFest etc.. Winter: Sunday River Winter Sports/Skiing/Snowboarding, XCountry Skiing
